Northwest Austin includes the region north of Tarrytown to just south of Cedar Park, extending from the Mopac Expressway eastward to Lake Travis. Much of the area on the west side is consumed by park space – St. Edward’s Park, Bull Creek District Park, Emma Long Metropolitan Park, and others weave together to form a vast wooded area next to the lake. These parks offer hiking trails to small waterfalls, swimming, and boating opportunities.

I fell for the beautiful views this apartment has to offer. What a mistake. For 3 years, my experience only got progressively worse. I dealt with one of the rudest and most unresponsive property mgmt. teams ever, bugs, leaks, mold as a result of leaks, charges for amenities that weren't available half the time... Cars were constantly getting broken into and packages were constantly getting stolen. To give you an example of what it's like living here, I submitted 6 service requests in the past 9 months for leaks coming through the ceiling in my bathroom and the issue was still not fixed when I moved out this month (I have this all documented). The previous tenant in my unit contacted me after getting sick due to exposure to mold that they believe was in the apartment. I recently had an environmental professional come in to conduct a test and confirmed there are harmful types of mold in the unit (also documented). Since moving out, I received a list of arbitrary charges for damage that was never identified or documented during our final walkthrough with the property manager. Oh yeah, they showed up to the final walkthrough 45-minutes late and never seemed to intend on actually coming when we called them to see if they were still coming. I'm not really sure where Amber and the rest of the property mgmt. team get off treating people the way they do. They give you the worst attitude every time you bring any issue to them and are only kind when they're in front of prospective tenants. This place is a scam full of literal and figurative scum. I beg you, don't give them a penny. Living in Satan's inferno would be better than this place. Don't believe me? Check out some of the horror stories on yelp. Can't wait to see if I get a canned response like some of the other reviews I've seen.

I called to ask two questions - when renovations were completed and if there was carpet in bedrooms because I have severe allergies. I was trying to ask my question and the leasing agent interrupted me mid-sentence demanding to know who she was talking to. I was shocked and didn't know what to say (yes I could have said my name but she was so rude). I mumbled, "I wanted to know about flooring but nevermind..." and as I was still talking she hung up on me. One minute later I get a phone call from someone different saying they had a missed call from my number (hmm). She was much nicer, I asked my question but it left me almost in tears.

Living in this apartment complex has been a terrible experience. While the view is nice, it's the only positive aspect of living here. Packages are frequently lost or stolen, and the gate was not fixed until recently. The grounds are never maintained and there's dog poop everywhere. Maintenance requests take an unreasonable amount of time to be addressed. To make matters worse, vehicles are broken into or vandalized nearly every other day. I myself fell victim to this when I discovered that my car had been vandalized with slashed tires while it was parked in the designated parking area. Despite immediately reporting the incident and requesting assistance, the management showed no concern whatsoever. It's important for others to know that there may be people roaming the complex at night checking for unlocked cars. I finally moved out of this poorly managed property and was able to receive my security deposit refund. However, the management also sent me a 1099 tax form indicating that I have to pay the tax for the refund, which is incorrect. Despite my efforts to contact them since February, the management has not taken any action to address the situation and has only told me to wait. The lack of concern and support from the management has caused me significant stress and inconvenience. I recommend others to read more views before living in this apartment complex and be aware of the numerous issues that come with it.

The view is the only positive thing you will get out of living here. Apparently there was a management change and the problem hasn’t changed. Lack of communication, promises to reach out and provide service with no actual action, broken appliances they refuse to address even after putting in work orders, and horrible bug infestations even with exterminator services.
Worst apartment you can live in. package lost left and right while taking fee of 20dollars, gate was never fixed until recently. Car break in every other day. Doggy bags are never refilled and we have to pay pet rents. Dog poop everywhere and never maintained. maintenance never comes in reasonable time. Not recommended.

Terrible. Hidden fees, security gate that hasn’t worked a single day which has led to at least 1X/week cars are getting broken into. You’ll pay fun fees. For example, on my latest bill there was 3 trash fees and my favorite - the “package fee.” There is no package center and the front office doesn’t take our packages so why am I paying an extra $20 for Amazon/ups to drop it off at my door? That’s if it’s delivered correctly which is rarely is and you have to hunt down your packages and hope they weren’t already stolen. They will sell you on all the great things “on the way” — don’t fall for it! You can get so much more for your money somewhere else. No dog park, no real amenities, no security, and about all you’ll get is a nice view. The new management company isn’t any good either. If you want more value for your money, go elsewhere.
I truly loved the actual apartment we lived in. It was a beautiful location and I loved having a big bathroom and large closet for my things. This past year has been hard on us all, especially with the ice storm and for a short period of time, due to the hiring of new management, I was hopeful for an improvement in how things were handled at the complex. To keep things professional and transparent: the front gate does not lock/close, package room and car break-ins, it is difficult to get ahold of management on the phone, promises are made to you that are not kept, emails are rarely answered, and maintenance is very, VERY, nice but untimely and inaccurate. Most of the management is extremely nice and professional, like Kirby (I apologize if that is spelled incorrectly) as well as others that work in the front office. She made moving out as smooth as possible after we reached out to other staff, I will not mention specific names, and never got a reply from them. She was very helpful and professional. After the ice storm, there was mold in our apartment which we had to contact maintenance repeatedly about getting removed. When it was removed, large holes (6 feet in length) in the wall remained for 4+ months and were there until we moved out. Other mold in the apartment was documented on our part but we received a written statement from maintenance that it wasn't mold, it was dirt under the sink. It was never removed or addressed again. Our garage door was broken for months and was finally fixed, then broke again. We were told that it would be fixed within the next week, which it wasn't, and we had to call the front office multiple times in order to be proactive and fast-track it being fixed. I write this review to provide some feedback in hopes that management can take notes and improve upon professionalism and accuracy in communication with their future residents. If I had known what it would be like a year ago, I wouldn't have signed. I thoroughly enjoyed my neighbors and it was a beautiful location, but it was all-in-all a very stressful place to live.

The only star I'm giving is because of the location and the view from outside. This is easily the worst experience I've had in an apartment community in all these years in Austin. STAY AWAY from this property. 1. The staff is incompetent and incapable of getting anything done. The older management was bad and the newer management is just as bad. They just know how to keep making false promises, manage their social media game to get brownie points from residents and blame anything wrong to the older management and the winter storm. 2. The entrance gate to this 'gated' community was dysfunctional for several months and it took ages to repair. Note that this community has had a history of mailroom, package room and car break-ins. 3. The package room is still not available. The management keeps talking of a wonderful solution, but has taken many months to provide a solution. On top of that, they charge a separate fee every month for package service. 4. The gym maintenance is non existent. You will rarely find napkins and wipes in the gym. Nor is it clean or sanitized. On any evening, you fill find dry leaves and dust inside. The pool was unavailable all of last summer, and will most likely be unavailable all summer this year. 5. Don't get fooled by the referral bonus they promise. You will never get it, even if you beg for it. In summary, I will STRONGLY advise to stay away from this community. Or else, all you will ever hear from the office is "we will get back to you" for every concern you raise.

While recently they have hired a new manager (maybe a week and a half ago) who knows how long she will be there. They go through staff almost weekly it feels like. They use the lack of staff as an excuse to not do their jobs and they will not take responsibilities for their actions. With the constant turnover, knows what’s going on. You can call them to try and get things fixed and in return, it’s just broken promises. I felt like I had to say something because the lack of reviews on this site seem like a misrepresentation. You can tell by our private community page that most people here hate management as well. My friends like the area and constantly ask me if it’s worth it to move here and I would never allow them to make the mistake that I did. I regret my decision daily. I can’t wait to move so I can post my detailed experience with this place. If I gave the detailed post, management would KNOW that I posted this. Just beware and I’ll be posting my full experience everywhere the second my lease is up, I would never renew at this awful apartment complex.

We moved in over 2 years ago and just recently moved out. Poorly managed complex, though they are trying to make some effort to Improve. Building 26 is the worst as you hear everything outside your apartment. Management needs to communicate better with tenants

So we’ve been here for 2 years now. When we first moved in it was AMAZING, everything was always working, the staff was always receptive, the leasing managers really loved their jobs and you could tell. Not too long ago the property was taken over by Weller Management and EVERYTHING started to go down hill, the pool was closed for months when they first transferred, they had the phone lines turned off and still do so even if you need something you can’t get transferred to the leasing office 1/2 the time, they work with no sense of urgency. It’s like pulling teeth to try and get the maintenance guys to come out and fix anything. They focus a lot on bringing food trucks and social events to the property but have no customer service and it’s like talking to a wall. At this point i’d think that the bumps of switching management companies should be over but it isn’t so I 1000% don’t recommend moving in here, you pay WAY too much for this service.

Don’t be fooled by pictures and beautiful scenary. Customer service is poor . Maintenance is poor . Poorly managed. High turn over.
It's move in day!! Ahh I'm so excited! These views are gorgeous and can't wait to have game night soon with friends! I am loving my apartment so far and the office has been very welcoming & helpful as moving can be quite stressful. I love the package room and can't wait to take advantage of the pool & fitness center! 10X Living at Grandview definitely has its #Grandviews! The location is perfect and very convenient to local restaurants, shopping and most importantly the lake! I am looking forward to my next adventure at 10X!
This place stinks. Build quality is poor for the cost. Management is terrible. Parking is also the worst. I mean seriously, GOOD LUCK not having to walk a football field to where ever your apartment is if you park at night. I will not be re-signing a lease or recommending this place to any friends.
Gables Grandview is a nice place. The complex is basically along the ridge on top of a hill. So chances are you'll get a nice view. Maintenance staff are always friendly and reliable. Office staff are very accommodating. The pool is great but could get crowded since there's only one. Which also means it's a bit of a trek to the pool if you live near one end of the complex. If you live at the bottom of th the hill you're better off driving to the office since the hill can be quite steep but mostly because there's no sidewalk. There's also no dog park so no off leash fun for your pets. Definitely consider getting a covered parking spot since open parking can be quite hard to find if you get home at night. We didn't find out about the lack of parking spaces till we moved in. Also, just a minor issue, your address will be VERY long. You'll find that it won't fit when filling out certain forms. Overall a great place to live and short drive from Mopac, 183, Arboretum, Domain, and Four Corners.
