Property Ratings at 1600 Elmwood Apartments
Day 4 with broken A/C, supposedly throughout the entire property. 80 degrees in the apartment at all times is miserable for both me and my poor dog. No word from the office and zero updates or apologies until you call to ask why it’s still not fixed almost a week later. For the amount I pay in rent, I’d expect better communication and for issues to be resolved more promptly.

I moved in to 1600 Elmwood Apartments a week and a half ago. The employees in the leasing office: Tracy, Jeff, and Amber made the move stress and worry-free. These employees always greet residents with a welcoming smile! Maintenance requests are handled immediately and efficiently. The workout room is small but it is kept clean and all the equipment is functional. My stay here has been great so far, definitely a good apartment complex to live in. All of my neighbors are nice and friendly too.

I've been living here for 11 months. Quiet building with 3 floors, and 12 apartments total. I live in the basement level which is convenient to the laundry room however, my lower level unit has had problems with multiple insects such as, big black spiders, silver fish (ewww) and beatles. I've had my unit exterminated twice which has helped. Neighbors are nice but mive out/im om a regular because mist of them are residents at UofR and Eastman Dental, so when they finish their residency they move. Nice neighborhood, and convenient to all shopping (walking and bike) distance. The maintenance team is fast and efficient. As is the office staff. My 3 complaints is the rent is high. I pay 1200 mo for a 2 br 1 bath basement level apt. Everything is included EXCEPT for my 2nd complaint which is (WATER) you find this out after you move in and get a water bill in the mail. My 3rd complaint is the units are outdated. They need a serious makeover for the amount of rent you pay. Overall I give this apartment a 7 out of 10.
All of the comforts of home, with a little luxury added in. Close enough to downtown to be involved in everything the city has to offer, but just off the beaten path enough to enjoy a more quiet laid back atmosphere. Best of everything!!
