Property Ratings at 10th Street Palms Apartments
I lived there for 1 year and I couldn’t wait to move out after just 1 week. First, the guy who showed us the apartment told us we could use the outside area as our patio, but when we put some furniture there we were told that wasn’t our patio and we had to move the furniture. There is no privacy whatsoever. There is the one room they are renting as an AirBnB that gets booked all the time. We had new “neighbors” at least once a week (the guy who showed us the place will tell you they BARELY use it, all lies). The laundry room is a disaster. There are 3 washers but only 1 of them works OK (one washer leaks so much water the floor gets flooded every time, there is another washer that doesn’t drain properly so your clothes come out dripping water). There are also 3 driers, but only 2 dry your clothes, the drier next to the wall will warm up your clothes but you’ll need to run it twice at least). The swimming pool is not always clean, and even if they clean it, people let their dogs swim in it, they drink in the pool and spill their drinks in the water, it’s gross. The apartments LOOK nice, but don’t get fooled. Let’s start with the kitchen: the cabinet doors get loose often, I had to tighten the screws at least once a month or else the doors would fall off. There is not a lot of storage either, you’ll have to either buy a kitchen cart or something like that, or your kitchen will always look messy. The carpets are not properly cleaned before you move in. We had several stains on the main bedroom (that came off when I spot cleaned them). Then there is the bugs: roaches will climb up the drain and keep you company as you shower. The worst may be the AC (or lack thereof). The AC is too small, it doesn’t really cool the place down, it’s loud AF, and it’ll run ALL DAY LONG. We had to buy a portable AC unit to keep our apartment livable. And you won’t like your electricity bill, we ended up paying $300 on July, August, and September each. The owners know of this problem because everybody has said something, but they DON’T CARE. They barely fix anything, all they care about is money, they will also charge you fees for everything. And then there is the school across the street. It’s super loud during the day because the playground faces the apartment complex, and when kids are being dropped off or picked up, it’s a nightmare to even attempt to leave or get in the parking lot. I wouldn’t move here even if you paid me money.
As a tenant that lived here for 5 years (2011-2016), I've watched the massive slide in quality since the new owners came in, put in the initial renovations, and brought optimistic energy into the place 5 years ago. Since then, the place has just fallen apart from a severe lack of management and care. 5 years ago, the owners would be out everyday cleaning up trash, taking care of the place, and making you feel welcome. Now it goes for months without anyone doing anything. Why? Because they've moved on to the nine other places like this that they've acquired. It's an old building that feels like living in a motel, with everyone fighting for a parking place in car port spaces that drop paint flakes on your car when it rains too hard because the structure was painted with the wrong paint. The windows are dirty, paint-ridden, single-pane glass with no or old gasketing, so you basically have just holes in your walls to the outside. The air conditioner, which will be running non-stop in the summer, is extremely loud, so like other reviewers have said, you have to turn your TV up so loud to hear it. The electric bill in the summer can easily be $300, but you'll be lucky if the apartment is under 80 degrees inside. Most recently in the last year, the bugs are multiplying, coming in through the sewer piping and up into the 2nd floor apartment kitchen sink and dishwasher, even when the dishwasher is closed. There's nothing like opening your "clean" dishwasher to see dead bugs in the bottom with your "clean" dishes. Communication from management is inconsistent. They don't always ask permission before just entering your apartment, and sometimes you don't even know that they've been there until you find out later. So privacy and security are like a motel too. The bottom line is that it's the owners and management that have made this place a terrible living experience. It could be so much better if they cared more about the place than their pocketbooks. If they focused on regular maintenance and prevention instead of barely fixing problems after the problem has arisen, it could go back to being a gem in a great location like it was.
Just moved here recently and you can tell these apartments were once a motel, and were converted into very, very small apartments. There's no room! The parking lot is hideous, you basically walk-out your door to find a car right in front of your face. They have NO PATIOS! They literally look and feel like a motel. There's no washer/dryer in the unit. When the neighbors walk the hallway upstairs you can hear every single step-very loud. The A/C IS THE WORST!!!! It is old and when turned on it is sooooo loud you can't even hear your TV..... you have to raise your TV FULL BLAST just to be able to hear it, plus that A/C has to be on ALL DAY to even chill the place, because it tends to get very hot. The kitchen is very, very, small. There's a school in front of the apartments and during the school year, you'll be lucky if you can get out of ALL that traffic. I personally don't recommend it.
I can't begin to describe how bad this apartment is. Don't be sold on the kitchen. (Which is extremely nice). The apartment building is old. Each step you take is followed by a creeky sound. I tip toe around just to be nice to the guy downstairs. When I moved in the carpet was dirty and although the guy that showed me the apartment said that it would be cleaned prior to me moving in(I moved in 1 month after they showed it to me) it wasn't. Or at least you couldn't tell that it was clean due to the stains in it. The apartments refused to clean it after the papers were sign. I didn't check before because I expected it to be clean. That's just the beginning tho. There was also a hole in the carpet. On top of this the ac barely blows out any air. If you stand 1 feet away from the vent you won't feel any air. It doesn't stop there. The ac unit is extremely load so if your watching tv you have to turn up the volume just to hear. But there's a problem. If you turn up the TV you get a knock from your downstairs neighbor complaining that it's to loud. Which it really isn't because if you stand just outside the apartment you can't even hear it. There's more but you get the point. DONT MOVE HERE UNLESS. SMH I wish my lease was up already and I haven't been here for a month.
