Property Ratings at ELEVEN THIRTY
1- There is ALWAYS construction and loud noise going on. Something is always being fixed or renovated and being on a lower floor means you just have to deal with the noise. I can't possibly recommend this building for anyone who works remotely/from home. They also don't inform you when they are going to be renovating a unit around yours but you'll definitely know as soon as you start hearing the hammering and drilling at 8am. 2-Despite being a smoke-free building, there's very often a strong smell of marijuana and the worst part is that it comes in through the vents! I complained to the management office but they have no way of knowing what unit it's coming from because of the way the vents connect units across multiple floors. 3-There have been many dirty stains on the carpeting by the elevators on my floor. I've seen actual dog poop stains & turds and also dried blood stains. 4-Garbage chute wasn't working for 4.5 months even though the building said it would only be out of service for a few weeks. 5-Crime in the area has been going up in the past year and there are always ambulances and police cars driving by.
This is my first apartment I have lived in in Chicago, and honestly I love it here and have not experienced any of the negative things others have wrote. I have experienced super friendly doormen/doorwoman and have even befriended them. I always greet them and make small talk, and they do the same. I also have had great encounters with the leasing office. I have mainly only worked with Stephanie and Andrea and all my encounters with them were great! All the amenities here are very nice and maintained. My apartment itself is also very nice. I can control my own temperature and the temperature system here is great because I can make my apartment an icicle in the summer if I wanted too or a sauna in the winter if I truly wanted! That's how hot and cold you can make it to adjust to your preference. I know not all apartments have good temperature systems because my friend lives in River North always complains about her temperature system in her apartment! Further to all that, I rarely hear any noise in my apartment from others unless there is people directly in the hall near my door. The maintenance staff here is very friendly and is always responsive if I need help with something. I also love how they have package room attendants who check in our shipments and organize them for us, and send us an email once our things arrive - this is a great service! On top of which, you can even place outgoing packages in the room for the carriers to pick up. Honestly, I don't really have one bad thing to say about this place. The only possible bad thing is some of the paint on the walls doesn't look super fancy and you can see dried drips but honestly I'm wondering if that was from the tenant that lived here before me because I think we might be aloud to paint the walls in here? Not sure, but nonetheless, it's not a big issue and there are way uglier apartments in Chicago so I am satisfied with it lol guests compliment our place all the time when they come! The location outside of the apartment is also great, and I love being close to grant park and take my dog the dog park across the street often. It's also really convenient how close the train station, grocery stores, and the Starbucks is on the corner - this has been dangerous for me because I go there all the time! This area in the South Loop and this apartment complex are the BEST and I love calling 1130 home!

Ridiculously loud construction noise nonstop since I've moved in 9 months ago. Management does not care about any disturbance they are causing to residents and can't even distribute an accurate renovation schedule. Don't live here if you want to be comfortable in your own home.
This building is constantly under construction. I have lived here for over two years and there’s never been more than two weeks without hammering and drilling in the mornings and throughout the day. I spoke to a neighbor and they said it’s been going on for 6 years! Every month they send out a list of floors with apartments being renovated. There’s never been a month with less than 5 floors. Right now it’s been a month and a half straight with excessive renovation every day, it’s even on the weekends! It’s like living inside of a construction site. Building management also has no answers as to when any of this will be finished. Not worth the cost. If you work night shift or work from home which this building isn’t for you. Night shift people won’t be able to sleep during the day and wfh people won’t be able to think. There are a few nice things about the building but they’re not worth mentioning because the excessive noise spoils the whole living experience.
The apartment and location is great. But the staff in the leasing office is super super terrible!! They welcomed you when moving in, but had no respect or patient when moving out. They couldn't admit the words they said and had really rude attitude. I recommend bring a record with you when talk to those people.
I was just visiting the apartment of a friend and the concierge was extremely rude!! And I was thinking about move there... I would never think about visiting that place again! Never! Because it would be ridiculous to have my visitors mistreated that way.
If your top priority is a nice building with solid amenities, 1130 is a good choice. But if you're actually looking for a nice apartment, this building is not for you. In terms of building pros: 1130 has a newly-renovated pool deck, a large gym, a common area, and friendly doormen and maintenance staff who are very responsive. This gets two of my stars. However, the leasing office is an absolute nightmare to deal with. The leasing office manager and her staff are rude, ornery, and go out of their way to make things difficult for their tenants. Judging by past online reviews (which I wish I had read prior to move-in), this has been a recurring problem in this building for years, and the situation has not improved itself. The management office will also jump at the chance to spend your money - whether by hosting resident events (such as free ice cream night, that do nothing more than attract the homeless into the building and clog the elevators for those trying to leave) or renovating areas such as the dog deck, which is already in good shape and satisfactory for your canine family members to relieve themselves on. Despite hiking your rent by $100 at the end of the year so the common areas can be renovated further, don't expect to see any of these improvements in your unit. The only thing 1130's apartments have going for them are the excellent views of the city and lake; beyond that, the units are underwhelming and cheaply made. In your unit, you'll find imitation "stainless steel appliances" and "stone countertops." The closet doors in my unit fell off regularly - and handles, doorstops, light fixtures, etc. were no different. Your carpets will also fray at the edges, as they are cheap and poorly installed. The heat and AC units are also unsatisfactory. Your apartment will never be the temperature you set it to, the AC never worked in my bedroom. The pool, gym, and common areas are nice and the building has the potential to be thoroughly charming - perhaps under different management. But as it stands today, despite their claims, the management company (DK Living) does not make this "a lifestyle worth living."
The location is great. The building is within walking distance of public transportation (buses and trains), as well as restaurants and grocery stores. It also has a work out room with the basic exercise equipment, pool and community room. The building also provides free coffee drinks and sodas via automated machines. The apartment is average, not exactly what I'd call a luxury apartment in any sense of the word. The hallways are clean, but very drab in color. The bathroom is not what I'd expect from a luxury apartment building due to cracked paint and discolorations on the bath tub. The floor is old tile and the grout is dingy. If you value amenities over the appearance of the actual apartment, then this is the place for you.
As a temporary studio tenant, 1130 was the perfect choice for my time in Chicago. It's in a great location - less than a 5 minute walk to grocery stores, the lake & parks, and the CTA. I have had a few maintenance issues, but those were all fixed within the hour that I reported them. One of my favorite things about living here is the staff. Everyone has learned my name and learned who my frequent guests are which provides a professional yet familial feel when living in a large city.
Great location from great restaurants, theaters, and nightlife. Beautiful lobby and great friendly staff. Great comfort in apartment with great appliances and great floors. Pet friendly building and outdoor heat pool to enjoy. Very close to Grant park and running paths.
The views from the apartments are made even more spectacular by the angular wings of the building's layout. The apartments are modern in detail with newly renovated kitchens which creates a most popular party spot in town for the fireworks display off Navy Pier! Convenient to EL stop, buses and highways. The parking garage is attached, convenient and affordable. This is a pet friendly high rise with a roof top dog run that I use in the winter months. It is a welcome convenient amenity along side friendly staff, a business center, mail room, dry cleaners, gym and newly renovated party room. Living on Michigan Avenue downtown is amazing. My friends say that Grant Park and lakefront are my front yard!
Since there is a club next to the building it will be hard to concentrate on work with all that noisy on night shifts.
