So many roaches can’t even compare. Also be ready for yard work at 7am EVERY Monday and Tuesday, if it is needed or not. Just blowing around dirt for 4 hours.

My first night being moved in they were roaches everywhere even after I cleaned before unpacking my stuff. Roaches were getting on my bed and in my shower kitchen you name it. Management sucks they are rude and disrespectful being charged for things I’m unaware and after asking they said there’s nothing they can do. Rude residents and my truck has been stolen into with a phone and other of my belongings missing. It smells like weed and cigarettes constantly. Guest parking in resident parking instead visitor parking with little to no space to park near my apartment which is ridiculous. Mold growing in my shower after asking maintenance they painted over it without a care to treat it. Front office never answer their phones after multiple attempts and they close anytime they want, management is never there and when she is no help whatsoever. Overall if I could give these apartment complex a zero star rating I would.

Moved into 1201park recently. Faced a hiccup with the online application, but the office staff, especially a lady at the front desk, was incredibly helpful and patient. Their assistance made the process smooth, and I moved in comfortably just a few days later. Impressed with their service and communication. The gated apartment provided a secure feeling. Thrilled about its proximity to the highway, convenient shopping, and dining options. Also, it's very close to the Plano downtown area.

It seems that the roaches were renting before we moved in I have the exterminators out weekly and it has not solved the problem in 3 months. I have put down every chemical recommended to get rid of German roaches and it cost me 200 out of my pocket. Towing service is terrible. Better hope you don't have a nail. They will tow you overnight if your tire goes flat. Forget trying to speak with management you will have to take time off work to go into the office and stand there until they help you. It's a coin toss wether or not the manager will be there if they happen to say speak with her. They double charge for "amenities" over 200 in additional charges on top of the rent price we signed the lease for.

Office - The office staff does not answer the phone. They have answered emails and are in the office if you visit during working hours, but do not pick up the phone. Security - Front car gate and foot gate are often left open. Back gate is not fully closed, so people can walk through. Several people around complex walking or sleeping on a daily basis. Maintenance - If you put a work order in or leave a message for emergency maintenance they respond quickly. I have only had great experiences with the maintenance team - they are friendly, responsive, and do a great job. Apartment - Recently painted - chips easily on all doors. Mostly gray. Small living spaces. Nice countertops. Office indicated that some apts include washer/dryer set while others just have hookups. No on-site laundry available. Site wide amenities - Poolside fridges are not chilled. No hot tub. Pool is not heated. Package lockers require an app to use. Gym is nice and overlooks the pool. They recently added two pelotons. The gym is connected to the WiFi lounge area/package locker area, so it’s not a quiet place to work. The coffee machine is available, but they do not have cups or other drinks pictures online. You have to bring your own cup. The main office has a tv, but you have to sit in the office area. The paths in the complex are somewhat accessible. They loop fairly nicely for a nice walk around the complex. You can rent out a little storage locker on site. Nearby - groceries, train, and highway are close. A few minutes from downtown Plano, which makes for a nice afternoon. Other - Cockroaches have been a problem despite having a clean space. Staff noted they have a service who can come spray. Alarm system randomly goes off on several occasions. They have a valet trash service, but people tend to pile up garbage by several trees instead of by their doors. Plenty of parking available. Groundskeepers are loud and tend to come by the same areas twice.

The management is horrible. Maintenance is non-existent. Amenities include SPIDERS, ROACHES, CLOGGED DRYER VENTS, LYING STAFF ETC ETC. The manager is hardly available. Please stay away from this place.

Had to move my daughter out after a few months. Management is unable to control music, marijuana smoke coming from other tenets air vents. If you have asthma this is a Health issue as you know. Your furniture and clothing smells like marijuana. Mold in air vents as well. You are locked in contract. Do not rent here. Written by Lorrie Escamilla

The staff is very friendly and eager to satisfy the needs of the residents. I’ve had a few issues, as most apartment complexes do, but overall it’s a nice place to live and I would recommend giving them a chance. I’m glad I did.

Bad Management and unfair, they charged me 300 Dollars for application and Administrative fee. They declined my application and did not return my hard earned money. They processed my application even when i requested to put my application on hold. I wouldn't recommend this apartment.

Very friendly office staff and maintenance. If you need something taken care of, they come out immediately to get it done! It's also super quiet and clean. I don't think my husband and I will ever leave. ??

If you want to pay to have your maintenance services ignored and be rudely treated by quite literally every single employee at the front desk then this is the perfect place for you. I put in a service request for my AC a MONTH ago. They marked it as “Completed” and i asked why, they really had the audacity to say “or else we will get in trouble with our boss” like..are you being serious???? and not even a single sorry has been said. Genuine or not. Seriously, THIS IS TEXAS THIS PLACE IS HOT and the AC is not working. I have been extremely patient but they have consistently been rude to me. SO VERY RUDE!!! they look down on you as if they spoon feed you every meal or something. I am so utterly disappointed beyond words. STAY AWAY FROM THIS COMMUNITY! they will act nice and all but then you move in and they wont care at all. Also if i get some automated reply to this to contact them via email, the answer is “no??“ Cause you guys are hopeless and i don’t expect any form of genuine empathy or responsibility.

I have lived at 1201 Park for a year now and so far it has been okay. There is a disgustingly huge pile of trash that builds up every week in the main trashcan that overflows onto the street which is not the prettiest thing to see. But the worse thing here at 1201 Park is that you will NEVER get ahold of anyone in the main office. I called 20 times in a 24 hour period, at all hours of the day, and I get put on hold and then hung up on. You try to talk to a real human by going up to the office after you get off work at 5PM and they've closed an hour early 9 times out of 10. If I need to get a hold of apartment management I should be able to pick up the phone and talk to someone. It it the most frustrating thing to try to have to hunt them down to get an answer to simple questions. Get more phones and more humans to answer phones for the people living in your apartments!!

If you like cockroaches and any other kind of insects this is the perfect place for you. If you have kids they’re not gonna be able to play at all because the walls are so thin or not insulated that your gonna have complaints every day. Don’t think about having visitors or a little party because everyone is going to complain because of the bad insulation. If you live in a second floor you’re gonna have to choose whose gonna walk and take turns so you don’t wake up or bother the entire building. And last and really worse is the attitude of the security guards that pretend to make you walk through the air and gets mad because when he receives a call he has to wake up. In this place there’s nothing good at all. I praying fort he end of my contract to get the hell out of here.
Its a quiet community, has nice scenery, and a great pool. The upgraded apartments are really nice and they come with the washer and dryer. The office staff is quick to answer concerns you have and the overall convenience of moving to other sister properties is a huge plus!
Maintenance team is always super quick to fix any issue and everyone at the leasing office is always so kind and helpful. Thank you for all that you guys do during this pandemic!
1201 Park is a lovely apartment home, the staff and management are all very nice and helpful. There's plenty of space to walk your dogs & even a little dog park! We also have a gym, a lovely pool, and parcel pending mail service (which is awesome! makes me feel secure about my stuff)
The actual layout of the apartment can be very beautiful if the appliances were updated, pest were gone and there was no mold growing off windows and out of vents. With a few major updates these apartments would be beautiful. Amenities are excellent I just wished the apartments looked as good as the office, gym and pool area
This is by far the most poorly managed dirty complex I have ever lived in. The office will not send out notices for anything and when you ask them where information is they will tell you it is your responsibility to figure it out. There were bugs and rats all around the complex, and when I contacted maintenance about the issue I was blamed for the infestation even though it had been less than 3 days after my move in. NO ONE picks up their dog poop, the neighbors are loud. There were multiple nights in the row where people were mugged and had their cars stolen and the complex did nothing and didn't even send out a notice to their tenants to be aware of the danger. The power went out almost every time it rained. Multiple times people parked in my parking spot that I paid for and when I notified the office they said there was nothing they could do. If you can't park in your guaranteed spot then you have to walk almost 10 minutes to from the closest lot.
Not bad place, but a bit pricey for Convience living
I enjoy living here; I feel safe and comfortable. The maintenance service has been excellent; sometimes the office staff is a little indifferent, but overall good. The only complaint is the noise from the construction going on next door. But overall, I am very pleased to live here.

First I want to say that the management group here is good, but the rest of things here are bad. The first month I moved here, there is a rat live in the kitchen, and I called management to kill it, but they just plug up some holes, and I decided to buy some mice catch glue and catch it by myself(I have the picture with me when I caught it). Same the roaches are everywhere, I killed like 5+ roaches every week, the pest control doesn't help at all. And the noise, the A/C external unit is right beside the bedroom(there are 4), loud every night. And the wall can't block anything from your neighbor, if they are watching movie, you can here everything. I complained about this thing many times, but never help. So if you can stand with these, it's a good place, good luck
Infested with roaches. Bad. And you can hear everything through the walls. The property management company is good I think, but this property makes me question their integrity as a whole.
I would recommend this apartment complex to anyone. The office and maintenance staff are the best I have seen and mainenance requests, only 3 in 2 years, have always been resolved the same day. Again, I would recommend these apartments to anyone so what are you waiting for? Make an appointment and come check it out, you won't be disappointed.
I relocated to Plano from OKC for work. I was referred to 1201 Park by a friend who lived here a few years ago and really enjoyed it. I am very satisfied with everything about 1201 Park. The staff is always very friendly and helpful. The grounds are always maintained very well. All of my neighbors have been great. The whole complex is very relaxed and friendly and I absolutely enjoy living here. I just renewed to stay for another year.
I have lived at 1201 Park for about a year and a half. Overall it has been a good experience! The staff is friendly and usually very prompt about any requests or concerns. I feel like the pricing is fair and would recommend living here.

It is noisy here; the construction work next door is quite annoying and looks like it is going to be ongoing; they are building another road and the huge machine and ding, ding, ding of that monstrosity, especially early in the morning, is annoying.
Living here is not that good. Rent is high, Windows are awful, stuff is not helpful.
1201 Park is a nice community with a great location. I personally feel the units and buildings are outdated and need renovations.

My past living experience were really depressing due to bad customer service from the apartments team. After I made my decision to move, 1201 E Park were super fast and very communicative with me about the transition! I love it here :D
My apartment was in perfect condition when we moved in and I feel safe here; the property is well lit; well maintained with many amenities which due to the virus I have not been able to enjoy - yet.
I've lived in a lot of apartments with roaches and it doesn't bother me too much. I understand older apartments in certain areas have that issue but this was by far the worst. You move furniture that had been there for a whole and 20 roaches would scatter off. It was so bad that when I moved I found roaches all inside of my boxes and had to get an exterminator to come out to my new place.
Wall and my opinion. We need. Sicury camaras and the gate door. For more seve. More. Safety neighbour for tha viecles.
I just moved here and already I have been immersed in community events. These events are posted everywhere so residents have every opportunity to get involved and are great for all ages. The workout classes on Wednesday night, I love! Maintenance employees are very vigilant and knowledgeable when asked questions. Walking distance to Aldi and the most delicious breakfast spot. This is a true hidden gem.

I'm always a happy guy- glass half full kinda guy. The first time I saw a couple of roaches, I did not really care. And then, the kitchen, the carpet in the house, your bowl are full of dead roaches. Then I called the maintenance team (who are really nice, that is where the 1 star lies), they came here more than 3 times and every time they said- Problem solved! But still, roaches everywhere. I'll give you guys some vivid imagination in Below: 1. Roaches crawled into my router(which is the warmest place in the cold weather) 2. Every time, when you finished your whole day, got home, and ready to rest/ eat, then you will find roaches on the desk, dinner table or in your freaking plate. 3. Try to buy every kind of Roach bait/ pesticide on the market/Amazon, and end up fail... 4. Do NOT leave any leftovers or beverages open/ without the lid, cuz on the very next day, you will find dead roaches on/in it... I swear to GOD if anything above is untrue, Curse ME. And I really thought this through and I think I can endure this, but I really cannot do this anymore. Now is just February and the roach problem is so extreme, try to imagine your life here during Summer. The ONLY silver lighting is that the roaches have not YET on my bed. (or maybe they already did during my sleep, who knows)

As I expected when my family first moved in, we enjoy living here so much. We like the clean and bright office. Gym is always clean and well maintained.Swimming pool provides beautiful view while jogging in the gym. I like to do some computer work at the WiFi room, it also gets a view of the swimming pool.Very kind and efficient office staff like Maria. We always get quick response and efficient maintenance staff. And, coffee is good. Thank you Cortland for the great job!
No good. All facility here are old. And the apartment is not clean. There are roaches, rats, spiders everywhere. And I have a very loud neighbor!
The team is always friendly and willing to help with whatever is needed! They do it in a timely manner and I dont have to worry about it.
