I have been a resident here for almost 2 years and about to renew my lease. The leasing staff have been wonderful to me and my puppy. They are all super friendly and the maintenance guys have always completed my requests in a timely manner. I recommend this community to anyone looking for a nice and friendly place to call home.

After 3 years we can honestly say that moving to 131 Ponce was a mistake. Completely aside from the ridiculous pricing for such a poorly maintained property (trash maintenance, pest issues, constant elevator failure) that isn’t even central to everything that makes Midtown worth the high rent prices the unit sizes are just not big enough for the prices being asked. We have lived here since October 2020 and up until April 2023 we had 0 pest issues. We hadn’t seen so much as an ant our entire time here. That changed in April. We begin to see back to back consistent bugs. We put in back to back pest control treatments that did nothing to help the issue. The pest control agents would come in and barely spray where directed and when they did it was minuscule coverage. We have gone through countless bleaching sessions cleaning the apartment and tossing furniture and general items that would clear up space. We don’t even keep food in our cabinets anymore. We tossed nearly all our dishes and small appliances. We eventually just gave up and decided it was time to move. The property manager showed up at our door unannounced after our 4th pest control request while I was working and my wife was packing the apartment. She proceeded to blame our air fryer (purchased less than 2 weeks prior) and our moving boxes (purchased about 3 days prior) as the reason for our 4+ months of pest control issues earlier in the year. She completely steamrolled over my wife trying to explain that she was in the process of packing and cleaning for the day. My own mother doesn’t show up to our door unannounced and this was honestly our final straw. The disrespect has no bounds. In addition we asked for a wellness check on our next door neighbor once the bug issue reached a really concerning level in just the one area connecting our units. There was zero urgency to check on this tenant and no communication afterwards. My wife walked past the unit after the wellness check and the smell from the open door was enough to burn her eyes. I feel that nothing would have been done to remedy this if we had not requested the wellness check. All this to say bugs, constant appliance failure, broken elevators, poor HVAC maintenance, pricing, and awful plumbing, and general disregard for tenant comfort and safety is way too much to deal with at any price but especially these prices.

BEWARE MANAGEMENT. I normally don't rate apartments since to be honest I don't really think to do so when things are going fine. This apartment has been the craziest experience of mismanagement i've ever dealt with. They regularly don't notify tenants when they make changes, or important information like when there was a LITERAL SHOOTING IN THE BUILDING...which was only a couple weeks before this review. Best advice I can give is to join the tenant-made Group Me to stay informed about whats going on. This apartment towed my car that was legally parked in my paid space while I was gone for military training because apparently while I was gone they changed a sticker, and didn't think to tell me they took my car. They are pretty sleazy and if one of the office workers tells you something, just get it in writing because thats the only way they will help you. All in all future tenant...good luck here.

Taylor in the front office was helpful and SO kind during our move-in process & everyone we meet continues to make living here a joy. Location is convenient, but very noisy. Security doesn’t do a great job of preventing intrusions into the parking garage and in the apartment. The amenities that they advertise have not been fully functional in a long time and the leasing office is slow to fix any of that. Maintenance is slow to come and they use half way fixed from my experience.

My lease was up 11/17/2021 Salutations: Lets start... I moved in to this property during the pandemic of October of 2020 on a 13 month lease. I had no idea the pool and gym would not be available most of my lease definitely a reason I chose the location, couldn't even go out there at one time... and there was no differential on the rent as well... they are VERY PICKY on what they will and will not do... Example: all of sudden they just stopped with light bulbs saying its our responsibility but did not tell you the size or requirements for the bulbs needed, like seriously?! I was also told that my rent would include my trash, water, and sewage... I had to LITERALLY sign up for comcast on the apartment discount along with electric but apparently I get a water bill that I never signed up for about 5 months after me staying here and of course the didn't know how I didnt know that... Like many Americans during this time I lost my job in this pandemic and with the pandemic it was hard to find work and assistance. My stimulus paid for April and I went to get an uber rental to help for immediate money as I look for a job AGAIN IN A PANDEMIC as I am not trying to milk the system!!! I spoke to the then property manager for parking -_- he said I'd get a pass tomorrow and I could park in the visitors... The leasing office still had my car towed by protow which is an hour outside of the city that only take 200 dollars cash -_- so now I'm short on rent trying to penny up with uber and look for a good paying job... I spoke with the pm and explained I needed a day or two as of what happened and I received a nasty letter saying if it is not given by the 11th they would file for eviction... THEY DO NOT CARE ABOUT THEIR TENANTS EVEN IF YOU ALWAYS PAY ON TIME... HERE, IT IS JUST A NUMBERS GAME!!! After a few months of rental assistance and penny part times I have kept my balance current and (I FINALLY RECIEVED A FULL TIME JOB TO TAKE CARE OF MY RENT) only to receive they will not be renewing my lease less than a month of the end of my lease in November... The current pm stated she don't know how I got in here in the 1st place... They do not care about people here... TRY SOMEWHERE ELSE... Most of the apartments are AIRBNB so you never know who will be your neighbors, the new property manager is does not care.

If you like massive leaks above your bed that management won’t fix, your car being towed even if it’s in its allotted space, thousands of flies swarming around your apartment to the point where it is past unlivable, AND some extremely rude & inconsiderate management to top of off, then this is the place for you!

Firstly, too many bugs (mainly roaches) were found since the first day. Secondly, I still didn't figure out how to change the plan of the default internet service. Both one said I should contact another for it. I don't know I should blame the apartment or Xfinity.

Management misled us while moving in to believe that the amenities were open when they in fact werent. I had a leaky top floor roof for 7+ months that I reported numerous times and that never got fixed or even looked at. Had to move out.

Unprofessional management, all about profit, random charges for services not requested or needed, broken gates and doors for months, smoking neighbors, unsafe conditions...
Where do I start. They entered my unit without warning while I had food poisoning, it's a non smoking community but my apartment reeks of cigs every other day. The walls are paper thin which is driving my dog nuts and makes it incredibly painful to work from home. They charged us a couple of hundred $$$ because they lost our renters insurance that we sent over four times. There's human poop around the complex and our car window was smashed in while we were out of town over christmas. They knew this in december but we didn't find out until we were back from holiday in January. Do yourself a favor and avoid this place. There is also no guest parking during day hours and people constantly get towed.
I wish I could give this place 0 stars. Lets just start out by saying that I really dont appreciate the rude property manager Dawn. She would give me the light of day when I lived there. I had so many issues telling my friends where to park! Who doesnt have guest parking? Thats just insane!! The only great thing about that place was maintenance! They were always on time and really took care of any issues I had, I cannot praise them enough (give them a pay raise yall!!) Let me reiterate that the leasing staff are just rude and mean. They actually made me cry one time for just asking where my mailbox was, I felt like I was being bullied again in High School.
Living at 131 Ponce was hell on earth and I wouldn't wish that experience on my worst enemy. The rooftop pool, large gym, and other amenities that sold us could never accommodate for the hateful people in the office (property manager Dawn Stephens ) who actively tried to make our lives miserable. Every question or concern I brought to Dawn was scoffed at and dismissed, or she actually had the nerve to turn it around and blame me and yell at me. I have never in my life witnessed such extreme disrespect and unprofessionalism in the place I'm supposed to call "home." Other awful things about living there: homeless people hang out on the steps and balconies of first floor apartments. They try to get aggressive, demand money or your shoes and try to follow you into the complex. I had several scary experiences due to the front door being broken and not latching shut. In cold months, you will find homeless people in the parking garage daily. Parking spaces are assigned, and there is NO guest parking. If guest attempts to park their car in the garage, it will surely be towed within minutes. The "security" that they hire is only to monitor parking. I met a resident who had his own car towed from his assigned spot from a "miscommunication." Guests only option is street parking (not easy in midtown) and they will be accosted by homeless people on the walk to your apartment. There was obvious prostitution and drug use at the church next door. I saw needles in the grass and called the police on two occasions after seeing a woman getting abused in the church parking lot. The church grass is the closest grass nearby to walk the dog, since the "dog park" at 131 is a narrow strip of TURF that usually smells so bad it made us physically nauseous. It is not cleaned on a regular basis and people do not pick up after their pets. The smell is putrid. The elevators are often broken, so consider that before moving onto the top floor. The gym was being "renovated" for weeks and the only thing they did was remove the cushion from benches which left sharp/rough edges, paint the walls a harsh white, and take away the water fountain. The bathrooms next to the gym are always locked. I have seen poop in the hallway MULTIPLE times (not sure if animal or human....) Shower water never gets hot- only stays warm for a few minutes then cold. Rent ends up being a lot higher than what you were quoted after they add on the included fees such as parking, cable, trash, etc...

I am sorry to hear that you are so upset. We have offered photos of the proof where there was indeed damage down to the carpet pad. We only charged you a prorated portion of the carpet replacement. It is not about being money-hungry; we are a business and you signed a lease agreement indicating that you would be held responsible for any damages to the apartment. We are not upset with you that the carpet had to be replaced; it happens from time to time and we just ask that our residents take responsibility of repaying the replacement charges. We wish that we could control the issue regarding the homeless population in the area. That is an issue that is just as frustrating to us as it is to you. The elevator is mechanical and will experience needed maintenance from time to time and we always take care of quickly and efficiently.
I have lived at 131 Ponce now for 6 months and it sucks. 26(M) from out of state. Good: - centrally located between midtown, downtown and old fourth ward area - pretty sweet pool - Maintenance Team Bad: - Office staff is terrible. - First two weeks there my truck got broken into in 'Secure' garage - The main entrance doors are open until 6pm everyday, so a stranger can just walk in the building and get on the elevator and walk right up to your apartment door. Seriously - The building is LOUD. The fire truck and ambulance route is on a road along the building. Be prepared to hear police, fire, and ambulance generally starting at about three times a night. add in all the honking from traffic and Atlanta motorcycles and hot rods going until midnight most days. - The apartments aren't anything special, water takes long to get hot. Appliances have issues etc. - If you walk down the hallway you can hear what talk show someone is listening to without even being near their room. - Overpriced parking, mandatory internet/cable and trash valet - Dangerous area around the building. My girlfriend gets harassed by homeless people when she walks to and home from work. The building across the street is where homeless people gather every night around 7:30pm and fight, scream, do drugs etc until the sun comes up. Multiple calls to the police from violence and fighting. - April 2019, 3 gunshots were fired beneath our apartment at around 11pm. They found the shells but lost the suspect in a foot chase. Lovely - No subletting, airbnb etc. Yet people post that stuff all the time. - Outrageous fees for buyouts and breaking lease. (We're talking 75% of what it costs to just keep my lease for another 6 months)

DO NOT LIVE HERE. The front elevator has broken at least 4 times in the last 8 months. My girlfriend and I got trapped and had to climb out the roof of the elevator during the most recent break. They also have NO guest parking. Don’t plan on inviting people over. They try to fool you by claiming that the FIVE future resident spots are guest parking spots but they’re only available at night and they fill up instantly. They’ll tow you during office hours EVEN IF YOU LIVE THERE. Worst management I’ve seen thus far in my life and I’ve rented plenty of apartments.

I am really sorry to hear that you are extremely upset. The elevator is mechanical and will experience needed maintenance from time to time and we always take care of quickly and efficiently. As far as guest parking goes; we do not offer guest parking and we only offer future resident parking. You are correct, as like any other business located in the area, if someone is parked in unauthorized parking area, they are subject to be towed at their expense. We only patrol parking so that residents have ample parking. We hate that you feel that the management is so bad, as we have been very professional with you. The absolute WORSE apartment complex in midtown Atlanta! I caution you! The staff has no idea what is going on, lost my lease and makes ill-logical claims. Has no clue in the world and they are some of the rudest individuals. They are suppose to me helpful as you are paying good money and they couldn’t care less about you. The apartment has something wrong with their HVC and the apartment, regardless of tempature, constantly feels wet and carries moisture in the complex. You can run your hand against the wall and it’s wet! The elevators are broken, slams shut and you are scared to get in them so end up taking the stairs. Your access card to park will constantly fail and you won’t be able to get in the garage to your parking spot that you pay for and is your spot. They will tell you the gate will be fixed soon and you’ll just have to park on the street in the mean time. Good luck finding parking in midtown! DO NOT LIVE HERE!!!!

Believe every review about the incompetent staff. It is a complete joke of a team running this place. I have lived all over and this is by far the most rude and lazy management group ai have ever come across. I can not stress to you enough, Look elsewhere! Save yourself the headache!

I cannot say enough horrible things about this place. 1st lets talk about the rude people who work their. I have lived in apartments almost half of my life and have never encountered such rude and disrespect as I have whilst living at 131 Ponce. The only good staff member they have are the maintenance people. The property manager Dawn was so mean she made me cry! Its abundant that the office staff only cares about wearing high heels and shoveling out a bad attitude anywhere they go. RUDE!! The building was built horribly and you can hear EVERYTHING while in your apartment. Homeless people? 131 Ponce might as well be a homeless shelter for how many homeless people gallivant around the property.
The property management team at 131 is one of the best I have ever encountered, working always in a professional and friendly manner. I worked with Brandon and he tackled any issues that came up without any delay. The maintenance crew and concierge at this property is also wonderful. The amenities are well kept and very, very nice.

Completely incompetent staff. It has taken them well over a month after my move-out date to even produce the move-out statement that is required for them to either retain or refund your security deposit. This is due to "technical glitches" in their system, which makes me wonder how many residents are incorrectly charged each month due to the "technical errors". As someone else noted, the management doesn't even know how to operate their online system so I am doubtful. Beware, they will nickle and dime you for everything. Furthermore, you can definitely expect to pay $100-200 more than the rent price they quote you. Be sure to include the valet trash, cable & internet, and parking fees that you can't opt out of. Oh, and get excited for the water/sewer bills that tend to double each month with absolutely no explanation. It's odd how my sewer/water more than doubled the month that I was out of town for 20 days. The complex will "credit" you for these errors but only for it to happen again next month and repeatedly after that. And yes, maintenance found nothing wrong/no leaks so I'm still at a loss for this $18 to $78 increase in water/sewer charges over the course of a few months. While the location is great, the staff leaves little to be desired. The complex could be nice if it was kept up but that seems to be going down hill, too. Do yourself a favor and save the headache dealing with the terrible management. There are far better and cheaper places around that aren't nearly the hassle

When you sign the lease to the apartments there's an addendum saying something to the point of: "We are not responsible if anything we have told you up to this point isn't true," essentially releasing them from any liability regarding to whatever lies they told you before you moved in, so make sure you read the lease properly before signing it. Just to name a few examples: when you're looking to move in they tell you: "Sure, we have guest parking." After you sign the lease they tell you that you need to get a parking pass for your guests 5 days before they come to visit. Or they will tell you the pool and all the facilities are 24/7, but after you move in you find out that the pool closes at 8. They'll also tell you the apartments are BRAND NEW, but it's actually an old building that was converted into apartments, so expect things like dripping noises from the HVAC to be coming from your walls constantly and all through the night. Furthermore, The leasing office is JUST that, a leasing office... All they do is lease you the apartment, after that they simply don't want to work with you, they won't even sign for packages. All they ever do is shift the blame and point fingers, but NEVER have they resolved any issue I've come to them with. The maintenance staff is the only bright spot amongst the employees of the building, they handle requests quickly, professionally, and kindly. The building is nice, but the management and their policies prevent me from liking where I live.

Absolutely terrible. The staff is completely incompetent. They don't even know how to operate their online payment system. They flip flop on policies and restrictions every week, and if it's that time of the month they'll look to fine you for whatever they deem necessary. If you're looking for a place to live in Midtown, I suggest you find a different apartment complex

Its sad when an apartment complex has to bribe residents for good reviews with Starbucks gift cards. Cheaply constructed building with rude and unreasonable management. I have to sleep with ear plugs in because of the noise. High vacancy rate and constant turn over for obvious reasons. Avoid this building at all costs.

This is my favorite place I've ever lived. It is a beautiful building with great neighbors. I can bike to the beltline and Piedmont park! It is also a short uber ride to the highlands, where I go out. :)

I've been here since November and i love it. The people are great (in the office and just in general). The pool is AMAZING and the gym has more than I would've expected out of anywhere. The location is hard to beat as well!
131 Ponce is the first apartment I have lived in that has a real management group. From the day I went to look at the place, the lease agent was very nice, and very knowledgeable of the building. I was moving from PA, and they were very flexable with move in dates, and even allowed me to change it once. Since living there, they have continued to show hard work and care. There were a few minor issues with my apartment and they were very responsive to getting them fixed in a timely manner. In addition to great management, the building itself is great. I spend every Saturday at the pool, where the other residents all get along well. The gym is also very nice. I love that I never have to take my car out on the weekends. I walk to the Publix's right next store for groceries. There are also so many great bars, restaurants, and other activities within a miles walk. When I want to go shopping, there is a mall just 12 minutes up 85 in Buckhead. I would recommend this building!
Although I ended up not moving to 131 Ponce or Atlanta due to a last minute job relocation change, I wanted to take the time to commend 131 Ponce. I am not familiar with the Atlanta area what so ever but I knew the midtown area would be the best location for me during my transition (close to work mainly). The leasing agents there were more than friendly and willing to tell me about the area. The community is new, beautiful, and well maintained- its very modern. The apartments are very pretty and I loved that they came with a washer & dryer. I was really only looking for a one bedroom but was pleasantly surprised with their convertible studios- had I moved to Atlanta I actually would have most likely picked their larger studio. The pool and gym were definitely the BEST part. If I end up moving to Atlanta after this contract ends I will be visiting 131 Ponce again.
I moved into 131 Ponce in June 2015. From the outside this building is modern and beautiful! I was impressed by my drive by but couldn't find anywhere to park when I went for my first visit. The agent took me on a full tour of all the units. I wasn't impressed with the smaller one bedrooms. They Felt very closed off many too many walls. I loved the largest one bedroom but it was expensive. (About $1650). Since I needed to find a place I signed the lease. When I moved in I felt it was difficult to move when the elevators work occasionally. The halls are nice and wide though!! The building upkeep is pretty good but the apartment I moved into was very dusty and dirty. All in all I've been here 3 months and it's not bad but I can hear everything my neighbors do. The walls are very thin and the ceilings are extremely thin. I can hear the person above me's every step.
