1717 Apartments is a newer building with good amenities, located in a safe and attractive neighborhood. You can walk a few blocks to the AMC Movie Theater, restaurants, stores, library and Whole Foods Market. Lake Michigan is about 9 blocks away. The Management and Maintenance Teams are the very best. 1717 Apartments is a good place to call home.
The building at 1717 Ridge is quiet and very clean. The staff is helpful to answer your questions and concerns. I love it here!
I have lived at 1717 Evanston since 2018. I love that this is a newer building that is well maintained. Underground attached parking is perfect. Good, safe location that is walkable to the AMC Theater, restaurants, the Library and more. We have the absolutely best Community Manager and Team, also Maintenance Manager and Engineer Tech possible. I highly recommend 1717 Evanston as a nice place to call home.

The 1717 Evanston Apartments is a good place to call home. It is a newer building, the common areas were redecorated in 2022 and the Fitness Center received all new equipment, while the Cafe and Lounge got all new furniture. The Community Management, Sales staff and Maintenance Team are the very best! Very responsive and nice. The location is perfect in a quiet neighborhood, steps away from the AMC Movie Theater, downtown Evanston restaurants, public library and Whole Foods Market. Close to Lake Michigan and parks.
Thy building is very clean, I really like the coffee bar it’s improved since I moved in. The manager Cole is making some great changes. We even have yoga now.

1717 Evanston is a newer 10-year old building with great amenities. The new owners purchased in 2021 and redecorated all common areas in 2022. The expanded fitness center has all new equipment. The staff that manages and maintains 1717 Evanston are what makes it a great place to live. Each one is very nice, professional and responsive. Thank you, Cole, Michael, Ryan, Vito & Hector. The location in North Evanston is quiet, safe and walkable to the AMC theater, Library, Whole Foods Market, downtown Evanston, restaurants, shops, Lake Michigan and Northwestern. Wow!!!

I think I will enjoy living at 1717 apartments but the move in process was made challenging due to multiple concerns I had that took weeks to be addressed despite multiple attempts to resolve the issues on my end. I have since had most of the issues resolved and hope there will be no further concerns. The amenities are nice and the location is excellent.

The office and maintenance staff are very helpful, and very repsonsive. Rarely do I have a problem with the apartment, but they always help to fix it.

The leasing office and management office are great. The property is at a convenient location and very well managed. The apartment is on a quiet street.
All the positive reviews often mention the space itself. The space itself is pretty nice. Some apartments face due west so you get gorgeous sunsets. There’s an area out back that’s pretty nice for dogs if you have them (this area is now overridden by rabbits and skunks, so less valuable these days). But competitor spaces are also great and often better in almost every way when compared to 1717. Do your research. It is typically the management companies that set these buildings apart, and the management performance at 1717 is substandard and embarrassingly unsatisfactory. Based on first hand knowledge of competitor buildings (I know people who work at competitor buildings in management) it's clear that in comparison, 1717 has much lower standards for service and maintenance. Maintenance requests have no clear time frame for expected completion (48 hour standard strictly enforced at competitors), emails go unanswered (extremely rare elsewhere), or often when they are answered, they are answered incompletely, incorrectly or incoherently (entirely unacceptable at other management companies). It is almost guaranteed you can get a better apartment, better service and overall have a better experience at every high rise building in Evanston in comparison to what you’ll get at 1717. I spent thousands of dollars to break my lease despite having a willing subletter just so I don’t have to deal with them anymore and out of my experience with 6 different management companies in the Chicagoland area including several notable ones in the city proper, the 1717 management team was the worse. To anyone thinking these complaints are common of management companies and you likely can’t do better - you too can learn to love yourself and live a better life at a different apartment building.

1717 Apartments is a good place to call home. This is a newer building with nice amenities, in a good and safe neighborhood, walking distance to the movie theater, restaurants, Barnes & Noble, Whole Foods and much more. The Property Management and Maintenance Staff provide excellent service.
1717 Ridge Apartments is a nice place to call home. Property Management and Maintenance staff are professional, responsive and very helpful. Great amenities, expecially the lounge, cafe and outdoor pool, sundeck and grills. Nice neighborhood that is safe and a few blocks from Century Theater, restaurants and Barnes & Noble. Close to public transportation.

What makes 1717 Apartments an excellent place to live is: professional and responsive property management and maintance staff, newer construction that is maintained in like new condition, lots of windows, light and sun, amenities you like and use and a wonderful walking neighborhood blocks from downtown Evanston movie theater, Barnes & Noble, restaurants and more.
1717 Apartments is a wonderful place to call home. I love the neighborhood; it is safe and walkable to Century Movie Theater, Barnes & Noble, restaurants and downtown Evanston. The Property Management and Maintenance staff are professional, friendly and responsive. There are good amenities; favorites are outdoor pool with generous deck seating and the media room with pool table.
Wonderful location & friendly staff
This could be a nice builing, but unfortunately Lincoln Property took over management and has ruined the building. The office staff turns over regularly and is non-responsive. As an example, after I paid the requested rent amount and they accepted it, a month later they decided to add hundreds of dollars extra for the previous month. When I told them I would not pay because there was no legal basis to increase rent AFTER the month was over, they didn't respond for four months and then responded by threatening eviction. On the plus side, the maintenance staff (which stuck around from previous management) is extremely friendly, hard working, and good at their jobs.

I lived in 1717 for 4 years. Was the second person to ever move into the building and originally loved the place. However after multiple full staff turn overs the building began to change. Multiple new rules for the amenity spaces limited any possible use until it was too much of a headache to bother. Dog poop was constantly found in the garage which was disgusting. And it took 6 months for the building to deal with the fact that my ceiling was leaking. 6 months of holes in my ceiling and water falling on me But the worst was the garbage. The garbage shoot was constantly backed up, which resulted in piles of garbage bags piled up outside the chute. It was disgusting, it was embarrassing to have guests over since they had to walk by piles of trash to get to my unit. And, of course, it smelled awful. I can't believe I stuck around as long as I did, every other person I knew in that building barely stayed a year and they had the right idea. The only nice thing I can say is the maintenance staff was delightful, tied up by the terrible rules the staff and company that owned the building enforced, but incredibly apologetic and friendly. This place is a slum disguised by nice fixtures.
