A former light industrial factory with a red terra-cotta facade accented by decorative arches and topped with a dramatic colonnade, the Morgan Lofts condominium stands out from its Garment District neighbors. The 2005 conversion of the 12-story, 66-unit building restored the distinct exterior, while enlisting designer Andres Escobar for the development’s interior. The condo offers a downtown loft aesthetic with the convenience of living in the heart of Manhattan. “It’s a super central location,” says Compass broker Michael J. Franco, who has done business in the building. Franco acknowledges that historically, the area has not ranked as high as neighborhoods further south, but points to the rapid growth of neighboring NoMad (aka North of Madison Square Park) as an indicator of opportunity for buyers. “There’s a lot happening in NoMad, and the area just continues to grow,” he says. He cites a recent sale in the building, at $1,188 per square foot, as evidence of the value homeowners can find in the condo. “That’s pretty cheap for a [New York City] condo.” Homes at the Morgan Lofts include studios to three-bedrooms. Studios up to 547 square feet list for $795,000, and bedrooms as large as 1,130 square feet ask for up to $1.3 million. Two-bedrooms up to 1,834 square feet can sell for up to $2 million, and three-bedrooms as large as 2,284 square feet ask for up to $2.7 million. A sprawling, 6,600-square-foot four-bedroom, four-and-a-half bath with a private elevator sold for $12,000,000 in 2018. Loft-style residences feature beamed ceilings up to 13 feet high, wide-plank oak floors, eight-foot solid-core doors and oversized, double-hung windows. Some homes have excellent views of the Empire State Building, bedroom pocket doors and entrance by a private, keyed elevator. Kitchens include Calacatta marble countertops and custom cabinetry. A Sub-Zero refrigerator, Kuppersbusch dishwasher and Miele exhaust make up the suite of stainless-steel appliances. Bathrooms offer a deep Neptune soaking tub, Wenge wood vanities, limestone floors and Kohler fixtures. And apartments include a washer and dryer. Two lobbies are staffed by a 24-hour door attendant and concierge. A shared landscaped roof deck with seating offers incredible views of the Empire State Building. A rooftop fitness area provides a compact on-site workout space. The Morgan Lofts are pet friendly. Fun fact: For many years, the commercial space at the base of the building was occupied by The Ginger Man, a large and popular Midtown gathering spot/pub that is now closed. Located in the busy neighborhood of the Garment District, the Morgan Lofts provide easy access to area shopping, nightlife and dining, as well as Midtown directly north and NoMad to the south. Bryant Park, Macy’s, Times Square, Madison Square Garden and Koreatown are all just a few blocks away. A Target with groceries on the lower level is located at 34th and Sixth Avenue, and Whole Foods Market operates a store at 41st and Sixth Avenue. Subway access is easy, with the 4 and 6 trains at 33rd Street and Park Avenue and the B, D, F, M, N, R and Q trains a few blocks north at 42nd Street. Hoboken and Journal-Square PATH trains stop at 33rd Street and Sixth Avenue, and Amtrak, New Jersey Transit and Long Island Rail Road trains depart from Penn Station. Cars can access the Holland Tunnel and West Side Highway at 34th Street, and the FDR Drive and Interstate 495 on Manhattan’s east side at East 36th Street. Travel to Laguardia Airport takes about an hour by car.
