Property Ratings at 1600 Tosa
This is for management. I called to inquire about an apartment no one there to answer the phone so I left a message. After waiting a day or two with no response I called again with the same result no answer. This time the message said mailbox is full. I tried calling a few more times and just gave up.It has now been over a week with no reply, and I have since rented an apartment from another place that answered that day and emailed the application promptly. If the owners of this property read these reviews, it's time to change management. Successful businesses have staff to answer calls or at least get to the messages and not have a full inbox.
I moved here a few weeks ago and I’m loving it. Karin, the manager, has been great; she’s patiently answered all of my questions leading up, during and after the move, and made my move-in super smooth. It feels kind of isolated from all of distractions of urban living, but is still very close most everything I need. Noise has not been a problem at all; sometimes I forget I have neighbors since I only ever hear them moving down the hallways. I was very happy with how quickly this place felt like home.
I took a tour with Karin, the office manager and she is amazing. Very friendly. The club house and exterior was very clean and decorated beautifully. She was very patient and answered all my questions. She kept in touch even over the busy holiday. I would rate my experience A+. I look forward to calling 1600 Tosa my new home.
Spacious rooms and great location off the freeway, but walls are not insulated so you hear EVERYTHING. Sinks are very shallow making dish washing very complicated. Carpets are not padded underneath so you hear the herd of elephants roaming around above you. For the same price, you can find comps nearby that will have granite countertops, garbage disposal, ice maker, hard wood floors, and more luxury amenities.
We were one of the first tenants in these apartments. We have stayed there from 08/2012 till 2016. People were really friendly. Starting from The apartment building owners to Karen the manager, everyone were down to earth and good easy going people. They don't manage it like those corporate apartments. there is a police station less than a block away. The neighborhood is super safe. There are trails near by in walkable distance. We used to go for good walks and bike rides to the trails or into the neighborhood. In brief, We personally stayed in several apartments in several states. We enjoyed staying here and We would recommend 1600 Tosa to any one.
I will start with the positives: great location, beautiful landscaping, plenty of parking, apartments are newer and very comfortable and spacious. Now, on to the negative. Management is AWFUL. I lived here for a year and never got a prompt response. There were some issues that I called about monthly and never heard back from or got resolved in the 12 months I was there. Based on some of these reviews, perhaps Karin is more responsive and attentive to the first residents that moved in and she possibly knows better? I can tell you as someone who lived here from 2015-2016, she is no longer organized or responsive. For the price you pay to live here it shouldn't be unrealistic to expect a quick response when you bring up issues... you'll be lucky to get anything from these managers. Although the location is prime and the apartments are new, you can find a much better management team elsewhere in Tosa for similar apartments and price.
I moved into 1600 Tosa in late 2012 just as one of the 2 original buildings opened. I was always really comfortable here and pleased with the building and the management. I moved out in early 2016 because I needed to be closer to work, but now, in 2017, when my work situation changed and allowed me to, I moved back. I read some of the reviews on this site that were negative and I have to say that my experience is a little different. For example, although I do think you hear your neighbors a bit, it's no different than almost every apartment I've lived in. My last place was always noisy after hours due to nearby bars, so 1600 Tosa is MUCH quieter for me! I also saw a couple of complaints about management, especially responsiveness. In the time I've lived here this was NOT my experience. While it's true that sometimes I didn't get an immediate call back (perhaps they could do better about making a quick initial response so that so that people know they received the concern and are working on it), generally it was because my concern was actually being worked on and as soon as there was an answer I heard from Karin or the staff. Everyone was always courteous and professional to me, so I have to assume that what some other reviews said was an exception, because it doesn't match my experience. So in any case, when the opportunity came up, I came back to live here again. For me it's because it's run well, newer, and well-maintained. It's also in a great location and convenient to a lot of new shopping areas and the freeways.
Without a doubt, these apartments are some of the nicest in the area. The interior and grounds are well maintained. However, I do have a gripe regarding management here. Even as a tenant, you must be extremely persistent (multiple emails and voice messages over a span of weeks) in order to get a response from management, if you even get a response at all. It is unprofessional to have apartment management staff who can't or won't respond to paying tenants. It is disappointing, because these apartments are great, but I think that the poor management trumps any of the good that this apartment offers. Additionally, it is quite noisy at times due to the construction/grounds work that is going on in the vicinity.
Poorly insulated windows/doors/walls, so very prone to noise inside and outside of the apt. Maintenance service is very slow and needed to write an email, make a call, etc. for multiple times. There seems to be only one or two people who take care of the entire apt complex, so things are slow and sometimes even unprofessional.
Maintenance service takes forever to get back to you, and I eventually had to give up getting things fixed. There's no insulated windows/walls installed and based on talking to other residents of this apt, they all agree on the noise problem both with the neighbors and from the outside. The apt seems to be obsessed with landscaping so there's constantly something loud going on.
Beautiful property...inside and out, but the walls and floors are not insulated AT ALL. You can hear EVERYTHING your neighbors do and say. You may think there's an advantage to having a police station nearby...WRONG! They practice shooting at their outdoor firing range WITHOUT NOTICE 2-3 hours at a time and it sounds like fireworks going off outside your window. After the first month we were ready to leave. We can't wait to get out of here. If you're looking for a quiet place to live...don't move here. It's worse than living in a dorm. Management is slow at getting back to you...if they get back to you at all.
I moved in when the construction of the first building was completed in August 2012, and while I've hopped around to different apartments over the years, I'm still living here! This is one of the nicest and newest apartment buildings in the Wauwatosa area - not to mention the cheapest of the modern apartments too! The office manager, Karin, is super friendly and always available. She's putting together the first annual 1600 TOSA summer BBQ coming up in early August which should be a lot of fun! The 24/7 fitness center means that I don't need a gym membership. Also, the clubhouse can be rented out for parties and can hold a lot of people. The only downside to this complex is that there isn't a pool, but the nearby Hoyt Park has a community pool (and a beer garden too!) It's great living so close to Mayfair Mall, and the newer Mayfair Collection off of Burleigh street. We also are close to Elm Grove and Brookfield, which both have many great shopping spots and restaurants. Wauwatosa is booming right now - I can't wait to see what the future brings for this area.
Great place to live! Beautiful, spacious, new apartments. Very modern and currently expanding. Quiet part of the wauwatosa neighborhood. Friendly fellow tenants and landlord. Parking, gym, courtyard, and club house all available on site.
We are the one of the first residents since the end of construction in 08/2012, and we are still living here! We met the owner, mr. Toldt and his daughter on the first visit and were very pleased with them! When Karin began managing this place, we knew, everything here will be in good hands! Karin is very pleasant, friendly and professional office manager. She is responding to every my email and phone call for what ever reason it may be within 2-8 hours, if out of business hours. This reviews above are big lies! Since this is a new building, there is really nothing to be fixed yet, but Tom- Super, will be here almost immediately if anything goes wrong, even to change a light bulb. We are very satisfied with consumer service here! They are treat every tenant like there's own family member. The location- it's still a brand new growing community. Pretty soon it will be a nice village, just like pictured! Two new buildings are coming soon. The only thing I am disappointed about is some tenants who are unconsidered, disrespectful and ignorant: making mess in recycle area, pressing on the elevator button with a foot, having loud party till 3am. We all signed rules and regulation here, and just have to be courteous to our neighbors tenants and staff- Karin
We relocated here from another state and looked at over 10 apartment buildings prior to our move. By far, 1600 TOSA was the nicest and most appealing. We called in advance and made an appointment to tour the units. Karin was accommodating and professional, she made us feel extremely welcome. We are completely satisfied and happy with our choice, TOSA is close to everything, shopping, restaurants and our work. The Clubhouse is beautiful and they take great pride in decorating for every holiday and season. The Fitness Center is open 24/7, no need to join an outside gym. Indoor parking is terrific. We have not had any maintenance issues. Who could ask for anything more!
We visited this place a week or so ago and thought it was very nice. It is family owned and so seems to have a more personal feel. We also thought Karin in the front office was very responsive and kind.
If you can't have the common courtesy to respond to inquiries, please get a how to organize book from Amazon or some technology training. I always amazed at how behind the times people are in the rental industry. Keep your rental availability up-to-date and online. It's not hard to do with the technology today. It will save everyone time and money. Lack of customer service always costs a business money.
I stopped by to view the units twice and there was no one there during business hours. I also called and emailed to see the units and received and email 3 weeks later stating that they didn't have any units available.
The woman in the office, Karin, is so helpful and nice.
