I have enjoyed my time at 1200 Riverside. The apartment is just enough size for me and it is in a very accessible and great neighborhood. The rent is a little on the expensive side but other than that I've had a good experience overall with living here.

I had a horrible experience with 1200 Riverside. The reason I'm sharing it here is because I feel guilty if I let anyone else go through the same terrible experience! I applied for a unit in July 2021 and after a month and two times postponement of my desired move-in date, they still weren't able to prepare all the paper works. Two days before the second promised move-in date, I happened to be in the area and thought to stop by to see which unit I'll be moving into in only 2 days. I asked for the agent who was working on my application named Omar. He told me a strict NO that you can't enter the unit because it may not be ready yet!!!! Then suddenly a girl named Shumaila jumped in saying that you have to request us to call the maintenance to see if you can visit the unit now or not. She was extremely rude, impolite and insulting and kept shouting do you understand we do business here! Finally Omar called the maintenance which the maintenance confirmed you can see it right away (so what was the point of all the madness Shumaila had?!). Though I was waiting for over a month and was planning to move-in to this unit in just two days, I decided not to go with 1200 Riverside. I couldn't see myself dealing with this unprofessional team everyday. The only professional person over there is the manager called Precious whom unfortunately wasn't in on the day I stopped by. Probably she wouldn't let her staff get so out of control. Anyways, I had a few very tough days till I find another place. But thanks to the rudeness of Shumaila, I learned about the unprofessionalism of the staff at 1200 Riverside right on time and ended up finding a much much better place. Just don't waste your time dealing with these people- life is too short to tolerate such behaviors.
Management is careless, you sign a contract for which they do no hold people accountable for, so you have neighbors who forget they live in a community and not by themselves. Management is cheap, only one custodial cleaning the whole property. Overcrowded apartments which leads to overflow of trash, noise and mess. If you come, just look at the mess of boxes and mail on the floor, because that is the same level of attention you will get after you sign the contract.
When I visited I was shown a model unit that appeared very well kept and updated. When I came to tour my apartment prior to move in, it was on the third floor (my preference) but appeared more outdated than the model unit. Since I have allergies and asthma, I requested to move to the 1st floor. The 1st floor apts are the only units without carpet. Prior to making any decisions I asked many times about the view of my place. Even after switching my unit to the 1st floor, I asked about the view. I was told that the 1st floor apt has a street view and those apts have lots of natural lighting. As I was moving in, I noticed a car parked directly outside of my window. I reached out to the leasing office and was told that nothing could be done because that is guest parking. Guest parking directly outside of a unit that is being rented out! You would think that since they’ve made that area parking, it’ll be assigned to the resident whose apartment it is in front. But no, its guest parking! You can see people getting out of the car looking into the apartment. I asked for recommendations and was told to buy curtains like prior residents. He also offered to switch units. Switching units will be a hassle and not much difference. These units are not cheap and to not have privacy because guest parking is directly outside of your window is absurd. The apts are advertised as luxury but they’re outdated. The appliances are outdated. The stove is electric. No microwave is included. The fridge is small. The carpet in the hallway has a dog smell because the neighbor keeps her dog unleashed in the hall. With all of my concerns, leasing was willing to shortened my lease to 6 months. But I’m still not sure if I can live like this for even six months. Beside parking being directly outside of my window, I was chased multiple times by the neighbor’s dog. I notified leasing (Sent photos and videos) and they stated that they’ll issue a violation. The dog is still often left unleashed in the hall. My unit is infested with roaches. I sent videos to mgmt and he offered to have pest control come into my unit to exterminate but I declined because I had to work and didn’t want anyone in my place without me there. I purchased roach gel myself. This morning I wake up and go into the washroom and there’s a roach in the tub. I am truly living in misery here. This is not a place of comfort. The pool area is resort style but the apartment reminds me so much of a motel.
Check EVERYWHERE and take pictures (cleanliness of oven and trays, AC, behind the fridge, inside each cupboard, marks on the floor, blinds and windows, paint of doors frame...). Their definition of wear and tear is probably not the same as yours: the paint in the cupboard where you put your utensils is not considered as wear and tear, nor is the crumbling paint on the doors frame... Jacuzzi often dirty. Gym equipment broken since month!!!But they are going to fix it SOON.Lies!Old buildings so when heavy rains, expect to have leaks!And leave your apartments for a long term without compensation. Pool table and cues broken. Gates regularly broken. Phob access broken. They rent the parking lot regularly for movie shooting so expect to move your car on the streets for a few days. If your clothes get damaged in the washing machine you are responsible. If they are broken they will tell you to call the company yourself. Management won’t never take care of the amenities that they sell you during the viewings. They used to have two cleaners for a 300 apartments building and they fired one to hire a maintenance guy so the poor lady is alone to take care of the entire buildings. Ask yourself why? The ventilation fan in the bathroom has been broken since month. We contacted the maintenance and everytime they came it got worse! We returned the apartment way cleaner than we received it and they charged us for some things. We asked for pictures that we never received! Talk to Michael at the reception if you need. He’s the best to talk to. Other than that...Enjoy your stay!
MOLD IS ALIVE HERE, and they (owners)dont care about it. Corridors smell musty and dog faces everywhere. FORGET gated community front door remains wide ope 24×7
Jacuzzi is always out of service or unsanitary. Building is felty and moldy. Check everything before you sign. They don't provide what they advertise
Neighbors are nice but they are not in the package. Property mgmt needs great improvement, 6 years, 6 different manager. When they sell you the pool and SPA, check SPA temperature by your hands. When they show you two gyms with at&t TVs, ask for remote, turn them on and see if they all have signals; take a close look at each equips and see if pings, rings are all there or they are partially unworkable, as well as those unplugged spinning bikes. When they show you third floor deck, sit down and take it slow, but check if the broken leg leans against planter so you won't fall. When they tell you there is a toilet outside the gym for convenience, check if it's locked and see if they can really be accessed. When they show you computer room, operate those two PCs and see if they work properly and try to print something out from the printer. When they tell you they have free wifi, check out your signal and see if you can really access them. Check those gates see if you can open them without fob key, not the route they show you. When they tell you it has security, ask the frequency and how they enforce it. When they tell you they are working on something, ask when and how, and see if they are listed in your contract or it's merely a courtesy. If your budget could afford additional 100 -150 bucks for surrounding area in Burbank. Avid here.
Great place just wish it wasn't so expensive for a studio. I've been living here for most two years now and have not complains besides the rent payment. Awesome amenities and staff. Wish more apartments where like this one.
