Property Ratings at 109 TOWER
The worst decision I’ve made in my life is signing a lease here. AVOID THIS PLACE AT ALL COSTS! Management sucks, hallways have no AC & are stinky, elevators always broken. Fire alarm goes off randomly in the building. Employees entering the apartments without knocking. Maintenance requests are never solved. People who signed later than me got a bigger discount than me.

I would highly recommend the 109 Tower off-campus student housing. When transferring two years ago I lived on campus for one semester and never went back. I looked into 109 Tower and loved everything about it. The staff welcomes me in with open arms from the beginning. I have lived here now for two years and have nothing but positive feedback to give. The building is absolutely beautiful. The newly renovated gym is magnificent, open 24/7 for all residents. The pool deck located up on the second floor is beautiful. The staff have several events throughout the month and encourage everyone to come out and have fun. A huge positive what I like about the 109 Tower is if anything breaks they have a wonderful maintenance team that comes to repair it as soon as possible and always makes sure that your living environment is good. The staff in the office is great and has always help me out with the questions or concerns I have had. I would like to say thank you to the 109 Tower staff for everything and once again future residents I highly recommend 109 Tower.
my roommates and i had a cockroach problem when we moved in. We filed for pest control in August - September of 2018 (when i first moved in). They never came so we did it ourselves and got rid of the cockroaches. as the request was filled in aug-sept. of 2018...they finally came today with pest control JUNE 13TH, 2019.... the people in the office are worst with such attitudes. avoid this place at all costs.. save your money and yourself from living here. THIS PLACE DOES NOT DESERVE TO EVEN HAVE ONE STAR..
HORRIBLE. There is a $30 lock out fee just to open the door to the apartment. This buildings management is out to squeeze every dollar and still does nothing to clean up the building with their 2 real maintenance workers. When I complained they left me a letter that I was the disgusting one. How unprofessional to blame others. Shame.
I DO NOT recommend living in 109 Tower. I have lived here for almost 2 years, and the past year has been nothing but negative experiences with management. The staff is extremely disorganized, rude, and clueless. I was charged an electrical overage because they had neglected to pay the previous month’s bill. When this mistake was pointed out, the man in the office was sarcastic and rude towards me and did not even offer an apology. IF YOU GET AN ELECTRICAL OVERAGE, REQUEST TO SEE THE ACTUAL BILL BEFORE YOU PAY IT! My WiFi was shut off twice because the office claims they have no proof of my renters insurance when I have shown it to them 3 times. They shut it off at night so there’s no one available to speak to about it until the next day. No one answers the after-hours CA phone number. My roommates and I were charged $100 each for having a cat in the apartment. We do not and have never had a cat in the apartment. There was a fire in the apartment across from mine in the middle of the night last year. We couldn’t get into the apartment building to return or to access personal items. FIU offered a free meal, but 109 Tower did not offer any lodging assistance during this time so we were essentially homeless. 109 Tower even sent us a reminder that the rent was due. For a building that’s only a couple years old, it has a lot of issues. Our air conditioner stopped working for days, the washing machine makes banging loud noises, plumbing makes weird noises, etc. Trash piles up over the weekend, elevators are out of service and slow, fire alarms go off frequently, and paint is peeling. The cable is shoddy at best. I frequently get a message that there is a “weak signal.” The hallways smell like weed and trash. Walls are paper thin. You can hear a pin drop in the living room from your bedroom. I wouldn’t even call it a wall; it’s more like a layer of drywall. There is security at night that is constantly asking if you live here. Obviously people that don’t live here just lie because there’s no way to verify. There is no security outside or around the building. I’m not sure how this is any sense of “security” or more than an annoyance. There is no parking for the building. Even the 30 min spaces for the building are dwindling as they are reserved for management and other businesses. It takes about 10 minutes just to get to your car.
I'm a law student so I need to be close to school and for the most part 109 Tower does well for me. It is across 8th street from FIU yet is lacking in convenience (read no on site parking). The rent may seem high but considering my position as a law student it is decent when you take in the location of the place. Other than that the view is great, my roommates are quiet and mature (read, they are graduate students). All in all, if you are a busy student like me, 109 Tower can give you what you want, minus the parking.
