Allowance or dis-allowance of smoking will be decided at property owner’s discretion. 4. Income requirements: Income greater than 3 times the monthly rent with verification. a. Roommate applicants may use combined income to meet the 3 to 1 qualification requirements. 5. Employment: Six months current employment with verification and stability and/or employment history must have a good pattern if new job. 6. Applicants must have an established rental history. a. Exceptions will be made for individuals moving out on their own for the first time. An exception will also be made for those moving from home ownership to a rental situation. b. In some cases a co-signer may be required. 7. If applicants are applying as roommates, the denial of one applicant will result in all applicants being denied. 8. All applicants will be informed of their application status: Acceptance or rejection through the email provided on the original application. 9. All applicants 18 years or older must fill out and submit a separate online application. 10. All applicants will pay a $50.00 application fee. 11. If a lease is written the tenant will be required to pay a security deposit in the amount specified in the marketing add. 12. Additional fees that may occur during leasing period: a. 10% of rent amount late fee for rent payment after the 5th of the month. $75.00 NSF Fee on all returned funds, and $300.00 Re-letting fee for breaking a lease. 13. A $200.00 Tenant Initiation Fee will be charged to the tenant at the time the security deposit is due. ERA Resident Rewards: $39 / month in addition to rent.
