I read a lot of bad reviews about this and the other Trinity Buildings but I don't think they are warranted. I think this is a really nice place to live despite a few minor inconveniences like low water pressure, garbage shoots not working and occasionally having congested elevator traffic because of elevators being out of service. But those things are very minor bothers.

I have been living at 1188 Mission since February 2021 and I love it there. Management is great and very helpful. The maintenance staff is wonderful, very helpful and plus it very safe to live here,

1188 Mission is a unique living experience situated in SOMA. I have really enjoyed finding a place where I can retreat and create a home life . Without a doubt 1188 Mission is the most memorable place to be within the bustling community surrounding it. Escape to a place where new experiences and new perspectives can come together. Amenities are spot on with noticeable intention and thought put into each offering. All executed very well. With much competition around in the neighborhood, I would definitely recommend 1188 mission to be considered more closely if you are looking for a new place.

1188 Mission is an incredible building, community and location. The layout is amazingly efficient with large walk-in closets and bathrooms. The jr one bedroom is large enough for my bedroom, living room, work-shop and dining table. The kitchen is quite functional and everything works well. Very nice and clean place with amazing civic art, location and access to transportation. I would recommend 1188 to friends and family.

The location is great. The maintenance and front desk people are helpful. Being able to get away with having no cooling and no air circulation other than open unscreened windows is not going to last. But the city has to get involved with that.

I have had significant difficulty getting my security deposit back and feel like have been unfairly been charged additional amounts. I did not receive the security deposit after a month and had to contact management for the return. After receiving the check i found they deducted around $300 without any notice. I had been worried about additional charges so had requested an inspection before moving out. During the inspection I was told that the apartment looked good. I specifically asked if there were additional charges I should be aware of and was told that I should not be concerned and that they tend to be lenient on long term renters (I have been paying significantly more given that I started the rent before COVID). Nevertheless was charged around $300 out of the blue. I have called the management office but they are unsympathetic and insist that it's is the right charge for cleaning the apartment. Beware of additional charges and a stuborn management office.
Trinity's mission statement says "Striving to deliver great customer care consistently" This all a LIE. I applied and got approved. After I wanted to add my partner which Teri Woodworth she stated that I was not able to add my partner after the contract was signed. I asked he to please escalate the case and she said "your partner did not qualify, period". That is a very unprofessional reaction. She also stated that I needed to pay, even though I have never been in the building and I dont have the keys. Her emails did not include directions of whats the next step. She was all cut and dry on her messages. Again, she is NOT the kind of person that STRIVE to help others as their mission statement. I emailed Terri 2 times that I wanted to talk with her manager and she ignored my messages unti l4 days later. I have call the leasing office since Thursday until Sunday and they only send messages. I have called more than 7 times and they have emailed to the office more than 7 times and after 4 days, I got and email from Teri stating that they cancelled my application. Which is good but still I have not receive any call from a manager, which is what I have been asking for. Also I have mentioned to the customer service that I wanted to talk with the building manager Robert Lalanne and he has not called me. Teri also said that because they are working from home, they are not allowed to talk. Are you kidding me right now? Horrible experience.
I moved to Trinity at Mission about a year ago with my husband and our experience with the apartment has been amazing. We got the furnished apt, which was very convenient because everything was super new and ready to go! Everyone in the administration is super nice and we feel safe knowing that there is always someone at the front desk (24/7). Every time I have a maintenance issue they solve it super fast, special thanks to John Paul that is always in a great humor and ready to help!
I requested maintenance on the toilet and the problem was fix, also found a new problem and it was also fix. I mention to Jusn that one of the doors to the cabinet was coming loose which he also fix. One request and other things were fix I thank you.
Went to check out these apartments online, the were stunning from first look, once i called and found out more, i can not wait until one becomes available for move in as i am so anxious to join such a wonderful and beautiful community!
1188 Mission is very well located. It's a block from the Civic Center Bart station. Target, Trader Joe's and even Costco are all a short walk away. However, it is extremely loud in our unit. I'm writing this review in September 2015 and there is a building under construction next door. The construction starts before 7am every morning and lasts well into the evening. If noise bothers you, I wouldn't consider this apartment for at least another year (based on my totally unqualified opinion on the remaining construction time).
So, I rented a unit at a discounted rate in the unfurnished 1190 Mission Street building in the complex known as Trinity Place. As I was facing towards Market Street, I was also directly facing the large construction site on 8th and Market. This meant that weekdays (and many weekends) were subject to the horns, banging, and prattle of large scale construction, starting the day as early as 4 am. Suggestion: wait until the project is completed to move in or select a unit not facing the construction if you value your sleep. If you’re looking for a modern-contemporary sanctuary in the heart of San Francisco in the coveted SoMa Neighborhood, Trinity Place is the place for you. Conveniently located with transportation routes around the building, you will find yourself within a short commute to even the farthest stretches of the city. Civic Center, Downtown, and the Castro/Upper Market neighborhoods are just steps away. Dining, shopping, entertainment, and nightlife are all within a few blocks. An excellent choice for professionals and serious students who need to be close to the action. Space in the unfurnished units is distributed intelligently, leaving room for life and creativity. Flooring (laminate), cabinets (particle board), and appliances are not of the highest caliber. The overall product is visually desirable however perhaps not the most Kid-Friendly. The building is equipped with security, on-sight maintenance, alternating front desk concierge, and clean laundry facilities on every floor. Thick walls and fire doors ensure privacy. Moving in can be a bit of a hassle as there is only one service elevator available to move in furniture, and more often then not one tenant who requires it a day. Moving out is a bit of a production as they expect an immaculate vacated unit in exchange for your security deposit returned in full. Suggestion: if you can afford to hire movers and maids, do so and save a lot of headache.
Building is nice and location is hard to beat. Been living here for a few years now and you'd think that would stand for something–nope. The management company raises the rent a minimum of 10% every year. No pets is a huge downside.
