My name is Matt and I am looking for a respectful tenant or tenants to rent the entire top floor (~1000sq ft) of my park hill home. The top floor has a private front door entrance, front porch, living room, dining room, kitchen, bathroom and two bedrooms. I will be living in the basement. The back porch/yard and laundry room is the only space that would be shared. The house is located in park hill blocks from beautiful City Park and Golf Course. Park Hill is home to many large historic churches and you are one block from the lush 17th ave greenway. Colfax shops, bars, restaurants and the Denver Museum of nature and science are all a ten minute walk away. 5 blocks to Jewish Hospital. Please excuse the disheveled pics with all my stuff as I am still in the process of moving into the basement. The top floor: Beautiful cherry hardwood throughout and built in original wood features. 1 medium bedroom (11’ x 11’) comes with a full closet and ceiling fan, this room stays cool in the summer with a large north facing window. The smaller bedroom (8’ x 9’) has a full closet and a west facing triptych window set that overlooks the backyard as well as a large north facing window. The bedrooms are split by a small bathroom w/ bathtub, this is ideal for a bedroom and office/studio setup. There is a large living room (22’ x 12’) with a working wood fireplace and a small dining room (~12’ x 12’) both with south facing windows. All with built in original wood cabinetry/hutches. The tiled kitchen also has sunny south facing windows, with a refrigerator, dishwasher, older stove top/oven, and a large new stainless steel sink. Fun facts: There is a shared washer/dryer in the basement. A lush back yard has massive shade trees that keep the house cool in the summer. There is also a native plant garden in the front with ~50 CO plant species. Street parking only with a shared storage space in the basement. Rent is $2000 a month plus split utilities. 1 year lease but can accommodate shorter. Plus a 2000 deposit. I will be moving into the basement this December. Move in date is flexible but probably no earlier than December 15th. I have a small chihuahua named bear who couldn’t care less about other dogs lol. He will not have access to your unit from the basement but I thought I should mention it due to any possible allergies. Cats/Small dogs ok, probably no large dogs due to the somewhat pristine cherry hardwood floors. This is a 100 year old house in a historic neighborhood, the trade-off being there is plenty of maintenance to keep on top of. Rent discount if you are handy and can help me out from time to time with projects. This is not a new condo so try to adjust your expectations. I am a 40 year old guy who studies fungi at UCDenver. I have a lovely girlfriend (lives separately), I do not party that much but don’t mind if you do on the weekends.
