Property Ratings at 10X Naples
Please don’t rent here. The units do not look like the website, the grounds have barely any grass and if so, it’s filled with pet waste. There is no security for the speeding vehicles that drive in complex. Hallways are filthy and pool/pool area is poorly maintained. Management takes no accountability for what poor condition this property is in.
As soon as I walked into the office, the ladies there were very welcoming and accommodating to anything I needed.
They do not clean the place, smell like poop as soon as you walk in the community, pool hasn’t been working for 3 weeks, when something is broken it takes about 6-12 months to get it fixed. THIS PLACE IS A STEAL.
The property is a filthy dirty mess. The comon areas never cleaned. The pool area dirty and grill do not work and when they did, never cleaned. There are rats in attic and cockroached in aprtments even thought they charge an exderminator fee. Property management makes excuses and never does anything. Do not beleive 4 and 5 stars reviews, these are done by the office staff, I know this for a fact!
10xLiving Naples took over the apartment complex roughly one year ago: 1. My renewed lease was 4 days shorter than my prior lease meaning that 4 days of rent were stolen from me. 2. The landscaping and cleaning were done ONCE when they took over and never repeated. Their cleaning also resulted in mud being splashed all over the lanai and glass sliding doors, and the residents were responsible financially for that clean-up. 3. The place, garbage collection, and amenities are no better. The pool in the back is filthy and has not been cleaned in MONTHS, but the rent increases. 4. I have to call for DAYS to get through to the management staff. 5. The gates to the complex are constantly broken. My recommendation: DO NOT MOVE HERE.
The community and location are quite OK, but so are many other similar communities in this densely populated area. The problem comes with the service, basic issues that come with a newly rented apartment have taken anywhere from weeks to months to be repaired for everyone I have talked to; the pools seem to invariably be either dirty or closed off, and the back pool spent about half a year looking like a cesspool for everyone who had an apartment overlooking it to admire; our whole building’s water was shut down for two days without forewarning in the middle of a workweek without water being sent to us; as well as a potpourri of other eventualities that seem to come weekly, all of this despite costs increasing at a steady rate for everyone.
What a breath of fresh air this community is. The moment I walked in the door someone smiled and greeted me immediately! I didn't have an appointment, but the lady in the front (despite clearly being busy) made me feel welcome and comfortable while we looked at the amenities and model

Amenities and location are amazing. Biggest apartments for the price I could find! The management is easy to get along with and they are doing a lot of improvements on the property right now!

Wonderful place to live! Emily has been so amazing and professional with helping us through our move.The maintenance staff works very hard to make sure all the maintenance is kept up with and are extremely diligent and timely. The pools and gym are very clean. Location perfectly placed to shopping centers and schools Our neighbors are very nice and the community is peaceful and quiet. Best apartment community in Naples!

Maintenance is great. Frank called the next day and arrived 10 minutes later. Fixed my 3 tier closet doors. Rodolfo replaced my microwave and earlier my disposal. Great view, large dogs allowed, dog park, nice neighbors and great location.

I made the mistake of renting from the great pictures online! Looks NOTHING like the pictures as I took LOTS of pictures while I lived in that dump! Tennis courts are a joke with cracks, holes, and filth! I almost broken my neck when I attempted to use them. The nicest thing on the property was their gym; other than that the apartments were dirty, small and the lanai are filthy and hard to keep clean. They used a dryer hose and called it a drain. NO way is this property a 3.9 rating! I still have those pictures as this place was a one year nightmare! Good luck if you move there!

I have lived here for over 3 years. The new owners have ruined the place in a matter of months. It is very unsafe. A main parking lot light has been out for over 3 months and I have asked about it every week for the entire time it has been out. The office says the owners have to approve the capital expense. For a light?!! Are you kidding me. This has resulted in a car being stolen, cars being keyed, a car cover being stolen, a motorcycle being pushed over and a car broken into. The main gates haven’t worked since the new owners took over. Anyone can drive in and out and do anything. There is an abandoned car in the parking lot and an abandoned trailer too. There is also a walkway light out by my building that I have asked the office to change weekly for over a month. I have also asked weekly for many months for the dog stations to be emptied and bags supplied where they have run out. This seems to be a capital expense as well because that is not getting done. I can’t wait until my lease expires so I can move out.

I just received my renewal letter after living here for one year and I'm going to do it. The apartments have been much better since summer. I notice the walkway is more clean and maintenance is always quick to fix my issues. I really like the valet trash and I like that I don't have to worry about pest issues. if you ask my opinion I would say this is a nice apartment complex.
My fiancé and I couldn’t be happier with our new home the community and the staff. Maintenance is awesome and fast. The amenities are well maintained compared to the other communities around here. I’ve noticed that the other communities have not done much about the hurricane damage and Laguna Bay is on top of it! I am happy to call Laguna Bay home.
My apt is or feels like a upscale condo. The renovation that was done prior to moving in, was so well done, I felt like a very valued customer
Outside apartments have lots of dog waste on ground. Spider eggs on screens outside. Screens need to be replaced or repaired. Debris from palm trees are left on ground until lawn service people pick up. Outside security lights in parking area are to dim. Trees are covering lights in parking area making it a little dark in places.
Maintenance came on the day that we requested by 9:15am. Everything went quickly and smoothly and the technician was knowledgeable and friendly.
Extremely expensive for what it is.
I would recommend to others based on quiet community, amenities, service. I enjoy living where I have a fountain view landscape verses a parking lot view.
I feel like overall management and maintenance did an acceptable job. This was a fairly involved project requiring work to be performed by multiple outside contractors. Coordination and execution of this type of work in an occupied residence isn't simple or convenient for anyone involved.
I like all the amenities that they have and the constant work they are doing around the property all the time.

Despite some of the complaints I have, I would recommend Alvista because the interior upgrades are nice and it's in a great location.
Everything with the community was great. The office personnel, there was a bit miscomunication there. Every time i went in the office to talk about something, I was talking with 3 different people and I was getting 3 different answers to my issue. I just didnt know which one is the right one. Besides that, everything was great.
Due to the irregularity of tenants (some renting for short periods)I am sometimes surprised at the frequentcy of new neighbors sharing the entrances and lanai screened in areas. I am never sure who is living next door.
The only reason I would not recommend this apartment community is the fact that management will not replace the carpeting no matter how bad the carpeting is.

I've already got my niece interested in these apartments! These service needs will ultimately be accomplished but this is where we want to live. It is very nice here and we are satisfied with our decision to move here. Just a bit surprised at the lack of attention we are receiving to correct our issues.
This apartments are old and full of roaches bathtubs are full of mold A.C. Keeps breaking down and to top it off there's a lot of drug dealing going on here. I complained so many times to the front office but they don't do anything about it until recently one of the drug dealers got busted by police it was all over the news if you have a family avoid this place don't do it you going to regret moving here just look at the reviews for this place there are bad. I'm glad I moved my family out this horrible place. do your research before you decide to move here.
They show me a nice apartment i was homeless when I went to them after I got the place the apartment was dirty about 4 pounds of Roach eggs inside the cabinets all of them rug was very dirty I went to work all upset how they gave me that apartment but when I got back from work my SISTERS had clean it up but since then they have made me paid them late fed CAUSE I COULDNT find them on line which was 75.00 I did this about 4 times this year I had 3 very big blacks snakes and one got in the apartment I call them to tell them and they told me I had to wait until tomorrow I told them I can't stay here with that SNAKE in there if you put your trash that's in a plastic bag they will charge you 50.00 they keep me under ALOT OF stress and it shouldn't be like that
I have lived at Laguna Bay for almost 2 years now. It is a great community and it is nice to see other pet owners out walking their dogs. Nice and quiet neighborhood back in my section. The back pool has been updated with a new workout facility.
beautiful lake like setting,ducks and all, upgraded units, great staff and maintenance crew,very pet friendly with beautiful dog park, brand new gym, two gorgeous pools, gated property, very quiet,nice neighbors, ten minutes from beaches, restaurants and all the shopping you can do. Transportation right outside or bike it. large units ,oversized screened in lanais. Lived here for 4 years and love it.There is ample parking and very well lit at night,feel very safe walking at all times.They have community activities like outdoor movies,fairs,awards for best looking lanais, for christmas decorations etc. I was very lucky to find this oasis, and plan a long stay
This is by far my favorite apartment. It is close to shopping and many great restaurants, plus zoned to "A" rated schools. My apartment is 2bd, 2ba, split floor plan, with the master featuring a walk in closet and on suite bathroom. The staff is friendly and professional and maintenance is very timely. The apartment complex is gated, has 2 pools, a jacuzzi, a brand new gym and very nicely done barbeque grill area next to the pool, business center and valet trash service. Dogs and cats are allowed.I have lived here 2 years and just signed up for my 3rd year. The beautiful Naples beach is a short 10 minute drive away
