You might expect the "birthplace of speed" to be somewhat noisy, but Ormond Beach leaves that to its more-famous southern neighbor, Daytona Beach. Instead, this quiet, beachfront city offers white-sand beaches, the natural beauty of Tomoka State Park, and a fascinating history.
In 1643, a group of Quakers headed to New England were blown off-course. They ran ashore near Ormond Beach, and decided to settle there. They did okay until 1704, when a group of Timacuans raided the camp and killed the settlers. After that, the area was tossed back and forth between Spain and Britain until 1821, when the US acquired the land from Spain. It was nicknamed the "birthplace of speed" around 1900 -- the packed, smooth sand was ideal for automobile inventors to "test out" their vehicles.
Today, Ormond Beach is a palm-tree-filled, coastal community ideal for those who want lazy days on the beach, swimming, surfing, and beachcombing.

Property Ratings at 10X Ormond Beach
1 year resident. Apartments are very spacious, appliances are always broken, gates are always broken, parking needs to be assigned if you work a second shift good luck finding parking in front of your assigned building. Maintenance does respond fast to a Maintenance request.
This is a great apartment complex! The community is very friendly. It’s also a very safe environment to live at. I’m glad they have many opportunities for the community to get to know each other.
Love it here! Staff is great. The residents are friendly. The landscaping is great. Maintenance is great. Love the fact that the hospital is literally in walking distance.
10x Ormond beach is in a great location. Close to our church, restaurants and shopping. Not too far from the beach. Hospital and doctors offices are very close. The office staff are nice. Maintenance people are nice and very respectful.
There has been three different sets of office staff since I've lived here in two years. I don't think any of them know what they're doing. The maintenance has just now in the past three months hired people who actually fix things correctly.
Great community with some room for improvement. The move in deals are hard to beat. Facilities are all you need - pool, gym and so on. Not very crowded, though, which is great
You can tell they painted over whatever was on the walls & baseboards and didn't clean it. Painted over some outlet covers, dishwasher has some residue in it from the last people.. lots of dust, other then that we love these apartments! Everyone's very friendly, water gets hot fast, 10/10 recommend!
The process of moving in has been quick and easy. The staff is great. In terms of our living space, it is spacious, well maintained and quiet.
The last 2 months have been exciting to finally see some changes. The new management team are finally taking notice of what needs change. New pool furniture, pressure wash, yard clean up, getting new gym equipment. San, Naomi and Nick are doing a fantastic job and are listening to residents. Bravo!!
Loving it. But could use better move in maintenance. It's safe and so far everyone has been very pleasant. Pools clean. Nice place and not to expensive for what you get.

We’ve been here for many years and have loved living here without any stress. All the sudden we have all these extra charges on our account and call the office just to find out they’re making us pay for electric at the pool plus extra trash fees on top of valet trash. It’s just extra random charges out of nowhere to nickel and dime all the tenants and it’s become such a stressor on us. On top of that they are so incredibly anal about the valet trash that they charge you extra fees for leaving your trash can out. Horrible new management and extremely passive aggressive towards us. Sam the manager needs to take a step back and understand that there’s only so much a person can take.
Had a few little issues with my unit itself, however my neighbors have been amazing and the area is extremely quiet. Parking could be better, not enough space for everyone that lives in the building.
The apartment complex is very convenient to our church, hospital and doctors offices, shopping and bowling alley and senior center. Apartment is a nice size.
Compared to the tenements in Queens, this place is a palace. The gate and garbage compactor are frequently being serviced but the food trucks are cool, the staff always nice and the location is great.
The building looks very clean, I like they have security doors and the staff are very friendly. The pool area is good but its need a little bit of love with their furniture .
The apartment itself is beautiful and spacious. The pool area and the neighborhood is nice. The gym is ok, I wouldn't consider it a "fully equipped gym", but it has a few options and it is always nice and clean. We have never had an issue with valet trash and the office staff is always very nice. Overall it has been a good experience.
Very nice apartments especially compared to the price newer apartments are offering. Gym is lacking, but the pool is great. Valet trash service is always on time. The staff is among the best I have ever encountered, very friendly and helpful.

The new management company has significantly increased the rent by $500 per month on average based on the "fair market value". it is old apartment complex and is unfair to compare themselves to the numerous newly constructed apartments in the area. Moreover, the new management company is terrible. I was expecting a better service after they have increased the rent but I was wrong. Unfortunately, now you need to send serval maintenance requests and and calls many times to get things "fixed". The are always short staffed. The HVAC units are very old with numerous break downs as they have probably reached their expiration date long time ago. They do not care if the temperature inside your apartment is so high. You are lucky if one of the maintenance guys shows up in 2 to 3 days. And that another thing to mention, their new maintenance team is clueless with no experience at all. And finally, you must know that you have only one option for internet service which is Spectrum. They have slow speed internet although they claim 1000 mbps which is very laughable. I can not remember how many time I called Spectrum for no signal. Once again it is the old cables and infrastructure in this deteriorating complex. And yes I am in the process of moving out.
I love this apartment. It is such a great place to live. The office staff is so friendly!! Every time I swing by with my puppy they give him treats and love on him. We are not just a rent check to them, they honestly care about their residents and they take the time to get to know everyone. The office has hosted 3 different parties for the residents since I have lived here and they are all so much fun! This place definitely feels like a home.
"The Reserve at Ormond" what a GREAT place to live, I loved living there at The Reserve! from day one the office staff and maintenance men were so friendly & efficient! Always waving, saying Hello with a smile and making you feel welcome! If you are looking for a place you must give them a try! So close to everything....outlets, shopping, interstate, speedway, churches, restaurants...not far from the beach either. The residents there are also friendly and very quiet! you would never know you were living in an apartment complex there is also a nice mix of residence, younger with kids, middle age & elderly... The Reserve takes pride in taking care of the units and the entire grounds from fixing things, landscaping, taking care and up keep of the pool and fitness center. The only reason I left there was that I relocated out of state... Try it you will LOVE it! :)
BF and I have been here for 11 months. We both work so we like it is quiet but the staff changes and depending on our complaint it is ignored. we are told the apts are old. BFs uncle fixed things for us. we also see aggressive breed dogs here and BFs son scared of them. Some people are lazy with trash and dog waste. Our neighbors tell us things were managed better before.

In regards to seeing an aggressive breed dog, we do have breed restrictions in place. However, if the animal is certified as a service/support animal they are equally allowed to reside here. We sincerely value our residents and are always ready to address any concerns that you have. You are more than welcome to come by the office at any time, my door is always open. We’d appreciate the opportunity to make that three-star rating a five-star rating.
Everyone is great, from the front desk staff to the maintenence guys. Very helpful and quick to assist with anything you need. We needed a disability accessible place and they were more than willing to help. The apartment was a very nice 3 bed/2 bath. If you are moving to the area, I would highly recommend them.
I have been a homeowner for more than 30 years and recently decided to downsize and moved into the apartments here at Reserve at Ormond. Moving from a home into this apartment complex was a simple transition, as the Reserve feels more like a home with a community of neighbors than an apartment complex full of strangers. The whole family, most importantly, my grandson, loves coming over to my house. He has made friends here quickly and to be honest, the whole family has really settled in, including the dog, who loves to go to the dog park here on property, and because they have dog waste stations set up throughout the complex, it is simple for you to just grab the dog and run out the door. The community is gated, which gives me an extra sense of security, as I often enjoy a quiet walk in the evening around the ponds and lakes throughout the community. From the gym and community center with a business center to the pool with cabanas and barbecues for weekends with friends and family, every amenity offered here is meant to make you feel more at home. I really thought I would miss owning my home, but since moving here, I realize that home is simply wherever you hang your hat.
Moving from South Carolina, my boyfriend and I were in search of a new place to call home. Even though FL was originally home for us, we really felt a part of the community in the part of SC we moved from. After a few months of searching for the right place we happened to pass The Reserve in Ormond on our way to view another apartment close by. It definitely caught our eye from the start. It is beautiful, shopping and restaurants are close, staff is friendly and accomodating, it just seemed like the perfect fit. After our tour, that pretty much sealed the deal. The staff worked within our quick time frame to get us in which we were very thankful for. We've now been living here for three months and are more than happy with choosing this place to. Call home.

I have resided at Reserve at Ormond Apartments for 8 months. When I was searching for my perfect apartment, I decided upon this apartment for many reasons. It was an easy application process which went very smooth. I was able to fins exactly what I required and more quickly, moved in within a month. I could not have found more of what I was looking for anywhere else for the cost. To me, this is luxury living. It has a large pantry which houses the washer and dryer that are included. The living and dining rooms on first floor have flooring that look like real wood. There are beautiful ceiling fans and light fixtures. Last but not least, the staff and maintenance crew are friendly and efficient. I would recommend this place to anyone wanting to feel safe and proud of where you live.

Moved here from Iowa and rented on line. I was so pleased. This apartment is a dream come true. Spacious, clean, and wonderfully maintained. Hard wood floors and all new appliances...roomy closets, and wonderful bathrooms. Large dining and all amenities, pool, gym, grills, just a nice little slice of paradise. It is the place to be in Ormond Beach!
This is a beautiful complex, lots of trees, ponds, and lots of parking. The buildings are lovely, all newly refurbished with new appliances, lighting, and flooring. The rooms are spacious and intelligently laid out. This is a pet friendly place that even provides doggie bags to make it easier to clean up after your pet.The staff addresses problems right away. The pool and barbecue area is a great place to entertain your friends and family. A large grocery store, post office, and restaurants are 2 minutes away. A HUGE plus when you are trying to save on gas!
This is a very nice apartment with all the necessary items such as, washer and dryer ,garbage disposal, dish washer. As I am getting older so it's nice to have these items in the apartment. Very close to restaurants, post office and grocery store and several other stores to shop. Large courtyard with pool, grills to have family cookouts if you want. Nice lounge chairs. Also we have a workout room or can go walking, sort of a country setting. And the one thing I like very well is this is a gated community so I feel safe here.
