Northside is one of the oldest and largest neighborhoods in Syracuse. This sprawling neighborhood has multiple parks and is best known for its incredible collection of international restaurants and grocers, especially in Little Italy Syracuse. Property Ratings at 1706 Park St
THE BUILDING The renovated building at 1706 Park Street has 12-units on three floors in a mixed area with responsible renters: either Medical Students who can't deal with lack of parking and downtown student-life, young couples who are graduate students, or young professionals who are social but quiet. The rent in my unit is a smidgen less than the other units because my roommate and I opted for the basement apartment with tall windows, raised heaters and New-York style exposed pipes. Our average rent in this building is priced about $100 above other rentals on neighboring streets and $200 below the downtown luxury market. If you're price-driven and young and alone, that will box you out of this space. If you have a roommate or are a responsible young couple, you'll see the investment in not being the cheap building that everyone brings their drama to. With security cameras, a property manager, and very kind neighbors --- leaving is always a postponed thought. THE UNITS The apartments are booming with charming renovations. They feature real hardwood floors, crown molding, beautifully painted medallions and either centerpiece lights or ceiling fans. The kitchens are big enough for two people not to bump into each other and have dozens of cabinets for storage. There is on-site laundry and storage unit space. The rooms have a fair size guest size and a well-sized master. All units have one standard three-piece bathroom and a linen half-closet. WHY FOUR STARS This building would win five stars from me if it had two-three items that are out of its control: bigger closets (closets are about 2 ft deep and wide as the door), dedicated parking (when the snow hits, space is a premium), and if it we're closer to downtown. Three things that the owner has no control over so I am not in complete dismay. I have extraordinary standards since residing here and most renters move onto a home afterward. THE COMMUNITY Washington Square Park is a residential area with a history of industrial retailers. It's a $5 cab ride away from the mall and Amtrak /Greyhound station (super score for college students). It's also one street away from the amazing Italian eateries in Little Italy. We have a great Neighborhood Association to structure activities for neighborhood kids. On a scale of 0 to 100, I'd give the area a 79.
