Property Ratings at 18 E. Elm
I had an incident where I came home on a Sunday, when no security is on duty, and a half naked drunk/high fat woman was on the elevator and not leaving. I spent over 40 minutes waiting for an ambulance and trying to talk to her to see what was wrong until she eventually got out of the elevator, gave me very uncomfortable comments and looks, and went up the stairwell to who knows where. Ambulance arrived a little bit later but we don’t know where she went. Someone also broke into the buildings main doors, broke into the bike room, and managed to steal my $5,000 bike at 5AM. The camera that is supposed to watch the bike room isn’t even operational according to management. I was able to track my bike down because I had AirTags in it but not in time unfortunately. It was completely destroyed and I had no insurance on it. I see why there’s a note saying management isn’t responsible for loss or stolen property because clearly this is something that has happened before. So if you care about security I wouldn’t recommend this building. The main “overnight” (5pm-12am or so) guard is a nice guy, but an incredibly heavy sleeper it’s almost funny. Personally I regret living here. Felt some type of reassurance seeing a camera watching the bike room on my initial walk through so to be told it wasn’t even connected to the new system really annoyed me. Get a sound proof blanket for your door as well, especially if it’s a studio. You won’t hear anything from anyone else in your apartment but you can hear almost everything in the halls.
I lived here for about six months in 2021. Can’t beat the location of this building. The prices are also very reasonable for rather sizeable units. Don’t be fooled by the cleanliness of the recently updated lobby, however. This place runs rampant with cockroaches and the hallways wreak of cigarette smoke.
Don’t move here if you plan on working from home and need wifi during covid.
I love my apartment. It is a typical city apartment, i.e. small. But the space is workable, the neighbors are great, and the building property management company is super helpful and timely. The only way I'm moving from this apartment is if I find a condo to buy!!
Great location for the price. The fixtures could be nicer as many of the other BJB buildings in the area have been updated with stainless/granite. However, the new property manager has been responsive and made needed changes to the leasing office and landscaping. Maintenance is quick to fix any issues. All in all solid apartment in great area for a great price.
Location - 5 stars. Near food, transit, and lots of entertainment. If you're a light sleeper this is not the area for you. Bldg has decent gym and rent incls everything but electricity. Neighbors are quiet but if you face the entry walkway and your windows are open, you will be subjected to loud conversations at all hours. If elevators bother you, avoid apartment 15 on any floor. 14 is next to freight elevator but that isn't used constantly.
