Appropriately named, Park Hill rests on a bluff overlooking the Hudson River and has several parks. The neighborhood is also located between Van Cortlandt Park and Tibbets Brook Park. This charming locale is known for its scenic views and quaint houses in a variety of styles including Victorians, Tudor-style, and Queen Annes, but there are apartments, condos, and townhomes available for rent as well. Along with restaurants, grocers, and stores along South Broadway, Park Hill is located directly south of Getty Square, the city’s downtown district. For even more shopping, dining, and entertainment options, residents can travel into New York’s boroughs via Route 9 or the Saw Mill River Parkway. There are also several bus stops in Park Hill and a train station is just a few blocks away.

Property Ratings at 15-21 Caryl Ave
Upon moving in I couldn't use the oven for the first 21/2-3 months. There was no closet rod in the big walk-in closet in the entrance hall and there was no light in the back hall to the bedroom or in the small closet off of it. The range above the stove didn't work right and the refrigerator was leaking cats and dogs.It took about 3-4 months to get them to replace the stove and refrigerator. The place was filthy and the lights were out completely for the first four days. Upon calling Con Ed, I found out that the previous tenants had an outstanding bill of over $2000 so I couldn't get my lights turned on until I showed them that I was not the same tenant! The heat barely works in the bedroom and I share the apartment with cockroaches, mice and sometimes bed bugs! There was no closet in the bedroom so I had to go out and purchase my own rod on wheels. The hot water in the tub and shower were reversed for the whole time I lived there until my mother came to stay with me after surgery and was scalding herself and I complained and had them fix it. I've also experienced visits from critters coming down from the roof, apparently we have a family of raccoons living above us. They stick their head in the kitchen window, thinking they will pick up some food. Oh boy do those things fight at night. I have seen them down in the back parking lot out my bedroom window, running around down their with the stray cats who call the parking lot their home. Numerous times I have had to have my light bulbs changed either by the super or his assistant. They burn out every two weeks or so, sometimes sooner. I think there is something living in the fixtures, Oh well, I'm not long for this apartment as the landlord has denied receiving the payments that my rep payee has made to him even though she has proof of the payments and notes that he has cashed the checks. The noises that I hear living here is cumbersome. I used to have a neighbor who played his TV on into the 4:30 am time slot when it is about to be discontinued for the night. I also have people who battle on one side and across the hall, and sometimes out into the hall. The super has even admitted to me that the heat is not set to turn on until the temperature reads below 52 degrees. That is not even a legal level. And this apartment is a dust collector, it gets manufactured faster than I can pick it up.
My aot, is a nice size but that is about it's only advantage. The trash collection downstairs is always stuffed and smells, we have cheap washers in the building and they are new. There is two large closets in the entrance hall and the kitchen has space for a table but hardly any counter space and I had to bring my own cabinet to make up for the lack of cabinet space. I like the size of the living room but the winter has seen some cold temperatures and I found out that the degrees at which the heat goes on is 52 degrees which is below the legal limit. I am always having issues with the lights, they burn out a lot and the landlord replaced the fixture in the living room, but still I am having issues. There were no screens on the windows and I had to get them to do a lot of repairs. I finally went to the building department as the fire department wouldn't help me with the alarm that kept going off on the door to the roof. I just tried to stay on top of the repairs and brought it to the attention of the inspector whenever I couldn't get the super to take care of the issue on his own.
