I just wanted to write a quick review on how amazing of an experience I had with the help of the property Manager Chris. He not only went above and beyond helping me navigate the process with the application but also made himself available for any and all questions I had throughout the move in process. I have lived in multiple Apt buildings in LA but none of those experiences compared to my experience with the property manager here. Thank you chris for being so unapologetically honest and helpful.
Let's start with how unsafe this building is. there are no cameras at all on the entire property, there is also no security. We have had the building broken into 100's of times, we have had a homeless person set the trash cans in the laundry room on fire to keep warm, and we have had homeless people sleeping in the halls and stairwells when it rains. They break into our garage break windows and ransack our cars. There is a Methadone Clinic next door, they turn away their patients and in turn, they break into our building and cause havoc. Our mail box has been broken into, the front door can be picked and is rickety.
I been living at Casa De Fuentes for almost a year now. Beautiful apartment for the price and location BUT the walls are paper thin, if your units are mirroring each other, you feel like you are living in a roommate situation for a full price individual apartment - you hear everything, there is no privacy living at Casa De Fuentes. I currently have a noise issue with my neighbor about 3 to 4 months living in the building. I am still dealing with the same issue its going on 7 months now, the corp and onsite management decided to keep the tenant, even though I submitted recordings of the noise and time marked. The neighbor was throwing parties studio sessions in the evening, noise at all hours of the evening (12am, 2am, 3am, 6am) and on top of the fact during the day there is singing all day as if this apartment is a studio. Its been almost two weeks and I still have not heard back from EGL Properties Management regarding my recent complaint with the noise again. I am very disappointed and would never recommend living at Casa De Fuentes or rely on EGL Properties to help facilitate their leasing agreement terms with other tenants. There is no protection of California Civil Code Section 3304 and support in their quiet hours for 8pm - 8am.
I love the location, it's far enough from the hectic Hollywood Highland area, but is nested just West on Sunset and Highland, people park on the street sometimes to rock their costumes and get ups on Hollywood blvd. The building has great views, shared laundry, one elevator, a weird floor plan, great external look, but... Cheap management who is very lackadaisical, they make the cheapest investments and repairs as possible. Many tenants have a range of complaints, but it's bearable for the price and location. But recently there have been significant rent increases, so love that lease, or they'll hit you for hundreds every 6 months. I love the place though, and it's easy to rent. Other odds and ends include weird online portal that forces e checks from your bank account, charges $3.00 on top, and fees for credit cards. Lastly, the underground parking has had cars, bikes, and property stolen. It's not terrible, but it does happen. You alone are liable. Egl highly recommends insurance and leaves paper notes on your door regularly with notices that their coming in for inspections. But it's Hollywood, safeish, and cool looking.
