Property Ratings at 1640 Victoria Park
It’s been great living here so far. The leasing team is attentive, especially Cavin. He really makes this community whole. Maintenance team is fast and professional. No complaints on my end. No matter where you live, everything won’t be perfect. If you want perfect, become a homeowner. What matters is how the property management listen to their residents and make applicable changes when needed. Which is exactly what happens here. Couldn’t be happier.
Property Manager at 1640 Victoria Park, Responded To This Review
Thank you for your kind review and for recognizing Cavin and our maintenance team's efforts. We're thrilled to hear you're happy living here and appreciate your understanding and support.
- Motorcycle got stolen in a gated garage that we pay for on top of rent. Cameras are either decoy or they do not provide enough quality for police to use as evidence nor was the device used to open the garage gate traceable because fobs and gate clickers are not registered to specific apartments, I had to pay $11,000 - Right when motorcycle got stolen sign was put up “not liable for damaged or stolen vehicles” but yet we pay for spots. That’s just asking for people to come steal. Funny enough after that sign was put up another motorcycle was stolen. - My BMW classic car taillight assembly was damaged by two men seen by a neighbor and scared off by that neighbor. I had to pay $400 - I am a nursing student and living here has used all the money I have saved for school. The comparison of picking up dogs poop and my bike being stolen was used by one of your employees… - Hallway AC has been out for weeks and not even a fan has been placed to try and relieviate the heat and humidity. - Front door of building one always something going on with it. - Security guard does not exist. I come home at 12-4am and he is sitting on a lawn chair in between buildings playing on his phone or sleeping. - Exterior Doors propped open at 4:30am - Homeless have been found across the property camping out, this includes the fire escape stairwells. One was even responsible for a 2am fire alarm. - I would never have my family live here or walk around alone. - In all, the property is a great location but the product does not match the price tag.

Thank you for leaving a review and sharing your experience with us. We apologize for any negative experiences you had while living at our apartment complex. We appreciate your feedback and will work towards addressing the issues mentioned.
It's extremely loud on Sunrise Blvd. Expect to hear loud cars throughout the night. The Apartment complex itself has been going down hill. Elevator inspections have expired, theres major construction that has no definite end. If you have a guest over and forget to register your guest for more than 30 minutes expect to have your car booted and or towed. There are better options in better areas with greater value.
Property Manager at 1640 Victoria Park, Responded To This Review
Thank you for taking the time to share your thoughts. We are very excited about the property renovation that is scheduled to be completed by this spring. Any vehicles that are parked on the first floor parking garage after office hours, must follow the signage posted above every parking spot that states a car must be registered or they will be booted.
Many improvements have been made to 1640 Victoria Park . The friendly staff, large units, and convenient amenities made it my choice for a new home.
We had a tour of this community and were so impressed that we applied on the spot! 16Forty has a lot to offer, and I love how close it is to the beach! The staff was very professional and knowledgeable. They took the time to listen to us and helped us find the perfect apartment based on our preferences. Can't wait to move in!
Elan16Forty has given us a positive experience from the moment we first visited to tour. Jason has made our process very easy and we didnt have to worry about a thing. Very clean as quiet property with great amenities and a. Ice neighborhood.. All staff have been very friendly and helpful.
16Forty is a premier apartment home community in Fort Lauderdale. The management office is steller and the maintenance team is professional and dedicated. One gets a true feeling of community at 16Forty.
The place is great. Close to everything and the beach is 5 minutes away. Friendly staff and an amazing maintenance crew! Make this your home my friends!!
Elan 16Forty is a great place to live. The apartment layouts, amenities and office team are all excellent!
This is a basic apartment facility. Intercom system does not work, have tol eave apartment to let in guests, many maintenance issues including electronic key access to apartment and garage encountered, and garbage disposal is a problem for boxes. Definitely do not feel that I get value for what is charged.
An excellent place. Professional staff. Make it your home.
Unparalleled on every level ! I strongly recommend this community !
I love living here, the amenities and location. Living here is like living on a resort and picture myself living here for as long as they will have me.
Elan16forty is a great place to live. Katie,Jason and Jennifer do a great job of managing the community. Alvin from maintenance is awesome.
Love the staff and maintenance team here! Everyone has made us feel so welcomed :)
I Love Elan community. Close to all stores plus the beach and Las Olas. Best place to live when your ready to enjoy your life to the fullest. Happy living ..Z
Elan 1640 has been amazing. The apartments are different from others around with different types of flooring plans and so spacious. I am so glad I made the choice to live here especially after hearing about my friends experiences in other local apartments
Before moving I did tons of apartment researching and tours. Overall Elan 16 forty provided the absolute best quality for whatI was offered and also provided convenience of location.
We lived at Elan for 2.5 years and at first, it seems like a dream. A mile from the beach, a resort-style pool, gated garage, pretty modern styled apartments - these are all things they sell you on (which they're good at) but don't be fooled by what you see. The community at this building is great - everyone is always cooking out at the pool, screaming loudly in the hallways, throwing up in the elevators, and trashing the clubhouse. It's perfect for people who want to re-live their college years and hear their neighbor's dogs bark and loud music 24/7. They'll sell you on the "security" provided which are really 20-year-olds who sit in their car on the phone the entire time. The gated garage was broken for months leading to several cars being broken into and there are always homeless people sleeping along the sides of buildings. Cars are always flying down the one way where you have to JUMP back to not get hit. The dog park was always so filthy I stopped letting my dog play in there because residents don't clean up their dog's poop (which is all over the property, including pee in the hallways and elevators). They'll tell you how they're a "green property" but don't recycle properly and do next to nothing else to earn that name (which was back in 2016 anyway). They provide a nice community locker for your online deliveries but don't always alert you when they're delivered so if you enjoy warm fresh kitchen boxes, you'll love that perk. Lastly, you'll enjoy being ripped off by Greystar on paying 3x your water bill and the AC will inevitably go out in the hallways every summer and they will say, "we need to order a custom part for it" as they do every year. This place is a joke for how much you pay for it and for the love of everything make sure your friends register their cars when they visit or they will get booted ASAP. Pros of Elan: The gym is the best gym you'll find in an apartment and Julian who runs it is a joy. The pool IS pretty and the sunsets/view of the city are incredible (still not worth the $$$$$)
Fantastic community to live in, great staff, spacious facilities, lots of amentities and service is 5 STARS!!
Fantastic
Great community in a great location! Love calling this place home.
Less than satisfactory with regards to service.
Great place to live! Friendly community.
Love living at The Elan!
Great location and great space
Great community, friendly staff and the amenities are wonderful!
Great community, super amenities, professional management and maintenance you can count on.
Esta dificil vivir en Elan.
Wonderful living here. Staff is always willing to help me feel at home.
The management company greystar manages this property and they do not fix any of the problems at the property. They boot and tow vehicles to make money. They gouge residents. An all around bad experience with this property.
We are very happy with the Elan Bldg. The landscaping is done to resort quality and the amenities are amazing. We feel safe and the other residents are very social.
Great place with great amenities, very helpful management and maintenance.
The cleanliness of the facility is very impressive. As I moved in and was taking out empty boxes to the recycling room, the boxes I had placed there earlier were already taken away. That is efficiency.
Very happy with our decision to move here, location, staff, living space and amenities are great...
Extremely poorly constructed building. Apartment sloped so severely that waster puddled in the showers and sinks. Constant water leaks from upstairs apartments (three major leaks led to ceiling being repaired in both bathrooms). A/C broke three times in one year and was so weak that it couldn't cool the master bedroom in a 1200 sq foot apartment. Most disturbingly, a toxic relationship exists between management staff and tenants. There is no concern for the safety or well being of tenants. They covered up the stabbing in front of the building back in October. Management consistently edit and sanitize the comments on their tenant portal system to keep tenants in the dark as to the dangers and issues of living in the community. The gates to the garage worked infrequently, allowing people to wander around the complex and walk into people's apartments (fortunately I was home when a homeless guy wandered in) and management wouldn't address the security issues. Had my vehicle vandalized six times in a year in the parking garage (stole my front license plate after three tries, car was vomited on twice, money was stolen) and the management team just said "they can't control what people do". Someone vomited in the stairwell on New Year's Eve and nobody cleaned it up until March. I relocated to Fort Lauderdale for work and the year we spent there was without a doubt the worst rental experience I have ever had over two decades or renting. Property managers are surly at best. Save your money, and your sanity. Don't waste your money by moving into a poorly constructed, horribly managed, unsafe building!

Scott, we regret that you had a negative experience with us, but are glad you brought it to our attention. If you are willing, please call us so we can further discuss your concerns Thank you for leaving your feedback, and we hope to hear from you soon. Elan 16Forty Luxury Apartments (954) 567-1640
Beautiful apartment building located a short walk to the beach and about a four to five minute ride to Las Olas/Riverwalk. Great amenities, gym is very on point with spinning and other classes offered daily. Great staff at the leasing office! Only downside is that sometimes I can hear my neighbors through the walls. Great restaurants are a walk/drive away.
I recently moved into Elan16Forty and found it to be the perfect place for me. My apartment is on the backside facing the pool I have a small but functional balcony with great views of downtown Fort Lauderdale. The complex has a parking structure which means my car is secure and covered. There is a gym onsite which has everything I need to get a good workout. The pool is huge with a large spa that features a waterfall. There is a large clubhouse that you can rent for parties or a small get together. There is 24 hour security so you never have to worry about your safety here. If you want the best than reside at Elan16Forty.
