About This Property

(860) 233-5000 - The Woodruff House - Welcome to 128 Woodruff Road. This historic property sits on three secluded acres of land in a convenient and desirable section of Farmington that boarders the West Hartford line. You are less than a mile to West Farms mall, minutes to I-84/Rt.9; UConn Health Center; Jackson Laboratory, and the reservoir. This location is ideal to get to anywhere in the Farmington, West Hartford, New Britain, Hartford, Newington area as it sits in close proximity to these town lines. When this house was built around 1790, there was nothing but farm and open land owned all by the original owners. This is really a neat opportunity to be a part of history. If only the walls could talk… The first thing you will notice is how large the lot is and the privacy and outdoor options it provides. There is a new (shared) concrete patio off the back of the house to relax and take in the yard. The house is a two-family duplex (side-by-side). The side that is available to rent is the main house and it definitely feels like a “house” with the layout and size. There is a private driveway just for this unit. The other unit is on the opposite side of the house with its own driveway and entrance. There could be the potential for garage parking and additional barn storage. As you walk through the front door you enter into the living room and you immediately get a glimpse of what it was like to live there 200 years ago with the exposed wood ceiling beams and brick fireplace. The room is a great size to fit any size furniture or layout. There are some nice additions like a ceiling fan and built-in bookcases. All the windows have been encased in oak and are oversized providing natural light and a view of the yard. The opposite side of room there is an exposed brick walled staircase leading upstairs to three bedrooms and a half bathroom. This first room is right out of a distinguished antique homes magazine and really sets the feel for the house. Off the living room is the formal dining room with another original wood mantle fireplace. The kitchen is off the dining room and is at one end of the house. This room is large enough for a good size table and a great spot to congregate and cook meals together. It comes with all the appliances including a dishwasher and lots of storage. The house has a lot of flexibility with your choice of layout and rooms. On the first floor there is a bedroom/office with again another period fireplace and built-ins. This is right next to the oversized full bathroom that comes with ample storage. To finish the first floor there is a terrific laundry room. Both the washer and dryer are provided and utilities are paid by the owner. The bedroom/office on the first floor and the two bedrooms upstairs are all above average size and could easily fit king size beds with room left over for other furniture. The fourth bedroom on the second floor has a new laminate wood floor. All the bedrooms have been professionally painted. The entire house has been professionally deep cleaned. Besides the history and feel of the house, the location is a real highlight with highly ranked schools nearby and lots of other attractions like West Hartford Center, parks. Another great feature is that there are eight total rooms among two floors allowing a lot of privacy and space to spread out for roommates. And again, all of these rooms are good sizes. The tenant is responsible for snow removal on their own driveway and walkway. The tenant is also responsible for heat (oil), and electric. There is a good history of heating costs from the previous residents that can be passed along. The owner takes care of landscaping. There is a thorough application process that focuses heavily on good credit. Good credit is a must. Please let me know if you have any questions. The application can be found at www.LaSalaRealEstate.com. Thanks for considering this for your next home. Anthony (RLNE4394193) Pet policies: Small Dogs Allowed, Cats Allowed, Large Dogs Allowed.

City - Farmington

While Farmington is only about eight miles southwest of Downtown Hartford, it feels more like a wooded resort town. The Farmington River meanders through the heart of Farmington, lined with picturesque parks. Narrow roads wind along hills, through the forested countryside and past the roadside stands of local farmers. But Farmington has another side -- a thriving business side, with major companies like Cisco Systems, United Technologies Corporation, Beazley USA, and iTech Solutions located in the city.

Farmington is the oldest settlement west of the Connecticut River. English colonists arrived here in 1640, attracted by the rich soil along the river. The town and river were named in 1645. Main Street features several colonial estates dating back to the 17th century, and George Washington referred to the settlement as the "village of pretty houses.
