Known as The Villas on Moorpark, these townhouse style apartments are located in an ideal area of Sherman Oaks, just adjacent to Studio City, on Moorpark St. in between Coldwater Canyon Ave. and Fulton Ave. Moorpark is a great commuter street, while being peaceful at night. Each unit consists of three floors. While overall square footage is on the smaller side, the layout of the units are well designed. Our unit is a 2bd/2 1/2 bath. First floor has a good size living room, small dining area/breakfast nook, small kitchen (updated appliances), and 1/2 bath. There is also a balcony/patio, gas fireplace, hardwood floors, and small closet. A carpeted staircase leads to a carpeted second floor. We have two separated bedrooms, both with high ceilings, ample closet space, and their own bathrooms. From one of the bedrooms (located differently in other units) another staircase leads up to the third level, where there is a small laundry area with washer/dryer hookups, and more importantly, a private sundeck patio. The building has a gated garage with tandem parking, laundry room (2 coin washers/dryers) for those who don't own machines, and a really interesting "subterranean" pool, which is large, clean, and seasonally heated, but goes unused as there is no direct sunlight to relax under. The on-site resident manager is attentive, and the building and ground are very well maintained. Pros: -Lower cost of rent as compared to similar buildings/units in the neighborhood. Although comparables seem to be newer. -Quiet building in a perfect location for commuting and safe neighborhoods -Townhouse style apartments with quality construction -Choice of laundry room, or available laundry hookups Cons: -Smaller living space/kitchen than comparable buildings -Tandem parking -Lack of building amenities
