Property Ratings at 140 Prospect
Building is in horrible shape. Elevators, laundry, electrical and plumbing, constantly have issues. Bed bugs, ants, and inconveniences- no luxury or peace!
The building looks nice but management (this new management) will not fix anything. They are dishonest, They will ignore your complaints but expect you to pay your rent. If they do fix it, it hardly ever fixed right on the first try. Even if you take them to court the judge will force them to fix it but then they still want you to pay late fees and court fee for there incompetence. they won’t compensate you in anyway not even a sorry. The utility bill is sky high on a average $600. When I first moved in my electric bill was almost $1000.00 for per month. There is AC and heating units in every room but they are old and do not work well. Not healthy for breathing. The floor are constantly buckling and there was mold in my unit it took months of complaining before they remove it. If you really like the place try the building next door. This is just a money pit. Because management is so incompetent.
DO NOT MOVE HERE. This is not a "luxury" apartment. So many issues. Right now the flooring in every single one of my 3 bedrooms has literally popped up. It is extremely dangerous and hazardous. We are aggressively looking to move. We have been here for 1.5 years and the same thing occurred last summer. Workers came and left horrible sand all over our furniture and apartment from fixing this (it also took 1 month to fix) and the issue had again occurred. My daughter cut her foot- we are consulting lawyers. You can get much better quality for your money. Very disappointed and disgusted.
Horrible. I wish they never split the buildings... The other management team was so much better. (now Excelsior 2) They are trying though, updates to the lobby, etc etc.
None of the windows are insulated so your apartment will never be warm . Contacted management and complained over and over. Apparently, it’s not their responsibility to insulate the windows. Tried just about everything to warm the apartment up but can’t get the whole house to be warm during winters. Apartment says no dogs allowed but it’s not true. They allow select dogs to live in the building. Get ready for freezing, overpriced winters! Summer is fine expect for the ant infestation.
I have been living here since March 2016. To start with, the apartment is huge and spacious. The apartment is pretty decent for the price so we took the apartment. The issues started showing only when we started living there. To start with, the insulation is terrible. They have french windows and the insulation is very very poor. I can see the window blinds moving even though the windows are completely shut. The apartment ended up being cold for the most part in March. There is clogging in the bathrooms, the faucets are bad, the vanity sink is damaged, the storage area in the kitchen has damages. The apartment was given to us in a very dirty condition. I had to clean it from start to end. The appliances are very old. The microwave takes up twice the time to cook/ heat. The maintenance is probably the worst in the apartment. Everytime I put up a request on their building link, it takes a month to resolve even the tiniest of things. So here is their process - first I put up a request, then the maintenance guys come over at least four times to see what the matter is, then they try to fix it, nothing gets fixed, they promise to come back the next day, I wait for a week and call them up and at this point they have no clue what's going on and they ask me 'what is the matter?!'. So I end up explaining 'what the matter is' and also give them some possible solutions. And then they come and somehow fix it with some shoddy work. I do not recommend excelsior 1 at 140 Prospect Ave to anybody who is looking for an apartment in this area.
I can't say enough about new management. Apartment is incredible. Fantastic layout, great views, impeccable building. But the staff and management is what makes it feel like home.
I have lived here for several years and LOVE what the new management company has been doing! I don't know but it sounds like the last reviewer probably works for the former management company (still running 170 prospect next door). the new management company is professional, responsive and friendly - NOTHING like Silvia and her miserable team next door. Thank god they were kicked out! They have repaired my floors (which the prior management only looked and and it took them 6 months to do nothing about, these guys were here 2 weeks and completely repaired the entire area! My patio screen door was torn and never repaired - I now have a brand new one! I can pay my rent on-line (hello circa 2001) and as far as the elevator - ALL THREE NOW WORK fir the first time in FOREVER! So why is this person complaining now that things are being fixed and improved?! The building has never looked better and seems to be headed in the right direction. I am happy and the toxicity seems to be gone. I am a huge fan of the new management company, building and staff - although Palmari tried taking all of the staff they wanted next door, our valet carts, and left us all to fend for ourselves, we are in a much better position than we were just a few short months ago. BTW, "I currently live here and cannot wait to get out" - Why don't you ask to break your lease if you're so unhappy?! And why now when positive changes are happening? Hum.... Sorry to see you go but I can't wait to meet our new happy neighbor!
The building is really nice with a lot of good amenities, like sauna, indoor pool, ATM, parking and laundry rooms but a lot of these things aren't well-kept. The management's office staff is largely unfriendly, which can be infuriating. If not for those things, this would be an extremely awesome place to stay. The exterior is always well-kept , the neighbors are nice and the concierge team is really friendly though. Also, I must admit the location is great. It's close to one of the best hospitals in the state, less than 5 minutes to get to Rts. 80, 17, 4, 46; 10 minutes to malls like Garden State Plaza, Riverfront and Bergen Outlets; nice Italian restaurant and deli on the 1st floor. I live here with my husband and a 5 and 6 yr. old. Our kids go to Nellie K. Parker Elementary, which is ok; not as good as the rumors/ websites but the high school is supposed to be really good. All in all, the Excelsior is a nice place to live. :-)
This is the perfect building if you want a quick walk to the metro, great restaurants and outdoor space. The common areas are well maintained and staff incredibly helpful. Unlike other apartments in this area, it has a courtyard in the restaurant with a indoor pool, It’s like having a touch of country right in the middle of the city.
Large rooms, many closets, updated kitchen and appliances Have lived in the apartment for over 16 years. Maintenance and repairs done in a timely manner. Indoor year round pool, exercise facility, restaurant and deli. Also a beauty parlor (excellent) and a cleaners also excellent. You do not have to leave the building if you prefer not to. Also the #1 Hospital HUMC is just down the block.
I m living in excelsior for last 2 years. Good location, good neighborhood. It is so close to all major highways n good malls. Concierge s good, management s helpful n maintenance s quick. Loving it here so far.:)
