I moved in 4 months ago and living here has been great. The area is perfect, it’s by Eastman School so each time you go outside you can hear violins, pianos, etc which makes it feel like your in a movie lol. There’s lots of great restaurants nearby. The building is clean and there is always security in the lobby. It’s also kept up very well. There cleaning team is awesome and even knows me by my name. Any issues get resolved within 24 hours most times. The gym is also great, good selection of machines. Brand new elevators, modern appliances, and amazing views.

We took a chance on 111 on East despite the negative reviews, and we regret that immensely. Where do we even start? The leasing consultants are curt and rude with everyone, and often give conflicting information. Maintenance comes into your apartment with no warning, and does not leave any sort of notice that they were there - except your furniture being rearranged, of course. The "amenities" have been locked away since we moved in. The door handles to the fitness center and music room have been removed, and the pool has been off-limits all summer. Our AC units did not work when we moved in, and now that it's fall they're blasting heat even when unplugged, on 70+ degree days, and we can do nothing to change the temperature. We can't open the windows very far either, as there are no screens on the windows. The washing machines have thankfully been replaced, but management has still not provided a solution to the old laundry cards that are now invalid. We've had multiple cockroach issues, to which pest controls' solution was to put bait on our cabinets and walls to attract more? Our cat is more effective than their pest control team. We've had to put steel wool into all the crevices we could find that these pests might have been coming from. We found black mold growing in our AC units. Things constantly break or need repair. Packages are frequently stolen from the mailroom. Our actual apartment is much smaller than the few photos we were shown. We were denied a tour OR photos of our apartment because maintenance was "cleaning and making repairs". Yet when we moved in, the floors were incredibly dirty and our AC units and toilet didn't work properly. There's a $30+ "convenience" fee for paying your rent online, but management doesn't accept other methods of payment. How is that convenient? We're sweating buckets in our apartment all day and night, worried and stressed out about pests, and don't feel comfortable or safe in our own home. The ONLY positives I can think of is that management has finally started making repairs to the elevators, replaced the laundry machines, and replaced the old carpet outside with actual tile. I cannot in good conscience recommend that anyone rent from here.

We sincerely apologize for your unhappy experience. To touch on a few topics, we are excited about the new floors and elevators that we expect to be fully complete very soon. And are glad that you are enjoying the enhanced laundry experience. In regards to the payment system, I am sorry that you’re leasing consultant or anyone from the office did not fully explain to you that if you do a check payment on the Active Building portal, it is a free charge. We also have a rent drop box conveniently located outside the leasing office to drop off a check or money order. Unfortunately, when paying by credit card, the processor charges a fee that we cannot avoid and it goes directly to them. As far as the amenities, our pool we keep open from Memorial Day to Labor Day annually. It was closed a week early this year due to staffing issues, but we do not foresee this being an issue next summer. We are updating the gym and will be bringing it back online soon. As far as the Heating and Cooling, we must put the heat starting October 1, but with the unruly upstate NY weather, some days are warmer and with the heat on the cooling system doesn’t work. Please feel free to reach out to the leasing office and ask to set up a time to meet with a manager, that way we can meet in person to discuss your issues and how we can assist and make the remainder of you stay enjoyable.
The bones of this building are excellent but the company that owns it is allowing it to fall apart. Elevators have been down repeatedly for months, air conditioning is spotty. The only response you will get is 'these aren't guaranteed in your lease'. If you think it's reasonable to live on the 10th floor of a building and not have elevator access, this building is for you.

Since January 1, 2022, here are the crimes committed against residents THAT I AM CURRENTLY AWARE OF. Robbery - 8 Rape - 1 Stalking 5 Assault 3 Management response "We aren't responsible for crimes committed by anyone" Other issues: Homeless sleeing in hallway and stairwells Unsecured front doors Loud bar on first floor with constant figts Maintenance people don't respond or simply mark the work order as complete without doing anything. Please don not rent here, it's too dangerous

STAFF -incredibly disrespectful -unwilling to do their jobs -don't answer emails in a timely manner -give residents attitude when problems arise MAINTENANCE -never answering service requests (you have to submit it multiple times to get their attention) -not actually completing service requests properly (not fixing the problems, but constantly using bandaids) -marking requests as completed when they didn't do anything BUILDING -Laundry machines (less than 10 washers for the whole building) (when they are working which they never are, you're lucky to find three working) -Elevators (there's two in the building, they are both constantly broken. There are entire stretches of time where both of them are broken.... this building has ten floors!!!!) (one of the two has been down for three months!) This building is not worth it!!! it is worth the money to go somewhere else to avoid this catastrophe. You seriously do not want to live here

This place seems nice at first but the longer you’re here the worse it gets. Management doesn’t listen and they make no effort to help. If you do need help with something there is never anyone around to help. You will have more luck finding management at the bar next door than in the office. It’s hard to say it is worth you’re money when the prices are unreasonable for what you’re actually getting. Takes weeks and weeks to respond to service requests. The women who works in the office as the leasing agent is very rude and unwelcoming. Pool is either not opened, dirty, or weeds growing around surrounding area. Elevators always down for maintenance. Washers and dryers always broken. Mail room is a mess with junk mail and papers thrown everywhere. Homeless people sleep in the entrance. Loud neighbors screaming late at night and fire alarms going off at all hours of the day. Water leaks everywhere and all around utilities do not work as they should. Corporate really needs to reach out and get this place under control. Save yourself the headache and find somewhere else to live.

DO NOT, rent here if you like peace and stability. If you are younger or want a building that is really hands off, this may be a good choice. But if you want a responsive and safe feel, not the place to be. If it’s not fire alarms going off, it’s getting locked out because of changing key fobs, or a homeless man sleeping in the lobby, or a hostile resident yelling until 3 AM. Don’t rent here. It’s chaos

Rooms are LOUD and it takes around 2 weeks for a lightbulb to get changed. Don't sign a lease here. You will regret it.

Want to like this place but I cant. All the things you'd think would work just dont. Trying to get in the building? whoops, they changed the fobs on you in 24 hour notice and you're stuck outside. Call the help number? no one answering the phone has any idea about the fob change? Want to buzz a guest in? nope, you have to take the elevator down and let them in. Want to take the elevator? ones broken/repair. Take the stairs? Dirty and dusty from maintenance work not cleaned up. Laundry? broken. Pests? thank the empty apartments that they live in. Pool in 2021? Unlikely.. its way easier for management to say COVID than to put work into making it possible for residents. Its the little things on the day to day that just wear on you. Your life will become a series of inconveniences that you deal with just to exist. Moving out when my lease is up.

If you want the Rochester City experience, look no further. This building is walking distance to plenty of restaurants, bars and nightlife. At night, it's quiet enough where you don't feel like you're in the city. I've noticed the tenants vary in age and are respectful to those around. I have lived here for almost a year now and have no complaints. Management is attentive and responds in a timely matter to any calls or issues that I've had in the past. The amenities and utilities included make living easy and enjoyable. Having a fitness center in the building gives me no excuse to not work out. I love having friends over to enjoy the pool in the summer too. I recommend this apartment building to anyone in Rochester!

I have lived here for a couple years now and I don’t plan on leaving anytime soon. The location is fantastic! We are just moments away from anything we want or need. The staff here is friendly and helpful. Anytime we need something they are quick to respond and very professional. Five Stars ??

Stay away from here. The owners of the building has changed in the past couple years (which allowed them to remove all the nasty reviews) but unfortunately the management has stayed the same. The front staff is terrible. Maintenance issues do not get fixed in a timely manner and staff is non responsive about issues. There is no professionalism at all. Staff doesn't show up on time. Dont expect to be able to get anything delivered to your apartment- Package theft is a huge problem and the building does nothing about it. The building is old and falling apart. There was an asbestos abatement sign on the front door for a few months. Heat and hot water issues constantly. I've known several people have their apartments flooded and the managers wont return calls. I would say renters insurance is a must but just dont live here and save your self the trouble. Too many other nice buildings in the area. IF YOU ARE THINKING OF MOVING IN HERE AND DISREGARD THIS MESSAGE, IT IS YOUR OWN FAULT. ITS NOT WORTH IT!!!!

We love our apartment! It is the perfect size for two and all the utilities, plus amenities included makes it the perfect fit for young professionals. Everything is in walking distance, it's a great location to be in and be able to walk back to your apartment after jazz fest, st. patrick's day parade and park ave fest. The parking is right across the street from the building and covered! Which I LOVE in the winter time. My friend's love to come over and use the pool during the summer months. Office staff is very busy but friendly and available when it matters. I'd recommend this building to a friend.
Like others have said this building is overpriced and the management is mediocre. They don't return or calls or maintenance requests in a timely manner and give you the runaround. I had a leak in my roof for a month before they finally fixed it and only after I basically threatened them with legal action. Now after informing me my lease was up on June 30 they're saying it was up on July 31st and are telling me I owe an extra months of rent. When I contested it they said they would have to get back to me in 24 hours because my hard copy lease is in storage.
Never returns residents calls, dryers are constantly broken, they violate the lease and enter your apartment without notice for pest control, and the area is extremely loud at night. They have time to sit around and chat to each other in the office yet no time to help residents. Maintenance staff is awesome though. Seriously for the ridiculous amount of money it costs to get a studio with tile ceilings and cracked floor tiles you can get a much nicer 1 bedroom on Park or Alexander. College students and young professionals beware. Unless you are a Penthouse tenant they don't care about you.
I moved out a couple of months ago. They made a ton of renovations yet the building isn't the great. The put mouse traps in my apartment and mouse poising without telling me. Which is nasty. The office staff never returns your calls when you need to talk about something. The building constantly smelled musty and like weed(no complaining but its embarrassing when you have a coworker over). You can tell they treat the people differently based on how much money they are getting from them. I don't normally complain but it's honestly a huge rip off. They make it seem glamorous and amazing when you first sign up but then you realize that its basically a glorified dorm building for Eastman Students. Which if you're older isn't really the fun. The kids are very respectful but it has a college feel to it.
You can't beat the location right in the heart of down town. Just minutes from restaurants, gyms, and grocery stores, this building even gives you a front row seat to jazz fest. Utilities are covered and the ac keeps the place nice and cool in the summer. Maintenance is quick and efficient and the front office staff is friendly. You can stop looking now because you're going to love this apartment!
I LOVE our apartment building. Aside from being in the heart of downtown Rochester, we have laundry on four of eight floors, a workout room, a music room, a bike room, and an amazing outdoor pool area with fire pit and grill. Our one bedroom, one and a half bathroom (along with all the others in the building) are recently renovated. There is more than enough space for everything we need, with room to spare! The front office, cleaning and maintenance staff are wonderful and I would absolutely, one hundred percent recommend living here!
