DO NOT MOVE HERE!!!!!! There is rampant crime, murders IN the property, and they are so careless with safety. When the freeze in 2021 happened, multiple pipes bursted as well as fire sprinklers in building 1, and management went 7 months without fixing them, which means, if there was a fire, good luck! Because the fire sprinklers would not work. There was horrible water damage in multiple units on the third floor in building 1 and we literally saw them not do proper repair and just covered the damaged arenas, and rented out the properties soon after that. Which means… there is mold growing in these units. Take that, in addition to the drug dealers living in the premises, the murders that have actually occurred in the premises as well (a drug dealer entered the property as gates never work, and shot a resident, who was also a drug dealer) at 1am. My mom witnessed it from our apartment’s window. My husband’s car was vandalized and his catalytic converter stolen. Once he actually caught a man trying to open the door of each car in the parking lot. Homeless men sleeping in the lobby outside the gym multiple times a week, drug deals that go on inside the property out in the open, they don’t even care to hide them. This building used to be great, but since it became affordable housing it went downhill FAST. If you are about your safety and money, please do not move here.

Between my two renewal offers (one in May 2020, the other in Aug 2021) the market rate provided by the leasing office decreased, but somehow they wanted to increase my rent for a renewal. Doesn't make sense especially since new ownership is a non-profit. Whatever revenue increase the owner gains is not reinvested into the property as it is not well maintained or have any risk mitigation factors (cameras, appropriate/deterring signage, or a quality security team). My dissatisfaction can't be with the leasing office/team since they are not the decision makers, but overall management company and ownership is poor.

The pictures are a lie! Those where taken when it was nice to live here. Ever since this place got sold to an unorganized company thing been getting worse. Pools super filthy Not been cleaned probably since the pandemic ;jacuzzi broken and falling apart. Gym,not keeping up with the disinfectant wipes You have been warned

The headline says it all, there is no security, homes are getting broken into including my own, and management is doing nothing about it. Go elsewhere if you value your safety and security.

At first, my experience living at 1300 NPO was very positive. New building with nice amenities and good neighbors. The walls are paper-thin, that had not been a problem until recently. Not sure what changed (probably the new management) but the majority of the neighbors are loud at odd hours of the night making it difficult to get a good night's rest. If you write an email to management, they do nothing to fix the issue, not even respond to your emails. I've placed about 15 noise complaints with management about my neighbors blasting music late at night, they did nothing and the problem persisted. Thankfully, I am leaving in a month. I DO NOT recommend leaving here.
This is a wonderful complex, great amenities and staff is awesome. Love living here if it was not far inconsiderate dog owners that let their dog pee in hallway and not come back and clean it up and don’t pick up the poop. This is not the fault of management, its residents that are just nasty!. Property is doing everything in their power to keep the property nice and safe. This is a smoke-free property (inside and out) and for some this might be a problem. No visitor parking inside the property. Visitors have to park in front and walk in.

I've lived at 1300 for about 13 months. Beautiful Property with an amazing gym and wonderful amenities. Staff is attentive and responsive. During Hurricane Harvey the parking lot did not fill up and the water that was there drained very quickly. The complex has fun community events and a nice little dog park. Only foreseen downside could be parking visitor parking area is very small.

I have been a resident of 1300 N. Post Oak for a little over 2 months now and I can honestly say I am very pleased with the community thus far. When I was doing my apartment search I was looking for something that was quiet, secure(gated), new with modern amenities, close to my work (Downtown)and all of the other surrounding areas I had grown to love. This property has met my needs and more. My work commute has gone from 45 min. to 15 min. with easy access to I10, 610, and 290. It is minutes from the Galleria area, Memorial Park, Memorial City Mall, movie theaters, restaurants and much more. The amenities are very nice with an enormous walk in closet, spacious floor plan, huge floor to ceiling windows, and there is wood flooring throughout the entire unit. There is a beautiful conference room that I use for studying, reading, and once for a Skype interview. The gym is AMAZING and was the icing on the cake that sold me on the property. It is 24 hours and by far one of the cleanest and consistently best smelling gyms I have been. The aromatherapy towels smell delightful and are a nice cool treat after a sweaty run/workout. The community is always clean and the neighbors are friendly. In the little time I have been here I have already met a handful whom I am always greeted with a smile. The staff are always readily available to listen and assist with my request. Even the after-hours emergency assistance number was very helpful. On the night I moved into my apartment I had some issues with my water heater and the maintenance staff was there right away to help resolve the problem. My only con is that the leasing office closes earlier than what I am used to and the resident lobby/cafe/ and computer area are not open 24 hours. Some nights when I have a late study session, working from home or would like to get out of the house without driving anywhere it would be nice to be able to play billiards, relax in the lobby or access the computers and printer to do work. I have also had issues with the neighbors above me stomping rather loud at odd hours of the night but the property staff has been super understanding and helpful in mediating this issue without making me feel awkward or dismissing my concern. Although I was skeptical about moving in because of the price I believe that overall this was a great decision. I have never written a review for an apartment property before so the fact that I am writing this says a lot about the impression that they have made.
