Life in Downtown New Orleans is pretty sweet, especially when you reside at the heart of its music culture and food scene. This historic city began in 1718 and went through French rule, Spanish rule, and then back to French rule until it became a U.S. territory from the Louisiana Purchase. These cultural influences can be seen today in French-style cooking or Spanish architecture throughout the French Quarter.
Just like its past, Downtown New Orleans is ever-changing with the resurgence of art galleries, jazz lounges, and restaurants. The community is comprised of many neighborhoods, like the Central Business District. Its business center is made up of large office spaces, the Superdome, and upscale shops at Canal Place.
The oldest, most historic neighborhood in Downtown New Orleans is the French Quarter. In addition to being incredibly haunted, its colorful buildings are home to some of the city’s best nightlife.

Property Ratings at 1201 Canal Apartments
You are really not renting here. The management at this apt. complex is simply allowing you to pay them quite a large sum and they are loaning you the unit but don't you dare let your 40 year old adult kids come over, or your friends or actually anyone, unless you are here to supervise and chaperone.
We absolutely love living at 1201 Canal. We purchased our first condo here about 4 years ago. We lived in Baton Rouge and we were coming here every weekend, so when a larger unit became available, we jumped at it and moved here permanently. It was the best decision that we have ever made. It has everything to offer. Living in downtown New Orleans is an incredible experience. We walk just about everywhere (restaurants, doctors, hair salons, pharmacy, etc). Sometimes we even jump on the Streetcar and go exploring. We very seldom use our cars. The valet is awesome. Just send a text for your vehicle and it is waiting for you when you get down there. The amenities they offer are fantastic! Where else in the city can you get 24 hr security, concierge, rooftop pool, fitness center with state of the art equipment, 24 hr valet, lounge with seating area, flat screen televisions and computers (should you need to do some work)? The rooftop pool and view are awesome, especially for enjoying a cocktail and watching the sunset. The valet is awesome. Just send a text for your vehicle and it is waiting for you when you get down there. With the new streetcar line on N. Rampart, the city is popping and it is only going to get better. Pretty soon 1201 Canal will be in the heart of the city with the expansion in the area. Some new hotels being built with interesting restaurants and rooftop bars, not to mention a new market that will be opening up just a few blocks away, down Loyola. It's also very convenient to just walk across the street to the Saenger or the Joy Theatres. Wouldn't want to live anywhere else................ Brenda R.
I have lived here about 8 months and I love the place. My apartment is completely sound proof. I don't hear any traffic noise. I love the dark wood floors even in the bedroom (I don't like carpet). My windows open. My refrigerator broke down one night, I mentioned this at the front desk - got home the same day to a new refrigerator. The valet parking may be the best thing of all. It's included in the rent. I have never had to wait (not even 30 seconds) you text first, go downstairs, and your car is there. And..the valet guys and front desk people have become like family. I am a heavy Amazon user and the front desk is manned 24 hours a day and they accept all my packages and they email me that the package arrived. OK, I am trying hard to think of something negative. Everyone in the building complains about the combo washer/dryer. For me, it is not a big problem, as there are big coin machines next to the gym ($1.50) and I use those for sheets and towels. Smaller stuff I do in the apt. The other negative is that they put a rubber floor in the gym and it smells bad. So, the place is not perfect - but it is pretty damn close. I have lived in a lot of apartments. This one is pretty much the best. I looked at all the other downtown apartment buildings and the parking was a HUGE negative for me. I am not paying $150 to $300 a month to park a block or two away. I love it here. Good Luck
I'm a potential renter, and have left 3 voice messages for them over the last several days (they apparently never bother to pick up a ringing phone.....) No one has bothered to call me back. I would never do that to a customer, and don't appreciate it being done to me. I can't imagine how poorly they would treat actual tenants, so, I will look elsewhere.
I've lived here for 6 years. This is a very secure and great place to live. All amenities you can ever imagine. Plus the location is excellent, for a fun time in New Orleans.
Very pretty apartment. All wood flooring. Washer and dryer included. 12ft ceilings. 8ftx5ft windows. Great open layout. Updated kitchen. Pretty bathrooms. Great big mirror. Amenities included are on par with other downtown apartments: pool; valet; small 24hr gym; walking distance from CBD, Superdome, french quarter, and across from the Saenger Theater. If no reserved parking, finding a parking spot can get annoying. Valet is run by a separate company meaning that if valet breaks your mirror, too bad. Separate company will deny all liability. Apartment complex can't do anything. Area is a little worrying now. In 12 months, three shootings within 1000ft of the building: drive by shooting at the corner store next door; shooting that ended at Conti and Rampart; shooting inside the Chinese restaurant across the intersection. The projects that were torn down right by it are in the process of being turned into the mixed income neighborhood. The politics surrounding this project are worrying, too. 5 minute walk to the Dome and the Arena make sports seasons awesome. Like wise for all of the festivals.
