Property Ratings at 13th & Market
This building is not ideal to be living at for the price you pay. I would suggest looking elsewhere. For awareness some units deviate from unit schematics they post online for dimensions mainly - especially for units near elevators. Elevators and garage door were constantly not working and very slow which was a pain and water maintenance was constant. The points of access for getting into the building can be very inconvenient depending on what unit you are in. Getting ahold of management in person is usually a battle as they lock the office doors and you have to "text" everything to their main phone number. During my stay there was extended maintenance on the pool area for months which was very noisy and disturbing for work from home. Receiving packages which we pay for each month is also terrible as the lockers always fill up and your packages are dispersed in the mailroom for anyone to see or potentially take. The amenities such as Grills on the roof were not kept in great state and sometimes didn't work or heat up - for these rent prices they should be working! Additionally, after move out they tried to take my full deposit of $550 and had to fight to get it reduced even after deep cleaning (however this is common among most places). This was a battle with their main UDR team which isn't even out of the San Diego so had to deal with email which added additional frustration.

This place is freaking trash!! Rent increases of course year after year but last year by over $550 meanwhile the garage door or elevator is broken every week and the pool is under construction.. the management can’t possibly care less about anyone who lives here as they still lock themselves in the office while we deal with safety issues inside and outside the complex.. My unit has flooded before and they did little to nothing to help despite the entire issue being their fault and only saying to ask my insurance to help.

Leasing office doesn't return calls or messages. They never have great service. Ignore you and your requests. The common areas are always dirty and smell. The elevators are always broken. The water systems are always being repaired. Garage door is always out of service. Go someplace else if you're looking in East Village.
I love this place. The amenities are so nice. The gym, rooftop, pool/ courtyard, and the downstairs lounge area are all so nice. They keep things nice and clean and updated. The staff is so nice. They know me by name and remember pretty much every conversation I've had with them. Honestly no complaints. It's a bit pricey living here but in my opinion you get what you pay for. I'd rather pay a bit more for thick walls, nice staff, lots of amenities than pay less for a hole in the wall.
The building is overpriced for the area they need to come down a bit. Lived in the building 2 years. I wanted to stay and upgrade units. They really gave no incentive to stay. Although they had my deposit they wanted me to pay another? It was very silly I've lived here 2 years? They don't seem to care once you move in so busy trying to sell new tenants. Maybe if you had incentives to keep tenants you wouldn't need to hard sell everyone? When I started searching which I had no intention of doing until the inconvenience of paying a 2nd deposit. I realized for what I was getting I was paying more. If you want to charge more than everyone else you need to offer more. How about concierge or something like that? It's a good building and staff is great just following policy of the company. Yet value for price doesn't match. Again if you charge more than other new buildings next to you what are you offering different?
Definately above average, but falls far short of luxury. My partner and I moved in with high expectations. After all, it says "Luxury Living" on the outside and was overpriced enough that one would assume the extra rent went towards customer service, a great management team and maintenance?? It was under a year old when we moved in... PROS -Boutique hotel feel in lobby, common areas and hallways -VERY modern and beautiful apartments -Quality fixtures, flooring and appliances -Quiet neighbors, especially for downtown. A mix of young professionals, military and work from home tech feel. -Small gym but well equipped, especially for the size -Very nice, small saline pool. Temp varies so you have to check before you know if it's right to go in. -Great free coffee maker in lobby when they remember to refill the beans -Email for new packages. Screen in mailroom too but they never turn it on. CONS So keep in mind, we were looking for 1) good customer service 2) hotel type building i.e. always clean and well maintained and 3) a good management team that really fixes something when problems do come up. -Leasing agents are ALWAYS busy selling new tenants existing tenants have to wait. Sometimes 5 min or more. Leasing office is understaffed. -Poor management - When there is a problem, getting it fixed quickly and correctly is not their strong suit. Fire alarms, broken garage door, broken front doors, water alarms in the garage. The same issues happen too often to be able to blame the vendor every time. At some point it becomes poor management and oversight. -Maint projects start too late and, once they start, are usually abandoned before finishing. We had our hallway taped for painting for over 2 months before any painting was done. Dirty hallway carpets are constant. Garage never washed. Dust and soot gets tracked into your car, house and forget about ever washing your car again. It won't last a day. I have to carry the dog across the garage to the car. So in summary, great building, poor management and AREA? East village isn't quite there yet but it's coming along quickly and has a fun quirky style to it. Homeless are a real issue and local businesses have not yet opened on the surrounding blocks so you'll end up using the neighborhoods next door like the Gaslamp.
I've been living here for 11 months now. It's a nice building. Everything is brand new. I wouldn't say luxury but well above average. The pool is an added bonus and usually warm enough to swim. The reason I rated it three stars is because maintenance in the common areas like clean carpets and painting/patching the walls is very slow and the leasing office staff is often busy so you might have to wait for a bit to pick up your packages. The staff is nice and they have lots of building events for tenants. The neighborhood is getting much better. Businesses are finally opening up downstairs and next door so that will be a huge plus to have cafes and coffee shops nearby. All in all it is nice building, great amenities and beautiful apartments inside with just okay customers service.
