IGNORE ALL 5 STAR REVIEWS. Do you like Cars being broken into every week? Doors never fixed or secured letting anyone come in that wants to? Hearing your neighbors all of the time with paper thin walls? Waiting for maintenance requests to go through, but being gaslit by management telling you it's not a real issue? Waiting months for a resolution? Then this is the place for you! Worst management I've ever had. A dog pooped in the hall and it took a week to get cleaned up. Your key fob doesn't work on 80 percent of the doors. On the balcony, have fun listening to absolutely everyone's conversation, and them hearing yours. Go somewhere else and save yourself a headache. this place is the definition of false advertising, don't let the 15-foot ceilings fool you.

DO NOT RENT HERE! Ignore any 5* reviews, they have yet to understand how painful it is to rent here. I wish I could give this place zero stars. It's the worst apartment complex I've ever lived in. The management only cares about wringing you dry for every last dollar; there are so many extra fees for no reason and their system will incorrectly charge you for not having renters' insurance. The neighbors are noisy and disrespectful. The walls and ceilings are paper thin, the appliances broke easily from normal use, and the hallways will smell like trash. Many of the doors don't even scan properly and strangers could easily enter the property without a key fob. Don't even get me started on the roaches. This place is a health hazard and a rip-off. Save yourself the trouble and avoid this dump at all costs. You'll thank me later.
If I could give 0 stars I would. There is nothing luxury about 1160. You can find better places for less. There is a severe pest issue that is entirely due to the leasing office's mismanagement. Residents pay a MANDATORY $40/ month for trash valet that only takes trash from residents' front doors to an overflowing trash room. The building hallways smell terribly. 2. Residents pay a monthly amenity fee for a Spa hot tub and broken gym machines have not worked our entire lease. During tours, they LIE that it is closed for cleaning. 3. There is often trash like empty fastfood containers and chicken bones in the hallway. 4. The building used to have a package center that they closed to force residents to sign up for a delivery service that is $40/ month whether you have packages or not. If you do not register for this service, your packages will not be delivered even if they fit in the mailbox. 5. Walls are paper thin with no insulation. You will hear every neighbor. 6. Garage security gates never work causing a series of break-ins in the parking decking. Building is unsecured. NOT SAFE!!! Management's solution was to post signs telling residents to remove items from their cars. 7. Experienced ridiculously loud knocking coming from within my walls that management tried to gaslight me into thinking it was not a problem. They refused to fix it until I refused to pay rent and then took another month to repair the giant holes in my living room wall. 8. Leaking sink. Management refused to take seriously until warned repeatedly that the water damage was going to affect the apartment below us. 9. Faucet plumbing line was broken. I submitted several requests that were closed without maintenance ever visiting my apartment until the faucet basically exploded and flooded my kitchen. 10. False fire alarms are always going off randomly. Day and night.

I am extremely disappointed with the new management here. My AC is broken again. There should be an emergency hotline for this. Especially with it being summer time, it gets too hot for this to not be fixed immediately. The last time it took 10 days for it to get fixed and now I’m just praying it does not take as long again. Also property manager lost my rent paid from April and has yet to get back to me even after calling the office several times and sending them the receipt. Save yourself the headache. You can go live somewhere cheaper where the staff is proficient with their communication and customer service skills.
Very bad leasing office. The man who works there is rude and always has a bad attitude. Also the parking situation is not ideal with no wiggle room on guest parking.
I haven’t even been here for 30 days and I’m already looking for someone to sublease. This is the worst apartment I have EVER lived at in my life! On move-in day, I come into my unit not being cleaned from the previous residents but the leasing office lied and said it was. I asked them to have maintenance fix my issues yet no one has come. The valet trash barely comes when they’re supposed to and I found a bug crawling on my kitchen countertop earlier today (I keep my unit spotless, FYI). The fire alarm has went off 4 times in the middle of the night while I have my Grandmother visiting me and just last week I had a friends car get booted in guest parking. I am EMBARRASSED to live here and the staff should be ashamed of the lies they tell to get residents! Don’t overlook the reviews, find somewhere else to stay!

I have been a resident of 1160 Hammond for the past 2 years (2019-2021) and here was my experience: The nice apartment interiors are not worth the hassle that is 1160 Hammond. The fire alarms have major issues. It would go off randomly all the time, including in the middle of the night. When I moved out, I lost my entire security deposit without notice and had a $250 extra charge that was immediately reported to a debt collector, again without any notice. This debt collector is still calling me even after I paid everything. The management company is still sending rent bills to my new address even after I have formally moved out a month ago. WARNING: Do not move here if you plan on having routine guests with cars. Their guest parking policy is a total joke. They give you 72 hours total guest parking per apartment per month and have 10 spots in the guest lot for 200 plus residents. Overall, it's just okay - staff was great, location is amazing, still room for a lot of improvement.

Living here has been an absolute nightmare from the very day I moved in. I was set to move in at 10:30am. Charles in leasing (has been AWFUL since day one) gave me the keys and brought us up to our unit. We walked in to the apartment not being touched since the previous people moved out. There was food in the fridge, toilets were stained, dirt and mold on the walls in the showers, chipped hardwood floors, holes in the wall, a slash across my front door (which is still there) and so much more. My movers were ready with all of our stuff and we couldn’t even move in until later in the day. Therefore I was paying my movers for many additional hours of just sitting around. Charles was unapologetic and said “Oh I thought you were just picking up your keys”. That’s funny because he literally brought us to our unit and opened the door and said “Welcome home”. The leasing office only offered me ONE HUNDRED dollars for all of this and later raised it to $150 which is still so wrong and absurd. Lori, the property manager, assured us that things would be better moving forward and it’s been just the opposite. We only decided to move in since our moving truck was fully packed and couldn’t deal with finding another place so quickly. Two months of living here and maintenance has NOT one time come by to fix anything on our move in inspection list. There are still chipped trims going all the way down the trim. There is mold hanging out of my air ducts. My front door is still slashed. We had to pay for a cleaning service to come in after we moved in because the apartment complex did such a poor job with the cleaning. The complex never offered to reimburse me. They still use COVID as an excuse as to why things are the way they are. They can’t even get me blinds clips that were missing when I moved in. My apartment is nasty and unsanitary and nothing has got fixed since I moved in. I pay thousands of dollars to live here. Charles was assisting me and someone who was touring at the same time which is weird and wrong. Once I started saying everything that has gone on since I moved in, he was so embarrassed because he had a tour in front of him. Maybe they should have fixed my place before it got to that point. I was calm and just listing problem after problem. HE THREATENED TO CALL THE POLICE if I didn’t leave the office. The garage gate I’m has been broken ever since I moved in almost two months ago but has been broken for at least 4-6 months total. Extremely unsafe.

Work order put in June 24, for dishwasher not working properly...no followup return email/ call/ maintenance visit to my apartment as of todays date. Work order put in July 1, for an on going running toilet in the master...no followup return email/call/maintenance visit to my apartment as of todays date This is so unacceptable, if things are being handled/ordered, delayed, staffing issues etc; the least your office can do is communicate, and give a status update as to when another dishwasher will be installed, toilet fixed for it is our water bill that a continuous running toilet will affect. Also, hot tub still not properly running, water temp was adjusted but now not bubbling as a properly working hot tub should; but I guess this is the norm, after speaking with another tenant that stated the hot tub is ALWAYS improperly working; as was my complaint in an email several days ago, so unfortunately that hasn't been addressed as well as no follow up. There were several reviews I read of tenant complaints posted on online, so this is obviously the norm with this apartment community. There are always inoperable amenities, parking garage issues, unfriendly staff, valet trash not being picked up a lot of times and an apartment manager with a rebuttal or justification for every complaint (which I witnessed in my email response from a week ago) versus acknowledging the issues with an apology, communicating properly and up front the plans of fixing the issue and doing it in a timely fashion. And to this day I still have not gotten a status report on our dishwasher, nor the toilet. And in the email sent to me regarding the dishwasher a comment was made about rather it worked prior to move in…well I wouldn’t have known if it worked or not prior to move in; until I decided to use it, in which I did. so I decided to use the dishwasher, and since the apartment came with one it should be in working order, and now that it has come to the attention of management then it needs to be replaced, or communicated again the plans on replacing it. And as I think about this issue, I believe you all knew the dishwasher in this unit were having issues, for after I sent the complaint my only response was we have ordered one, no one from maintence came by to check it, or to say anything, just an unapologetic “one has been ordered” as if I had known that with no one communicating that until I sent an email inquiring of the work order that was placed on it.

The apartment was not cleaned before move in. No one told me about the infestation of beetles ( something that I have never had before ever). Maintenance and pest requests get completed online however they are never physically handled. The amenities and location is convenient

If your apartment was not cleaned to your satisfaction, please contact us and let us know and we will take care of this for you. As far as beetles, we have had no resident complaints of this at all so please contact us immediately so we can have pest control come and take care of this for you. They come every week to take care of any reported pest issues. Thank you in advance.
There are endless complaints about this property. The garage gates are almost never working. The fire alarms go off at least 1 time a month at odd times when you’re trying to rest. Amenities are usually closed/inoperable. Many bugs and pests even though we pay a monthly pest control fee. The inside of the units look nice, but things break/malfunction all the time. Showers, lights, etc. Leasing office staff presents an attitude whenever you try to bring an issue to their attention. The Goddard school is also in proximity and you will hear children screaming and playing outside as early as 8 am until the afternoon hours. I don’t know what school has recess in the morning. I could go on and on, but don’t move here. You really will be upset.

We regret that this hasn?t lived up to your expectations, and would like to get more info from you so that we can address this immediately. Unfortunately, closures, malfunctions and repairs are needed from time to time just as in any other apartment community, office building, or hotels however, we do call our vendors right away when anything malfunctions or breaks. Our vendors do their best to come out as quickly as possible depending on their schedule of course. The leasing staff is always ready to assist with whatever the need is that is brought forth. We value our residents and care about their needs as well as the needs of the property.
Very solid apartment complex. Don't hear much noise from my neighbors. Hallways are clean and love the valet trash, it's very convenient. Wonderful location as well. Overall great experience living here

Seems great until you actually live here. militant parking system even though the gate of the "gated community" has been wide open for some time now. management does not care about you. I have seen thousands of ants since moving in and it takes at least a month to actually get a pest guy to come out, despite the fact that you pay a monthly pest fee. I have been paying for amenities while half of them are closed.

As far as ants in your apartment, we do have weekly pest control and are happy to treat your apartment when needed. The gate is subject to malfunctioning at any time just like any gate or electronic device. We contact our vendors immediately when something needs to be evaluated or repaired. Thank you.

We moved in 6 months ago, and the distaste for the management has increased exponentially each month we're here. -The office hours have decreased to 10-6, making it impossible for working individuals to actually see anyone face to face about a problem or receive a package. They barely staff the office over the weekend, and it's been my experience that no one with decision making capabilities is scheduled on the weekends. (For Example, I need a parking permit for my new car. It's been over a month of attempting to get this.) -The emphasis of the office is acquisition, not retention. Once you've signed your lease, they could not care less about you. We get constant e-mails about "If you see something wrong, let us know and we'll fix it." Unfortunately, when I've gone down to let them know about the dog urine perforating the hallway or the dog poop sitting in the stairwell- nothing has been done. You can even see the smirk on the face of the office staff as you walk out the door. -Things are in a constant state of broken. The chairs by the pool are literally falling apart at the seams. The garage door seems to be broken more often than not (I wonder if that's why we had car thefts a few months back?). And, if you happen to need to use a door on the ground floor (take your dog for a walk, get a pizza delivery, greet a guest, etc)- you're in for a fun game of Russian Roulette. At one point, 3 of 4 doors on our side of the building were broken and unable to open. It's been a month, and I believe that 2 of them are still broken. The trash chutes are usually out of order at least once a month, and people just leave their trash beside it. It's gross. Honestly, I'm so frustrated with the management that I could go on and on. Instead, I'll just leave my 1 star review. Truthfully it should be zero stars, but the inside of the apartments are actually pretty nice.
I don't know why this place has bad reviews. The units are gorgeous and the amenities are fantastic. Saunas, nice pool, great gym, dog park, and doggie spa. My apartment looks like something out of a magazine, especially the kitchen. Sheri, the manager, has been nothing but lovely. She always does everything she can to help her residents. Jerry on staff is always so warm and welcoming. The maintenance people have fixed every work order I've put in in a timely manner. I've been here for about 4 months now and don't really have any complaints. The only thing is, if you live on the side overlooking the pool, people can be RIDICULOUSLY loud. It's screaming kids during the day, and partiers in the evenings during the summer. Everything else though is awesome.
This place has a bad rep in the reviews I have read them all. I have never had rat or ants or anything else . And yes we have had management change. But the most improvements I seen has been in the last 3 weeks They got 2 new maintenance and been working to fix issues. Hope they stay. The location is great close to mall and Marta The bus is right out front on Hammond. I have been here going on my second year and it has been good for me. So in closing keep up the good job.
This is absolutely the most poorly managed apartment complex I have ever lived in. Theft, rodent infestation, ants, inadequate security, broken/unkept amenities and a complete disregard for resident feedback and issues. The property has been run by a series of incompetent management companies. I strongly urge anyone considering living here to reconsider.

iv not had the same experience the others have, Have been here since Halloween and could not love it more, maybe the new management is better than the older but all i know is it so nice and perfect in my unit! and fingers crossed but have had no issues at all!
1160 has all the amenities you could ask for, resistance pool, state-of-the-art gym, and ballet trash to name a few. Upon moving in I was extremely happy with the location and everything the apartment had to offer. However, a few weeks after moving in we started noticing we had wholes in our popcorn bags and granola packages, and then soon a banana on our counter was eaten...we had rats. Within 2 months, we had killed 7 rats with glue traps and traditional traps, the maintenance man at the time was extremely nice and informed us that pretty much everyone in the building was dealing with rats, and compared to others we didn't even have that many. *insert big eyed emoji* Soon we started talking to our neighbors who the majority of had rats, and one family even moved out of the complex after their young daughter developed e. coli and was in the hospital for 10 days because of the rats. My roommates dog got sick on two different occasions from bacterial illnesses it got from the rats as well. Frustrated and upset, because the office people weren't really handling the situation properly because "you two aren't the only ones with rats in the building and you all have only had 6 or 7," (exact words.) We talked to the maintenance man who informed us that the rats were in the walls, and the company that owned the building didn't want to treat them because it was too expensive. Which blew my mind, a child could've died in their apartment and they were more concerned about saving money. Truly unbelievable. We eventually got the maintenance man to drill a board at the bottom of the utility closet (where the rats were coming in,) about two months ago and we personally haven't had any problems since. Of the 5 neighbors we spoke with that had rats, 3 of them moved out, and the other two did the same as we did with the board. My experience hasn't been great, but if you do visit the place and love it, just go ahead and ask for a board to be placed under your utility closet, so that you don't have the same experience I have. RENTERS BEWARE, THIS PLACE IS A SCAM. THEY TAKE YOUR $225.00 APPLICATION FEE AND USE BAIT AND SWITCH METHOD. They promise you an apartment for the specific dates you request. They are super nice and will say and do anything it takes to get your application fee of $225.00. Once you pay the application fee and they receive the money from you, they send you a lease for a DIFFERENT unit or DIFFERENT MONTHS than the once you specified and agreed upon. Of course you then won't want to sign the lease because they are switching the leasing dates on you or the unit they promised, so they keep the "application fee" and you are out of money and no apartment. They refuse to send you the correct lease with the correct unit and dates you initially agreed upon and give you the run around until you get so tired that you just want to give up and have them just take the $225.00. PLEASE RUNNNNN FROM THIS PLACE and inform others. We work too hard for our money to just give out $225.00 for services they promise and don't deliver on. 1160 Hammond out of Atlanta is run by a management called Fairfield management Co. let's hope that not all the properties they manage use this method as their standard practice and it is isolated to just this sad established called 1160 Hammond. I WISH THERE WAS A NEGATIVE STAR RATING, SINCE THERE WASN'T ONE, I SADLY GAVE IT A ONE BUT THEY DESERVE A NEGATIVE 100 STAR RATING.

As mentioned in our communication with you, Fairfield Residential acquired this community in August 2015 and we can assure you that we currently do not practice "bait and switch" methods nor have we ever practiced or co ndone those types of unethical business practices. In our private communication to you we asked that you provide us with information or evidence that these methods were practiced and to date we have received no response from you. We asked you to please have anybody you know who has experienced this type of treatment at our community to reach out to us and to date nobody has. We sincerely apologize if you or one of your clients feels they were unfairly treated by the team at 1160 Hammond Apartments and we are more than happy to address the concerns but to date we are unable to find any evidence of wrong doing and we have heard from no one else who shares your concerns. Please feel free to reach out to us directly if you have information or details regarding a specific incident that will help us address your concerns.
The staff are not accommodating at all. Worse move in experience we've ever had and only been here a few weeks. They act like you're bothering them when you come in with a complaint or service request. Maintenance request go completely undone. Nothing has been done that was requested. They simply don't care and continue to rent. Trash shoots smell horrible and you can smell this throughout the hallways. Supposedly under new management but nothing has improved. Noise is awful!
I have lived here 4 months and all I can say is STAY AWAY! This is the worst place I have lived. 1160 is a year old and has all the surface bells and whistles you would expect like ceramic tile in bathroom, walk in showers, granite counter tops, high ceilings, etc. However, the beauty is only skin deep. The complex was thrown up overnight and it shows badly. Our unit and others had badly buckled sheet rock which required extensive repairs. The walls were a fun talking point when guests came over. We have a split door casing that was covered by putty, unfortunately the putty did not last and the casing buckled and cracked further. We had a partially unpainted living room wall upon move in and other areas needed touch up. Also, please note that you will hear EVERYTHING in your unit including the people below, above, and next to you. Not just mumbling, full words from neighbors as well as them opening and closing drawers, flushing the toilet, etc. The property maintenance alone is enough to run away. The maintenance guys are nice, but unbelievably badly managed. I have been working 4 months to get the above mentioned split door casing corrected. Maintenance has come 4 times to work on the door casing and has not finished. They actually got it to look decent for a while, but for some reason came back in and ripped it up back to how it looked 3 months ago. Please explain that one to me. It took 4 weeks to get the buckled walls repaired in the 2 bedrooms. I had to put in multiple work orders and call the regional manager. The wall repair was a half-hearted attempt at best as the buckling is still there, just less pronounced. It took 5 weeks to get the walls touched up, only after calling the regional manager. They had to come 3 times as they painted the wrong areas the first time and then only did a partial job the second time. Security doors from the building to the garage do not fully close and remain propped open all day on my floor. This has been the case since we moved in over 4 months ago, May 2015. The work orders on those doors go unanswered. People tell me they put in work orders at other complexes for simple things like lights etc. My god I can not imagine putting in a work order for such things. I can't get major things corrected. Other tenants we have spoken with have noted similar maintenance issues as ours. There have been 2-3 units broken into confirmed by property management. I wonder why when the security doors remain open all day.
The building was quickly built and the cheapness of the work really shows in the lack of quality. The water is slimy and turns faucets, toilets and bathtubs pink within a week of cleaning them with bleach. It also leaves residue on cups after a few minutes. The halls reek of trash because the trash rooms fill up all of the time since the complex doesn't have the garbage truck come often enough. The granite countertops aren't sealed, so any liquid seeps down into it and discolors the counter after only a couple of seconds. You can't have more than two guests at the pool. The pool has algae growing in it anyway... Jacuzzi is always dirty, even when the ratio of chlorine to water is way too high, and there isn't any ventilation in the room so there's no incentive to use it. The good? Location is great, really close to a Marta station. There is no nightlife here in Dunwoody, though. But you can hop on Marta and head to Buckhead or downtown Atlanta. It also looks like a nice place at first glance.
I absolutely love living in 1160 Hammond. Anytime someone comes over, I am so excited to show them the amenities it has to offer. The pool is a great size with an outdoor grilling and catering area. The indoor hot tub, lap pool and sauna are also super convenient and well kept up with. The gyms are so spacious and well equipped that both my fiance and I discontinued our membership at our gym. The cardio gym, weight lifting room, and the yoga studio offer a wide variety of options. If we had a dog, we would definitely use the free doggy spa and dog park outside the building. We also love that 1160 offers social events multiple times a week and restaurant offers just because we're 1160 residents. Although I live with my fiance, we still go to network and hang out with the other residents at these events. Plus, the social events aren't cheesy, and usually involve food and/or wine. Also, the complimentary continental breakfast on Saturday morning isn't the BEST, but it's certainly better than nothing. It's a cool add on that we have used last minute time to time. We have lived here for 4 months and haven't even thought about moving out at the end of our lease or purchasing a house. We love it that much! Also, the management team is super approachable and great communicators, which is rare to find in this area!
