The tenant cares for the yard watering, grass, and utilities. 1-year starting lease preferred with possible extension into a month-to-month lease thereafter at an adjusted market rental rate. You'll need to have your own washer, the dryer no longer works and was removed. Applications are not processed until all information is received. Incomplete applications will be considered "backup" applications if a complete application is received. Each occupant 18 years or older must complete an application and pay the required fees. Note that Application fees are non-refundable. A Current government-issued photo ID - If not a US citizen, please provide a copy of a visa or work permits valid through the term of the lease. Past 4 pay stubs, offer letter for a new job, or other applicable proof of income Pet photo, if applicable Tenant Criteria Income Requirements: Sufficient employment history: Applicant must have a work history of one year. Employment and monthly income must be verifiable. Income-to-rent ratio: Gross monthly income (before taxes) must be three times the amount of monthly rent. Other income sources (child support, self-employment, employee subsidies, etc.): must be verifiable with bank statements or other suitable documentation. A guarantor with excellent credit may be required for any shortfalls in income or the ability to document the same. The guarantor will be required to complete the Guarantor Application and submit the application fee. Credit requirements: A minimum credit score of 600 will be considered for processing. Scores below 600 may be considered with the understanding that an additional security deposit may be required. Applicants must also be able to demonstrate financial responsibility. Excessive delinquencies, collections, outstanding debts, excessive late payments, foreclosures, bankruptcies, liens, repossessions, and other credit blemishes may be reasons for denial or may require a guarantor. Reliable rental history: Applicant must have at least ONE year of verifiable rental or mortgage history, showing they have successfully owned or rented another property and paid the mortgage or rent on time. Relatives are not accepted as references. The following factors will be considered in denying an application: Previous eviction Previous property damage Previous past due rent or other charges outstanding owed. History of insufficient funds checks, nonpayment of rent, or excessive late payments Criminal background: We will check these databases for all occupants 18 years of age and older. We do not rent to any person required to register as a sex offender. Criminal backgrounds involving violent crimes, prostitution, domestic violence, and/or involving the possession of weapons or illegal substances are all grounds for denial of an application. An exception may be made for type and or age of offense. Pet Policy: Pets may be considered with a deposit of $500. Please check with an agent to verify pet breed/weight is acceptable before applying. A photo of the pet will be required. Smoking Policy: This is a "no-smoking" property. No smoking by tenants or guests in or on the property. Occupancy Policy: Unless otherwise specified, fewer than 2 occupants per bedroom are allowed. Security Deposit must be paid in certified funds within 24 hours once notified of acceptance. The property will be continued to be marketed until the security deposit is received AND the lease is signed by ALL parties. Reasons for Denial The applicant may be denied approval for any of the following: Incomplete Application Falsification of Application Lack of agreement with terms of lease or unwillingness of applicant to lease property "as-is" Failure to meet any of the criteria listed above We do business in accordance with the federal, state, and city fair housing laws and do not discriminate against any person because of race, color national origin, religion, familial status, mental or physical disability, status as a student, marital status, orientation or age. It is our practice to verify all information contained in each application by the use of credit reports, rental reports, employment verifications, criminal history reports, public records, and/or other means that may be available. Best possible, not first, applicant, shall be selected. By applying, you acknowledge that you have read and fully understand the above tenant selection criteria. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected.
