Thirty minutes north of Little Rock on Interstate 40, Conway is a small city with a relaxed suburban personality. Conway’s close proximity to the state capital makes it a popular choice for commuters seeking a quieter home life; in fact, the population has nearly tripled since 1990.
The city is home to three colleges, including the University of Central Arkansas. The large population of students means it’s easy to find affordable apartments, condos, and rental houses, especially near the UCA campus at the center of town. The local colleges also provide many of the city’s cultural resources in the form of art exhibitions, theater productions, and live music events throughout the year.
Folks who enjoy spending time in the great outdoors will appreciate Conway’s closeness to the Arkansas River, Lake Conway, and Ozark National Forest, putting the natural beauty of the Natural State within reach anytime.

Property Ratings at 12 Hundred Place
We moved out on mid January, one month later we received the utilities bill and the water consumption was 5 times higher than the other months! Conway Corp informed us that the last day of January and first day of February 4,398.86 gallons were used! and the appartment was empty, nobody was living there. 12Hundred Place office never gave us an explanation and did not accept their responsability. The worst customer service a person could receive.
I’ve lived here for 3 years and have absolutely loved it. Will continue here!!
I’ve never had a problem with management. They respond promptly. My apartment is GREAT However. Most people who seem to live here forget that they live with other people. Loud music at all hours, loud arguments, substance smells… I assumed paying this much to live here meant I’d be free of that, but there are obnoxious people everywhere.
If I could give this place 0 stars I would. 1 star is more than enough. I have been out of these apartments since July and I got a letter today stating I owed over 600 dollars for "extra cleaning" and "carpet replacement." I have never ever had an apartment try to charge me for new carpet. There was nothing wrong with the carpet that a good shampoo wouldn't have fixed because I left it that way. There was no reason to charge anybody this amount for anything especially with a security deposit. 75 yes, maybe for extra cleaning due to the leak from the upstairs apartment and the peeling paint in the main bathroom, but not no 600 dollars! On top of that, they will raise rent after telling you that the rent would stay. the walls are paper thin, even for apartments and people don't pick up their dog poop.
They are fairly new apartments so obviously very nice, however the parking situation has increasingly become an issue as more and more people have moved in. There is no way that there is a reasonable amount of parking spaces to accommodate the amount of tenants that they are renting to. If you’re out late, you’re essentially gambling away a parking spot because there are so few of them. It is especially ridiculous when you consider how much they are charging for rent.
They double charged our rent two months in a row and it took them 3weeks to reimburse. I was out $4,000+ in 2 months. Refused to give back our deposit or use it towards “damages”. They had to fire the management team while we lived there because they were that awful. The new ones didn’t seem much better. If you have any issues you will NOT get in touch with anyone that can help. Truly and atrocious place to live.
These apartments are very quiet then engage well with the community & they are very sweet in the front office…We have a officer onsite who is very cool
