The home includes three bedrooms with a King bed in the master bedroom, another King bed in the second bedroom, and a Queen bed with a Full bunk bed in the third bedroom. The open concept living room features board games and a 'Take a book & leave a book' bookshelf. There are three outdoor living areas: a back patio with seating and a BBQ grill, a private dock with seating on Lake Rayburn, and a fire pit in the front yard. A washer and dryer are available for guest use. Renters must fill out a guest card with each guest's name to use amenities such as fitness centers, lakes, boating, fishing, tennis, and golf. There is a $30 fee associated with this, which must be taken care of prior to arrival. The Bella Vista POA Member Services office is not open on weekends, so arrangements must be made in advance. The home is within 10 minutes of some of Northwest Arkansas's premium hiking, biking, and walking trails. The location offers sweeping views of the Ozark Mountains and easy access to outdoor activities. Exterior cameras may be present for security purposes. Check-in is any time after 3:00 PM. No parties or events are allowed unless pre-arranged with the host, and an event fee has been paid. Unauthorized parties will incur a $1000 fine. The property is not pet-friendly, and pets discovered will incur a $400 fine. Unauthorized checkout delays will incur a $100 per hour fine. This is a non-smoking home, and smoking will result in a $1000 fine plus the cost of any smoke remediation necessary. The master bedroom includes a desk area for those needing a workspace during their stay. A laptop computer is not included.
