This place has the worst most incompetent management that does not know what they’re doing. After NEVER MOVING IN it’s been almost a year OF NEVER MOVING IN and they’re still trying to charge me for rent I DONT OWE they are pathetic incompetent and money hungry. Disgusting

My son lived here for a year. In that time, most of the promised amenities never worked: pool, gym and more. In cold February, his heat went out. Despite many phone calls and emails, they did not fix it until *May.* Lots of excuses. They did loan them a couple of space heaters, but that only heats one room, and those were only provided after a few weeks. When we tried to negotiate a rent credit for three months of winter with no heat, they said we did not have a reason to provide that because they made accomodations with space heaters. The apartments are fine, but don't have any issues or expect much more than a roof over your head.

The staff here are professional and courteous, especially Jadyn. She gave me a great experience on my tour and walked me through everything I needed to know. The amenities are amazing, the apartments themselves have so much including in unit washer and dryers. it's impossible to find apartment with washer/dryer sets in the unit for such a great price. I was lucky to find this place!

They charge for maintenance done. Maintenance can take up to 3 months to fix something. They charge additional fees for guest parking and its only for 3 days. Thats ignoring the fact that there is an average of 5 vehicle break-ins a month here. It'd be safer parking on the street. I've caught roommates stealing my food and using my stuff without permission. They refuse to do anything, even with pictures. They have "pizza day" sometimes for residents to come get some but there's never pizza. Instead they pocket the money for themselves. They do this for every "community day event" they do. They never follow through. multiple residents have considered forming a class action lawsuit for how bad it is here.

When moving in they have you move in September 25th but you have to pay the whole ~$600 rent for 5 days. I am also several weeks in and still have no furniture and it takes staff about a week to respond to any form of trying to contact them. It's extremely frustrating.

If I could give zero stars I would. Apartment was dirty, carpets stained, furniture thrown around and not setup. Mattress with stains. Furnished sectional looks like it was brought in from the street, pleather was cracked, worn off, and it was filthy. Some rooms with missing furniture. Abandoned cars in parking garage. Broken car window glass. Online pics fo not reflect true condition of these apartments

I have lived here for the past year. They put on a show when you visit but execution of complaints are not handled, just ignored. management will not meet with you or take calls. you can email if you happen to find their email address with zero response. I know of 7 different people on our floor who have a lawyer now. I am moving out and want to warn people.

Going through housing tours many times in Eugene I've interacted with a number of companies... There are some other shady apartment managements but 13th & Olive has so far been very nice to me with very quick and detailed response to my inquiries.

Do not rent at 13th and Olive. Do not let your children rent at 13th and Olive. This place was never perfect, but now it is awful. The new management that took over has managed to ruin everything about this complex. The switched to a cheaper internet provider with speeds so slow that you are unable to even conduct a zoom meeting and streaming shows is extremely slow. The security here is a joke. They don't do a thing about physical security or even the enforcement of their own rules. Tenants are frequently loud well past their posted quiet hours, dozens of people pack into apartments and run through common areas in the middle of the night. Several external doors from the parking garage and the dark alleys have broken locks and people can walk right in. Homeless people are frequently digging through the trash and walking through the broken doors freely roaming the halls of the complex late night and into the early morning. Nearly every day another cars window has been smashed in the parking lot and parking garage. All of the rental furniture is nearly a decade old and in poor shape. It is a nearly impossible task to find a parking spot past 5 pm, AT THE COMPLEX THAT I PAY RENT AT! Almost every exit sign has been ripped off the wall, fire extinguishers are missing on every floor, and several doors have been kicked in and never repaired. This complex is not a good deal, and is not safe. Between random people looking for a party, drug addicts, and thieves having free access to the common areas 24/7 don't expect any peace and quiet or to have any physical safety. I can not wait for my lease to end. I will never rent here again.

If you value your sanity, stay away from this place. The management at this place is making my life a living nightmare. They completely ignored my roommate matching preferences and put me in an absolutely filthy apartment with heavy drinkers who had strobe lights that would be terrible for my migraines. They said that they only had one other unit that they would move me into and it wasn't much cleaner, but I was desperate so I agreed to take it temporarily until another unit opened up. After I moved in one of the roommates started leaving his bong and ashtray in the common areas and it started smelling like smoke even though I had specifically asked for a unit with non-smokers. I met with management and they showed me a unit that was acceptable. When I came back later to get the key they told me that a unit opened up that would be "cleaner" and a "much better fit" for me so I agreed to take it but they transferred it over before they showed it to me. When I saw the new apartment I realized that I'd been tricked The couch in this place was completely torn up and one roommate had taken part of the sectional couch into his bedroom and kept it there. On top of that it was much more cluttered than the unit that they showed me earlier in the week. Don't be fooled by the nice looking pictures and virtual tour on the website, it is NOT at all representative of where you will be living.

DO NOT LIVE HERE!!! It is by far the worse renting experience I have ever had! While I lived there, multiple "security gates" were broken allowing homeless people to wonder the premise. Somebody who didn't live there was trying to get through my window in the middle of the night because the gate was broken and never fixed. Every weekend there would be a multiple cars that would have their windows smashed in and items stolen. They will charge you to repaint the walls when you move out, but they repaint all the walls every time somebody moves out anyways. I ended up paying $500 to them because there was no way I could fight is as I moved away. 9 months later I get a call from debt collection saying I didn't pay, but I have proof from bank statements and a copy of the cashiers check proving I did. To sum this up in three points on why not to live here, here they are: 1. It is not safe or secure. 2. You will be excessively charged. 3. Management is incompetent. Just look at other review sites, and read the reviews from people who don't live or work there anymore. DO NOT LIVE HERE!!!
I love all the amenities and location! Downtown is the perfect place to be in Eugene and the bus station makes it so convenient not having a car. 13th and Olive is such a great price for how many utilities are included as well. I toured with Evie and had so much fun!
Don't be fooled by all the fancy bells and whistles. My apartment was filthy on move in and there are scrapes and dents all over the entirety of my flat. If you're in college it's such a trek to get anywhere. The office staff can be friendly, or just dismissive it really depends on the day. They often look exhausted so I do feel sympathy for them. The gym looks nice but often has broken machines. This area has a huge homelessness/drug problem so get ready to be harassed every time you even step outside, there are security guards inside though. The parking here is a headache. Guest passes are only available during office hours, but if a guest wants to come over after office hours their only option park on the street and risk a break in (which are very frequent). Or you can let your guest in the garage where the towing company will swoop in while you're asleep and take their car for a $300 fee. There are fees for everything, if they could charge you for breathing air they would. Here at 13th and Olive the profits always come before the residents, but they'll give you some cool stuff every once in a while to make it all hurt a little less.
The leasing officer made it sound so easy to sub-lease your room. What they fail to tell you is that you will have to pay a $350 fee to remove your name and the sub-leaser pays a fee to be "approved" even though they are a former tenant. These fee's are not on our lease agreement, but states that once you sub-lease you are still liable for all sums due in event of default? I felt the scam of 13th & Olive coming on as soon as we entered the place, but our daughter wanted to live here with her friends. It has been one issue after another here with poor management and poor tenant service from the front desk. If you want to switch apartments after your year is up to live with your choice of roommates the following year in their apartment, there is a fee for that even though you are already a tenant, so keep that in mind. Security is not what we thought it would be at this complex. Basically there isn't any and homeless and others not living on property go into the gym and pool area, parking garage, etc. Beware while driving through the parking garage as its like a speedway! Management is very unprofessional and avoids speaking with you when you call about issues. The roommate match is a joke. DO NOT rely on 13th & Olive to match you unless you are open to "international students" that do not attend the university, are 25 years old, or roommates that have several stinky reptiles, guess they are not considered pets? In fact they must be down on their student renter numbers as apparently anyone can live here now, which is not what we were told when we signed our lease. I was in the office last week and a 48 year old man recently relocated from Kentucky was signing a lease to be "matched" with roommates. They have emailed our daughter regarding rent being late a couple of times. Not possible, we are paid one month ahead and it is automatically deducted from our bank account. I have submitted bank records on two occasions, then been told the checks were applied to someones else's account and then that they closed their corporate bank account and were looking for another and had rent checks sitting around? They were not too friendly about it either until they realized it was their error. As a parent I could not recommend this property nor would our daughter. Too many other reasons to list as and not enough room. Read all reviews on all sites. Wished we had. There are so many other options in Eugene.
WARNING! DO NOT LIVE HERE! Only a month into living in this unit and my apartment (and a few others) get flooded with water pouring out of the ceiling - mind you this is in their newer Willamette building. What is even more unacceptable is that even up to 24 hours after the crisis occurs, the management is too sorry to even show up to work or even to contact those of us affected by this. Neither answers nor accommodations were provided... Overall, the units are overpriced, the management is incompetent and if one would like to be treated like a human when the worst inevitably happens to them in one of their shoddy units, then one would be best to apply to a different apartment complex entirely. Avoid 13th and Olive and avoid Capstone Properties...
The amenities at 13th and olive are great and there is a wide range. However management at 13th and olive can be a little unprofessional and "wishy-washy". I live in the newest Olive building which may be the reason for many things breaking and having to be fixed throughout the year. Probably should have waited till the 2nd year so all kinks were worked out. Hope this helps.
After living in 13th & Olive for a year, I'm happy to say I resigned my lease for another. 13th & Olive has great amenities (a pool, clubhouse, fire pit, two floor gym) and likes to give out free food from time to time - perfect for a college student. The apartments are primarily beige - which looks boring - but they are easy to spruce up. I recommend living on the top floor because less noise and more privacy, but still lots of access to everything 13th & Olive has to offer. It's a perfect place to live if you want somewhere to relax and study and have a conveniently short walk to all the great things that are in downtown Eugene.
