Sandwiched between the Brooklyn Bridge and the Manhattan Bridge, this tiny waterfront neighborhood began as an industrial area in the 19th century. Local lore says that when artists moved into the neglected Victorian factories in the late '70s, they dubbed the area Down Under Manhattan Bridge Overpass, or DUMBO, as counter-branding to thwart potential developers. Today, the renovated factories have transformed into apartments and lofts, many retaining original timber beams and red brick walls. In addition to the historic digs and cobblestone streets, residents list short commutes to Manhattan as a major draw, with 10-minute subway rides to the Lower East Side and 20-minute rides to Midtown.
Encircled by parks and bike paths, DUMBO offers grassy lawns and sweeping views of the East River. The area remains home to many art galleries, as well as St. Ann's Warehouse, a performing arts venue.

Property Ratings at 181 Front Street
The staff within the building is great, but the building is not being maintained. Although it is considered high-end and luxury, it is not maintained to those standards.
I have been living in this building for a couple months now and have to say, the building is far too expensive for the quality of the apartments and the accompanying services. Firstly, the apartment is priced like a prime apartment on Water St. or Washington St. With such a high price, you would expect the amenities and services to be top-notch or even above average - but sadly, this is not the case. Similar to other landlords in NYC, they are only concerned about their bottom line. The apartments are built cheaply, and it shows. The plastic cabinets melt and drip on the stove when you are cooking. We have issues with broken doors and the management has still yet to fix our issue. On top of this, we were blatantly lied to when moving in. They claimed the rooftop would be done in September, it is now February and there is no rooftop. Furthermore, they said they would help us move the washer and dryer units that are inconveniently placed in the middle of the room. Once we signed the lease, this was all of a sudden "an impossibility". Residents are also treated like college students. The college dorm feel has rules set all over the building that you are unaware of when signing the lease: you are only allowed on your floor, no welcome mats outside your door, curfew of 8pm on the rooftop (whenever is opens) and no drinking while on the rooftop either. Maybe this is due to management trying to rent out the apartments as quickly as possible so they leased to an exuberant number of rent subsidized residents. This has led to the cops coming to the building on multiple occasions for "disturbances" (this has happened 3 times on our floor). Lastly, they are quite unhelpful when you have issues with heat/AC. In the dead of winter, the heat and hot water went out for a week (breaking NYC landlord laws). Instead of offering rent-free, they sent us a quick apology and a gift card. All in all, there are better places to live in Dumbo (or anywhere in NYC for that matter) for the price you will pay here
