I wish I would have paid close attention to the bad reviews. I recently moved out and I was there for over 2 years. It is not worth the money to stay here. Cars have been broken into despite this place being "gated". Parking on the street is non-existent after 3:00 PM. You have a carport assigned and most require you to go up two flights of stairs depending on where your unit is. Most of my neighbors have moved out due to the constant issues this complex has. The office staff is great and cordial but the complex is not ideal.
Let me start with that the staff at the office are cordial and nice. Always had pleasant encounters with them. They organize events for residents where we can grab a bite to eat. The complex needs so much work though. The walls are so paper thin. You hear kids running down the hall which echos loudly, or you hear them yelling outside in the court yard. There is so much paint coated on the walls that during the hot summer, we had if you had furniture of any kind against the wall, once you moved the furniture, the paint would come off. The flushing on toilets is not great. There is a lot of water shut off and at times, they shut it off all day. The number of times the cars have been broken into while I was there was absurd. Even though this is a "gated" community, questionable people are roaming around late at night. The guest parking is by permit and I believe each residence has 16 a year. The parking on the street is nonexistent. There is never parking on the street unless you go park your car anytime after 8:00 am or before 3:00 PM. This complex is one of the cheapest in orange county but I still don't think it's worth the money.
I am relocating; however, my 2 years here have been great. The ladies in the office were compassionate and caring when I had knee surgery to let me use a different parking space with less steps. I was very grateful for this. The few work orders I placed were completed in a timely manner and the maintenance team is fantastic. The porter is very nice as well, she does a great job at keeping laundry rooms clean and the complex in general. They do have exterminators spray property weekly along with weekly landscaping. There is a new manager and he has incorporated tenant activities like bbq, taco bar, popcorn, and festivities for holidays with raffles. There is a monthly raffle that If you pay rent before the 1st of the month you are entered into a raffle to receive a discount on rent. There is an online portal to pay rent and submit work orders-24/7. Management sends out important information by email, and important notices placed on each door along with a monthly news letter. The old vending machines (which have been moved to the pool area) has been updated with a new vending market that has more food/drink options, laundry detergent and more personal necessities. There is new security for the property as well and the gym has been updated with new workout equipment.
The maintenance crew is nice but other than that I feel bad that they have to work for a poorly run apartment complex. They always wait for something bad to happen and aren’t very proactive until things have gone way too far. When you call In for work order and recently they upgraded to a new online platform finally you would always have to call Lynn and sometimes things wouldn’t get done as they had promised. The cockroaches and the water shut off’s that’s what you get for being here not to mention homeless people sometime making their way into our property even it might be gated and sleeping in random common areas. The rent goes up every time your lease is up and it’s not worth it even though they will say they will give you free water the water here is horrible. I’m counting down the days and hours till I move out but honestly the people upstairs are ridiculous every single time I come home because of them stump been way out of control despite me trying to be nice they are very confrontational and I have dust everywhere and because of that I found out I have allergies do to help bad and run down this apartment is we have centralize AC but we had to pay for someone to come in and clean out the filter ration system which was never done apparently we found crayons and other random items.
I'll make this as concise as possible Cons: 1. Water is shut off every other week 2. There's cockroaches, I've found a HUGE one in my apartment shortly after moving in, and a few in the hallways 3. Appliances are old and outdated, our AC is not up to the task and our apartment begins to get warmer than the outside 4. Horrible parking accommodations, not to mention multiple notices dictating residents to move their cars with the threat of being towed. 5. Strict rules are enforced in regards to pool use, good luck bringing your family here they literally did a head count and told us we had too many visitors 6. Confronting the manager results in nothing, she just double downs on whatever ridiculous rules they dictate 7. I've only ever seen 1 security guard, and he's here only 1 time a week, there's apparently 2 more but all they do is tow your car, they're never here. Pros: 1. Maintenance does their job 2. Queta is nice to deal with 3. Residents are quiet and peaceful
See my full review on yelp. We lived in Arbor Park for almost 3 years. We started in a 1 bed unit because the larger units are almost never available. 2 years in a 1 bed den became available. The 1 bed unit we lived in was on the 1st floor and an end unit. But because the 1 bedroom units only have windows on 1 side The summer months you will bake. The 1 bedroom units have a wall mount AC unit that's pretty much worthless, but its only in the living room, which means your bedroom bakes. The entire apartment is painted, and by painted, I mean PAINTED. Ever door, cabinet, shelf, hinge, circuit breaker, even outlets were painted. There are easily 50 layers of paint on everything. The 1 bed den unit we lived in was on a 2nd floor. We got this unit during "upgrade" to the units. The larger unit was to be $70/month, but it was $200/month. The only upgrade was that they put in a cheap tile. This unit had a central AC. The problem is that it was so inefficient that it never got below 78 when it was 85 outside. We asked for the air filters to be replaced twice in 1 year and it still didn't help. Again, just like the 1 bed unit, everything was painted. We decided to leave Arbor Park because we were moving 600 miles way. A month before we moved, we got a letter from management informing us that they were raising the rent by $100/month. Not because they wanted to make improvements, but because the rents are all rising in Orange County. And if you didn't sign a 12 month lease (not available when we moved in or transferred units), an extra $100 was placed on you. Regardless of all the issues we had with the units we lived in, I want to say that the management team of Arbor Park was amazingly friendly and professional. They belong operating a much higher class facility that they are now. The maintenance team was ok. They tried but it seems like the maintenance team is the most under funded part of the complex. The water was regularly turned off easily twice a month. The complex is fully gated. When they were down, they just left the gates wide open. I noticed a serious safety issue as well. When the power went out for a few hours, the gates did not open. The staff had to come out and open them manually. The resident were always polite and peaceful. Only once in 3 years did we ever have to report an issue with a resident having a loud party after 10pm and I noticed that they weren't there much longer after that report.
This complex is close food, shopping, and entertainment. The staff is friendly and attentive.
Thought this would be a temporary place to live but have been here 3 years. Staff is always pleasant and helpful. Any maintenance request handled quickly. Close to shopping, restaurants, and entertainment. Has drawings to win $$ taken off your rent.
I have lived here for over 3 years in a studio apartment. The complex is large with studio to two bedrooms. The water seems to be turned off more than it is on. The studio apartment doesn't have enough ventilation that there seems to be a problem with mold growing on the bathroom ceiling. Security is lacking for a secure complex. The front door seem to be always open or the lock broke. Someone opened my locked patio door and almost entered before they were caught. I told the office and their first response was if I had called security to have more patrols. That is management job to keep us secure. The office doesn't seem to really care about the safety of the tenants.
