As Douglas Elliman broker and Rockaway real estate authority Nicholas Compagnone notes, this particular pocket of Rockaway along Beach 116 Street is saturated with primarily two housing typologies: new construction mid-rise condos that are the alternative to the vernacular detached Saltbox-style houses. The newest and perhaps the most luxurious of these new options is One Sixteen. Standing nine stories with 86 sumptuously appointed residences, the 2020-built condominium offers luxury beachside living in a commutable Queens neighborhood. Factually situated in a rapidly developing locale, 133 Beach 116 Street is conveniently located near a mixed bag of chain stores and mom-and-pop haunts. Designed by Fischer + Makooi Architects for the developer The Marcal Group, the luxury development was built with multiple private outdoor balconies and terraces, which frame unobstructed views of Rockaway Beach amid its mostly low-rise mise-en-scène. “The location is ideal because you’re just steps from Rockaway Beach and along the neighborhood’s most convenient thoroughfare,” says Compagnone. “The front door is fewer than two blocks from the subway station and about a ten-minute walk from the ferry.” One Sixteen has accessible monthly common charges, especially for being a full-service building with a full suite of amenities. For example, unit #6A, a 1,100-square-foot two-bedroom that sold for $795,000 in September 2024, listed $505 in monthly common charges. Spanning nine stories, 86 homes range from one- to three-bedrooms. Compagnone says the layouts at One Sixteen were “thoughtfully designed” to “separate public and private areas” of the house. Throughout the residences and townhomes, spacious floorplans include ample deep closets, in-unit Bosch washers/dryers and open-concept kitchens that stretch out into flexible dining/living spaces. Each residence has a private terrace, and two- and three-bedrooms have two or more balconies. Unit 4L, a one-bedroom that closed in August 2024 for $540,000, is outfitted with three large closets, an 11 x 6 balcony and an 11 x 16 bedroom. Two-bedrooms, like #6J, which sold for $765,000 in October 2024, typically range between 1,000 and 1,200 square feet and have at least two private balconies. Townhouses, either duplexes or triplexes, are also outfitted with at least one commodious, private, ground-floor terrace, which start at 600 square feet and go upwards of 930 square feet. Townhouse E, a triplex that sold in Fall 2023 for $1.4 million, features 784 square feet of private outdoor space with two massive roof-level terraces and four balconies (two on each floor). The interiors were envisioned for “modern living” with a “Rockaway charm,” an aesthetic that encapsulates a contemporary palette of neutral colors and materials. “The cooking spaces are practical and beautiful,” says Compagnone, who has sold multiple units in the building. Rightfully so, the kitchens are fashioned with glazed white subway tile backsplashes, bespoke gray lacquer cabinetry and silvery Caesarstone countertops. This airy ambiance is complemented by a suite of stainless steel LG and GE appliances. Equally atmospheric, the bathrooms are swathed in grey and white porcelain tile, featuring bespoke wooden vanities, TOTO toilets and Kohler fixtures. He says the living areas were made for entraining and relaxing, with ceilings just over nine feet high, floor-to-ceiling windows that filter in copious daylight and luxurious extra wide plank oak flooring. “The rooms are comfortable with a refined, natural elegance,” says Compagnone. One Sixteen is a full-service luxury condo with a part-time doorperson, live-in resident manager and part-time maintenance staff. The lobby‘s small lounge area is fashioned with a rustic, organic, modern aesthetic, featuring midcentury-inspired furnishings like tree trunk slice coffee tables, walnut-framed lounge chairs and a George Nelson-esque grey felt sofa. On the lower level, residents can find a 1,200-square-foot fitness center with the latest weight training equipment and cardio machines, a stretching area and a movement studio for Pilates, dance or yoga. The same subterranean floor comprises a bike room and rentable personal storage. Car owners rejoice: A valeted parking garage with 108 spots is available, too, pending availability and additional fees. Up on floor eight, a 900-square-foot tenants' lounge comprises flexible seating for working remotely or hosting events, including bistro tables and chairs, a plush sofa and sumptuous lounge chairs — all overlooking beachside views of the Atlantic. According to Compagnone, the 4,500-square-foot rooftop green space is everyone's favorite amenity. “It’s essentially a giant outdoor entertainment space with beautiful bay and ocean views,” he says. “The design was impeccably landscaped and articulates the beachside living lifestyle.” Rockaway Beach is world-famous for being the summer seaside destination for New Yorkers, offering 5.5 miles of golden sand and gentle waves extending from Far Rockaway’s Beach 9th to Beach 149th Street. Basking in the sun, surfing lessons at one of the many local schools, and going to the summer concert series Greetings From Rockaway at Rockaway Hotel are some of the best things to do during the winter months. Meanwhile, locals have their year-round hangouts, too, which include a vast network of pop-and-pop shops, eclectic eateries, dive bars and pleasantly unexpected cultural destinations. With its experimental tastings and industrial-size growlers, Rockaway Brewing Company is one for the books. The beautiful gallery at Rockaway Artist Alliance, which produces shows and exhibits yearlong in collaboration with MoMA PS1, can be found nearby in Fort Tilden. Local dining spots are plentiful and hard not to name off in a list-like fashion, which includes Last Dragon Pizza, Moroccan restaurant Claudette’s and the Uzbeki joint Uma’s. Dive bars are equally frequented; some local favorites are Bungalow Bar, Whit's End and Roger’s. For groceries, residents can shop at the local big chain Stop & Shop or pop by one of the many corner bodegas for odds and ends. According to Google Maps, Rockaway Park-Beach 116th Street station is a 3-minute walk or 0.1 miles to Rockaway Park-Beach 116th Street station, which provides access to the A and S lines. Via car, Rockaway Beach Boulevard leads to all the major thoroughfares in Brooklyn, including Belt Parkway, Cross Bay Boulevard and I-495. The NYC Ferry offers a Rockaway route from 108th Street, which stops at Brooklyn Army Terminal/Sunset Park and Wall Street/Pier 11. By vehicle or train, Rockaway Beach is a bit of a schlep and about the same distance, give or take 10 minutes, from many Manhattan, Brooklyn and Queens neighborhoods: it takes just over an hour to get to midtown, downtown, Williamsburg and Astoria.
