About This Property
The apartment is centrally located on East Queen Anne Hill, within walking distance, of those that can, to the Seattle Center. The bus line runs directly by our front door. It is the bus line numbers 3 & 4. And we are close to QFC, Safeway, Trader Joe's, and Metropolitan Market. Sanctuary. Our garden-level apartment is in an urban area with a sanctuary-type setting. We offer daffodils and apple blossoms in the spring; outdoor patio with grill and sheltering maple tree in summer; and blackberries and apples in fall. Late Victorian period building, respectively renovated for 21st century comfort. The original clawfoot tub (reporcellinized, now with an attached shower) is still here. There are wood moldings, built-in china-cabinets, hardwood floors, stained glass light fixtures in living areas. There is a modern kitchen with oak cabinets, full-sized dishwasher and over-the-stove microwave. A real kitchen queen antique stands to provide additional cabinetry. In 2011, we added a natural gas stove for heating and cheery warmth for those colder nights. It has an oak hardwood floor that needs to be protected by an area rug in the main living area. There is a sitting room, which on occasion has been used as a bedroom. There is a regular bedroom plus a bonus room storage area that can be used as a walk-in closet, dressing room, or office. Maybe all three. This area has a large wall-mounted 3-mirrored dressing piece with its own storage for accessories or makeup. Apartment B as the garden apartment has open access to the fenced backyard and just steps away from the laundry room. -It is the quietest apartment in triplex: isolated from street traffic- casual or intentional -Garden room is either a 2nd bedroom or is convertible to an entertainment/living area. -Walk-in closet/dressing room -Asphalted off-street parking space -The apartment has been energetically cleared (Feng shui consultant) Note: We like tenants who are willing to exercise conservation. We pay everything up to $300 per billing period. Each Seattle utility billing period is 6 weeks. Each tenant must also be willing to minimize their garbage output by recycling and yard waste. This means that recycling and separating compostables (as defined by the City) for yard waste is required. Total water usage also includes the on-site laundry, which is coinless with late model electric washer and dryer. Tenant Screening Criteria 1. Minimum credit score of 680. A lower score is negotiable if credit worthiness can be proved. 2. Income: rent should be the suggested 1/3 of total income. The actual ratio can be negotiable. 3. Prefer no more than two adults per unit. 4. Previous rental experience with one landlord reference preferred. 5. Require positive employer reference. Employment should be stable for several months. 6. Agree to rent reduction for tasks, such as garbage help, that are deducted from rent. 7. Proven integrity to be judged by referrals. 8. Have a working phone number and a voicemail that can actually take messages at all times. This includes answering voicemail in a timely manner. 9. Have gardening capability for cleaning up the patio areas in Unit B. Please, no unorganized or clutter of personal storage on back porch. 10. Know that pets are negotiable. Cats preferred. No large dogs over 30 pounds. Dog owners must have referrals indicating good ownership habits of clean up, grooming, and exercise. 11. Have a working sense of community & willingness to exchange labor for rent reduction. Garden Level Apartment in Queen Anne: $1900/month This is a newly renovated 2 bedroom apartment with totally new fixtures and appliances in a historic Victorian Queen Anne Triplex (c.1900). Many Victorian touches, such as the clawfoot tub and stained glass light fixtures. New refrigerator with ice maker and water filter, microwave, and electric stove. Perfect for two roommates or a couple. On bus line to downtown, Seattle Pacific University, etc. This historic house is a three apartment triplex. Landlords live on the main floor sandwiched between the two apartments. The apartment home has 5 rooms, with approximately 1090 square feet. Laundry/washer in adjacent room. Natural gas heating stove to mimic a fireplace. Electric wall heaters for extra warmth. Large walk-in closet with full length mirror for dressing area. This room could be used for extra storage or home office. This unit has free parking & double car parking available end-to-end. The triplex is situated on a large lot with a backyard with lawn, fire pit, and shared BBQ. Unit B has two landscaped patios in front of it with bird feeders. Tenants who like to garden are encouraged to apply. Reciprocity would be a great quality of character.

Perched on a tree-filled hill, Queen Anne is one of Seattle's most famous neighborhoods. It is named for the elegant Victorians that once dominated the landscape. Extending from the north end of Downtown Seattle to Lake Union's Fremont Cut, Queen Anne changes as you travel through the neighborhood -- the end closest to downtown contains the Space Needle, Chihuly Garden and Glass, the Museum of Pop Culture, and Key Arena. The north end is a little more residential and is home to Seattle Pacific University. Be sure to visit Kerry Park for amazing views of Downtown Seattle and Mount Rainier.
