100 Barclay
Originally built as the headquarters of the New York Telephone Company in 1927, 100 Barclay offers homeowners a rare mix of luxury living in a lovingly restored and converted landmarked building. Designed by Ralph Thomas Walker — declared the architect of the century by The New York Times — the building is considered the first Art Deco skyscraper, paving the way for New York City architectural icons such as the Empire State Building and Rockefeller Center. "The landmarked, historic factor puts it in its own lane. Especially for New Yorkers," says Compass broker Vickey Barron, who led the condominium's sales effort with its launch in 2015. "Some people want a glass tower. This is not it." It's virtually impossible to deny the building's old-world glamor, with its distinctive, cutback facade adorned with carvings of elephants, birds, grapevines and flowers; a street-level 12-arch arcade with ceilings clad in Guastavino tiles and a dazzling lobby of marble, travertine, detailed bronze panels and a mural depicting the evolution of communication throughout history — a nod to the building’s New York Telephone roots. Adding to the lobby’s impact, the ground floor space is accessed through an elegantly modern foyer added during the building's conversion. "You walk beyond it, and there's this historic gem," says Barron. You feel like you're in Europe or a museum." Taking up an entire city block, 100 Barclay retains a link to its telecommunications origins, with Verizon now occupying the first 10 floors. Above those corporate offices, 156 pet-friendly residences with Hudson River and skyline views, an entire floor of amenities and pragmatic features that make day-to-day life in New York City easier, including a 24-hour concierge and door attendant. Homes include studio to four-bedroom residences. Representative prices range from approximately $1.795 million for a 1,185-square-foot one-bedroom, two bath, to $3.3 million for a three-bedroom, three bath measuring 1,779 square feet. At the upper end of the price range, a four-bedroom, four-and-a-half bath, 3,967-square-foot home was recently listed for $11.5 million. Select condominiums offer private terraces, although four landscaped terraces are open to residents. The condominiums feature 10-foot ceilings, seven-foot windows and custom-stained white oak floors. Kitchens are luxurious and equipped for serious chefs, pairing Calacatta Gold marble with a Miele MasterChef oven, Dornbracht pot-filler, wine storage and a Wolf gas range with a fully vented hood. "So, when you get off the elevator, you're not smelling your neighbor's food," says Barron. Bathrooms blend luxury and comfort with a Waterworks tub and fixtures, polished Calacatta Gold marble floor, steam shower and radiant heat flooring. Multi-zone heating and cooling and double-hung windows provide residents with precise climate control throughout the unit, and a vented LG washer and dryer offers incredible convenience. A feature of the 1927 architecture — dead space at the building's core — was utilized for what some might argue is one of the most luxurious aspects of living at 100 Barclay Street: private storage space and stroller parking on each floor. "The storage space is the size of a bedroom," says Barron. "Some people have outfitted them with California Closets." The building offers more than 40,000 square feet of amenities, with many found on the 18th floor, including a club lounge, private theater, a business center and a billiards room. The space is well used, says Barron, who notes the community lounge and bar are often rented out for gatherings. For families with young children, there is a large playroom, and a teen lounge is outfitted with Playstation, Xbox, foosball and more. Musicians can rehearse and practice in soundproof rooms with a piano, while oenophiles can make use of both wine storage facilities and a private tasting room. An extra wide staircase leads to the spa and fitness space on the building's lower level. "It almost feels like you're going to a resort or a hotel when you enter the floor," says Barron. In addition to a full fitness center designed by The Wright Fit, the floor contains an 82-foot lap pool, a 330-square-foot wading pool for children as well as a yoga and pilates studio with a Gyrotonic open area suited for personal training. A steam room, sauna and spa treatment rooms round out the comprehensive wellness offerings, and a litany of services and lessons are available, including personal training, private chefs, triathlon prep and swimming lessons. Located at the south end of Tribeca just north of the 9/11 Memorial and Museum, 100 Barclay is close to a wide variety of shopping and dining options. Brookfield Place in Battery Park City offers luxury retailers and restaurants, from food halls to Del Frisco's Grill, and the Westfield shopping center in the Oculus is home to Eataly, an Apple Store and much more. For grocery shopping, Whole Foods and Target are no more than two blocks away. Public transit is very accessible, with 12 subways and the PATH train lines connecting to the Oculus. Zoned in the shape of a trapezoid, Tribeca means “Triangle Below Canal Street,” and is known for its industrial warehouses that have been renovated as sophisticated lofts (and happen to be popular with many celebrities). Full of world-class dining and retail, the neighborhood is ultra-chic, containing an array of luxury, waterfront apartments available for rent.
Tribeca is known for being an elegant escape from the bustle of city life. In addition to its tree-lined streets and lush landscaping, Tribeca draws many families for its close proximity to Hudson Park and many award-winning public schools.
If you enjoy being able to get what you want when you want it, then you’ll be glad to know that Tribeca shops, eateries, and bars are open even later than most in the rest of Manhattan. However, you won’t find a crazy nightlife scene. Late nights in Tribeca tend to be more low-key.
The neighborhood hosts the famous Tribeca Film Festival every year.
