Application Process: Before requesting an application, please make sure you have visited the property. Ensure that all information provided in the application is accurate and complete. Additionally, every occupant aged 18 or older must be included in the application process and be listed on the lease. Applicants must meet the qualifications for the rent guarantee program required by the landlord. Credit scores and other relevant factors will be used to determine the deposit amount, with a minimum deposit of one month's rent. Delinquent accounts, negative payment histories, or accounts in collections will be taken into consideration when evaluating your creditworthiness. Any outstanding balances or debts owed to previous or current landlords, or utilities, will result in immediate ineligibility for your application and/or will affect the deposit amount. Income Requirements: Your income must be at least 3 times the rental amount. We will require proof of income, such as pay stubs, bank statements, and/or employment verification. Self-employed applicants must provide three years of income verification and bank statements. We must be able to contact your employer to verify employment. Lease Term and Requirements: The lease term is for one year. Background and credit checks are mandatory, along with rental references which will be verified. The tenant is required to obtain and provide proof of renters insurance for the entire term of lease. Note that the property does not come with a refrigerator and is subject to periodic inspections. Pet Policy and Fees: Please review the pet fees carefully as listed below: Note- We do not charge a pet deposit. We charge a non-refundable pet fee of $200. The property owner reserves the right to approve pets on a case-by-case basis and determine the maximum number of pets allowed per property. All approved pets will be subject to pet fees. Pet Initial Fee - $200 for each pet Pet Monthly Fee - $35 per pet Note- Pet fees are non-refundable . This does not limit your liability if your pet damages the property. Application Submission: Online applications initiate the process. However, we require all necessary documents and proof of identification within 24 hours to consider the application complete. Only full applications will reserve the property that have submitted their deposit. We must be able to verify employment. We may require a copy of your last 3 months bank statements to verify some incomes. Security Deposit: Once approved, the prospective tenant has 48 hours to submit the full security deposit. Certified funds such as money orders, cashier's checks, or cash are accepted. Personal checks will not be honored. The property will remain on the market until the full security deposit is received. The rental rate for the home is based on occupancy by up to five individuals. Any additional occupants will incur an additional fee. Utilities Responsibility: Tenants are responsible for water, trash, renters insurance, lawn care, Internet, cable, and electricity. Refrigerators are not included in the leasing of properties.
