Important Information Property Address: 154 Helen St, Lansing, KS 66043 RENT: The rent for the premises is ___$1000__per month, due on or before the 1st day of every month. A late fee of $50.00 on the fifth of the month and $5 per day will be added for each day rent is not paid after the 5th of the month Rent is payable by cash, check, or money order. SECURITY DEPOSIT: A security deposit of $1000.00 to be refunded upon vacating premises and returning of keys. The security deposit may not be used for the last month's rent. Move in Cost: 1st month rent + security deposit UTILITIES: Resident agrees to pay all utilities and/or services based upon occupancy of the premises. Sewer: Landlord will pay up to $50 a month. Tenant is responsible for any amount over $50.00. TRASH: Landlord will pay trash. All trash needs to be in trash container and placed on the curb. YARD: Landlord will mow yard during the summer months. Resident will be responsible for snow and ice removal. PETS: No Pets allowed. PARKING: 2 Driveway Space, No more than 2 vehicles OCCUPANCY STANDARD: Two (2) person maximum occupancy per bedroom. AGE REQUIREMENT: Lease holder(s) must be 18 years of older. All occupants 18 years or older will be required to complete an application (even if living with parent or guardian). APPLICATION FEE: A $40 non-refundable application fee is required per application. In addition to our application all residents have to be approved by the mobile home park. There is an additional application fee of $30 non-refundable. All applications will also have to complete an application through Pet screening. No charge if you don't have pets. CRIMINAL HISTORY: Must exhibit no criminal conviction involving violence, firearms, illegal drugs, theft, crimes involving theft, or destruction of property, or any crime involving a minor. We screen our applicants carefully, and we completely verify all information provided to us on the rental application. We run a credit report and a background check on every applicant, we verify employment, and we check previous rental history. The screening and verification process is used for every applicant the same way - fairly and consistently. We also work to observe the fair housing laws. By making an application for one of our rentals, you acknowledge that these verifications will be done and give us permission to do them. Please completely fill in the rental application. If you do not provide us with complete information, we will not be able to process the application. We will do our best to process your application quickly, normally within a 72-hour period. I hereby waive any claim for damages if my application is not accepted. 7. I understand that every faith effort will be made to have the premises ready for occupancy as promised. However, should the premises not be available for occupancy on the date promised, I hereby waive all rights to seek to recover damages of any kind form the landlord. 8. I hereby authorize and permit the landlord to obtain any information necessary to verify the accuracy of any information or statements I have made in this application. I authorize and permit queries regarding continued creditworthiness and for purpose of collection of unpaid rent or damages to premises, should that become necessary. 9. I shall not hold the landlord responsible for any allergic reactions to the premises, inside or outside, from me, other occupants, or guest.
