just know if I can rate these apartments a 0 , I most definitely would. I’ve complained to the office the about trash, rats, nastiness, , maintenance problems, and rusting stairways that look scary and unsafe. The trash that is never picked up. It is rats paradise. It is just nasty!! The parking decks are nasty. The stairs are nasty. The elevators are nasty. The security gate works sometimes and don't worry about ever get your maintenance needs taken care of. If you have a maintenance issue, get ready to wait for a week or never. DO NOT MOVE HERE!!!!! They do not care about hardworking individuals residing here. They ONLY care about getting your rent. I cannot believe this place has a west paces ferry address. The community here is awful!
Fantastic location, nice pool area, and great landscaping. But this place is horrible to live. They never answer maintenance requests, the place is trashed constantly, and the management has no clue.
Worst living experience ever. We didn't sign up for a 5th floor walk-up. Elevator constantly broken (more than 50% of the year we've lived here), grounds a mess, office staff runs the gamut from indifferent to rude. Location seems great, but if you need to get onto the streets outside the complex at any popular travel times, add an extra 20 min to your travel time. Parking lot straight out of Blade Runner. Too bad there's not a negative star rating option.
This is my 3rd year living here. I'm finally moving out. It is ok if you are looking for a nice location. The neighborhood is safe, but someone broke into 15 cars in a single day. It only happened once. I didn't have the best luck with our neighbors. I was woken up 3 or 4 times a month by a woman screaming like she was dying and then banging on her door from 3am-6am on WEEKDAYS. I called the cops the last time because it sounded like she needed help. Our other neighbors let their kids run around by themselves all day. It doesn't seem like they go to school. They leave their bikes everywhere and even in front of our door. They bang basketballs against our door...They scream all day. They also have a dog that cries loudly everyday. The whole family yells at each other constantly. Another neighbor's dog almost attacked me but I managed to protect myself with a box I was carrying to the trash shoot. The dog wasn't on a leash... All of our other neighbors are great, but there are some that come and go that don't have the best intentions or manners. There are also a lot of structural things I had issues with. The stairway to the parking garage in bldg 5 has a huge puddle when it rains. It's basically above your ankles. Water overflows over the stairway, and I always got drenched with dirty, muddy water when I went to my car. There is a ton of construction right now which is inconvenient. Our apartment has terrible insulation. We spend up to $390 a month for power because the AC. We tried to get maintenance to fix it multiple times, but they said nothing was wrong with it. I even talked to the assistant manager. She called the power company and they said their meters were fine. We kept the air at 79 degrees during the summer months. It is ridiculous that it is that much. Just be aware you could pay an additional $390 a month for power. Also, during the winter it is super cold no matter how much hot air you pump in. There is a new management company that just took over. It seems like things are getting better. They have a Amazon package center now and it is AMAZING.
This complex has the best location! My roommate and I attend GSU - to get downtown it's only 15 minutes and same drive to Benz Stadium, 10 minutes to Buckhead bars, 8 minutes from the Battery so there is always something fun to do close by! Brand new Whole Foods 365 across the street is really nice as well.You get your amazon packages super fast and they usually always fit in one of the Amazon drop off boxes that you get a code sent to you for to open the bins so you can get packages 24/7. Maintenance staff is super nice and always quick to respond and fix anything you need. Leasing staff is also sweet helpful too!
cons: Elevator ALWAYS BROKEN in building 3! Repaired after weeks and then breaks again. Area around elevator always floods. Fountain breaks alot and is green water. Alot of recent car break in's. Stairs paint is peeling and looks horrible. Stairs are rusting and looks tacky. "Fake" cameras that DO NOT WORK. New residents yell and argue on weekdays at 3am, leave black and mild boxes, beer cans, Newport boxes all over the stairwell. Be prepared to get a contact high bc the hotel building breaks of weed by just walking by an apartment. Pros: Staff is friendly. Has a parking deck (but needs cameras and better lighting)
The management is terrible, everything is done less than par. My apartment has had multiple issues and the leasing and maintenance has the nerve to go back and forth with me about an apartment I pay them to live in! It’s a shame when you feel like you have to do another person’s job for them!
Do you want to know what its like to live in a third world country without leaving the perimeter? With an inattentive staff, shoddy unit repairs and general poor landscape upkeep the reserve at west paces is the place for you. If you ever need drugs dont bother calling your dealer feel free to ask one of your many neighbors who are blatantly smoking inside their apartments which will inevitably seep into your room through the ventilation system. That is if you can smell it over the odor of the garbage chute that is constantly backed up with garbage spilling out into the walkways. With its covered parking car burgers can break into your car without even getting wet as they have done numerous times. If you are a family looking to live here the several screaming children running everywhere will give Jr a lot of friends to play with. Are you more of a green liver well good news too my friend you will save both your money and the earth when you don't have a working oven or AC. You can save a trip to work as well when you have to wait in your apartment as well to have them physically see that something is broken in order for them to fix it. Mother earth and Atlanta traffic will thank you. In the mornings when you leave for work at 7:30 hoping to get to work you will be stuck for 30 minutes trying to leave the complex due to its single gate (not exaggerating). Seriously check the traffic app on your phone in the mornings it is always red because of that intersection. In all seriousness this place is the worst, I would rather rent a used dumpster from waste management before leasing a place here again. The staff is rude in telling you that you don't have any packages when you do. Maintenance will fight you tooth and nail about repairs and will only fix something on their schedule, AC was out for two weeks. The place smells of pot at all hours and there is an almost weekly domestic fight that reverberates throughout the complex, several loud parties going throughout the week. Strippers will come to the pool and do cocaine (that only happened twice though so maybe they got that under control). PROS They have a fountain
Worst apartment complex I have ever lived in. There are car break-ins, it takes a very long time to get out of the complex on work days, and the staff is awful. The staff ALWAYS gives you a hard time about getting packages. One employee even told me it wasn't her job to get packages. They send out nasty memos about picking up packages, when in reality they just aren't organized with the packages. Maintenance is awful. A stove top didn't work and I asked for it to be fixed. They said it wasn't broken. We went back and forth so much that I ended up having to take a picture of my hand on the stovetop showing them it didn't work. They replaced the entire stove with a stove that's light didn't work. My AC went out in May and I called and left a message and they never fixed it. I had to move out with no AC. The sinks are plastic, so if you straighten or curl your hair,you will burn the sink and they will charge you for it when you move out. I could honestly go on and on about how horrible this place is. Even though it's cheap, it's not worth moving in. Don't do it.
I rented an apartment at this place on November 25th, 2016. The place was not ready, there was a hole on the door, fridge was leaking, light bulbs needs to be replaced, the balcony door not working properly, the walls were dirty, fire place not cleaned, we found roach first day of moving. We reported all of this during our walk with management yet they haven't came to fix anything as of 01/12/2017. I went to the leasing office at least over 10 times and NO ONE cared or came to fix these issues. My first month payment in December. I was told I can pay online, I did and got a confirmation my payment went through with no issues. 7 days later I get a notification from the leasing office saying the payment it didnt go through and I need to pay them. I went to the pffive showed them my confirmation and my account of the money that was valid however they said that I didnt have money and that is why it didn't go through. Meanwhile in the account there was money to pay for over 5 months of rent payments. To add to that they told That I will be charged an additional late fee for not paying on time . I tried to show them all the valid information I have of the payment going through and also how come no one contacted me on second day if we are to say the payment didn't go through. Anyways I said I will not deal with these low class managment people as they threatned me by kicking me out of the apartment if I dont pay the late fee and I have the threatened email from managemnt that I sent to my legal lawyer for record. On the month of January 1st I went to the office and kindly asked that its bee over month and half and no one has came to fix all the issues and i have to clean the floor each morning from the water leaking. They told me we will come look at it when we get a chance. I said you know what i want to break my lease right away and get out. I signed a form to break my lease and asked them to send me a form of the total of how much the penalty for the breakage of the lease will be. 11 days later I am astill waiting for them to send me that form. As of now I have all records of emaiilas, conversations, pictures, and I have sent them to my lawyer that will be taking this case with them once I move. I am breaking my kease and paying over $3500 just not to live here and deal with this type of management and people. And I will assure they will be hearing from my lawyer, also I am writing this to urge everyone not to live here.
This place was the absolute worst living experience I have ever lived through. I lived the Reserve for a year and a half and I never was able to get rid of the cockroach infestation. The evlevator and common areas constantly smelled like weed smoke. The outlets on the walls would constantly trip because of the poor electric system in the buildings . The people who worked there were often complacent with my request like fixing my stove so the burners would work all the time. When I signed my second lease they offered to give me new rugs I instead asked them to touch up paint my walls... They did neither. On top of that they charged me $800 to fix what they called damages. They said the rug needed to be replaced when in actuality all that needed to be is steam cleaned. They also tried to charge me an early termination fee that I already paid them on the final bill. Do yourself a favor and don't move there,do your friends a favor and tell them about my experience.
I cannot emphasize enough how strongly future residents should stay away from the Reserve at West Paces. Every person that I dealt with from the Woodford Management team at the Reserve at West Paces acted in a disrespectful, apathetic, and incompetent manner towards me. They do not care about individuals, only about churning in new residents. This is your home, even if just for a year or two. Go somewhere that treats there residents with respect.
I have really enjoyed my time at Reserve at West Paces Ferry. I have lived here twice since being here in Atlanta from 2011. Unfortunately, I will have to move due to my renewal increase of $300 for the same apartment. I guess this is because their is a new property management company.
