Property Ratings at 1818 Church
Good value. Good location. Fees annoy me bc they are too high. $75 for parking per car and the parking is way too tight. $35 for trash. $35ish for common area utilities which i have never heard of before. New management doesnt have things running smooth yet. The maintenance person is good. Gym is small and some machines don't work well.

Unfortunate experience living at 1818. Management seems to regularly be out of office and unreachable during their posted available times. This is especially frustrating considering how often things throughout the property are broken. Exit gate to the parking garage was broken about 1/3 of the time I lived there. Dryer stopped working properly, and after over 3 weeks of submitting maintence requests, couldn't even get an estimate of time of fix. Had to resort to drying my clothes on a clothes line. When I got there the freezer was frozen over, causing the fridge to not work properly, lot of spoiled food. Once gain submitted maintence request and no help. Had to turn the fridge off and sacrifice more groceries to let the freezer melt out. MOST FRUSTRATING, the week before I finally moved out, they took access from my keyfab (not sure whether it was accidental or intentional), meaning I had to wait for people to let me in AND out of the parking garage, because the automatic exit gate was broken. Imagine how frustrating it is having to get somewhere in a hurry and being forced to wait to follow a car OUT of the gate. Aggregated, that took hours away from my life and caused many awkward requests for kinder people to let me in and out of my own home while trying to move out. Made MULTIPLE calls to management to try to get it fixed, but to no avail. The issue ended up never getting solved and I just had to deal with it throughout my entire move out process. Also if you try to stay fit, test out the machines in the gym before you lease. They'll show them off to you but half of them are broken. Overall, this place seems fine enough, but once you get there and live in it, at least for me, it turns into a pretty rough experience. I would allow some grace if the overall attitude of the management and the coroporation that owns the apartment weren't so shady. Get ready to get a quote, and then get many hundreds of dollars added to your rent in strange fees that they won't mention till they hand you the final lease to sign. They'll squeeze all the money they can out of you, but you definitely not give you what you're paying for. They'll entice you with a low inital deposit, but don't be tempted, once they have you its over for you.
If I could award 1818 church apartments and their team ten stars I would! The facilities and the maintenance team are top quality. They are responsive to request and constantly improving the property. I truly value the leasing team as they help navigate the changes in this crazy market and also organize AMAZING community events. It is also refreshing to see the regional team take such an interest in the complex, we see our regional manager on property often. I've lived at 1818 Church for two years now and hope to be here for many more!
We had numerous theft attempts on the first floor, tried to upgrade our apartment upstairs but the complex was mandating an extension of our lease. Our electric bill was always $130+ and water 75+. The water was never hot. Horrible place to live

The apartments themselves are super nice and spacious. I lived in a studio and still had plenty of room for all of my stuff. Most of the apartments have a balcony which is nice to hang out on. The location is very convenient and you are able to walk to bars, restaurants, etc. Management is helpful when any issues arise. Although I moved out, I am realizing how much I miss it and will probably move back!
I’m highly disappointed in my experience. Management favors Airbnb business over that of current residents. They increase rent on current residents while offering new residents far lower rates with specials. They lure you in with specials then increase your rent so you can’t afford to stick around after one year. By the end of your first lease you will not feel like a valued resident that has spent $20,000 to $30,000 in a year with them.
This is by far the worst place I have ever lived. It is absolutely infested with Airbnbs to the point where it completely interferes with and ruins the lives of actual residents. It is SO loud all day on the weekends and at night during the week because people are at the pool blasting music and yelling (intoxicated, more often than not). It sounds like they are in my apartment because the walls are so thin and poorly insulated. I have seen cars in the garage with their windows smashed in, people urinating in the parking garage, vomit in the elevator, and empty containers with their contents spilled all over the carpeted floors. Management will send out reminders threatening residents with legal action/eviction for violating lease rules but as far as I can tell does nothing to address the fact that a majority of the problems experienced here are caused by temporary tenants staying here in an Airbnb. I feel like I live in a party hotel and can not wait until the day my lease ends and I can leave.

I have really enjoyed living at 1818! The apartment itself is beautiful along with the views from the building. It's walkable to the midtown area where there are many restaurants and bars. The staff has been really helpful over my lease term and with renewing my lease. I highly recommend living here!
The manager of the complex is extremely rude when bringing anything to her. The security is close to nothing, already had our car broke into and the manager stated that she could not/would not look at the cameras unless we could narrow down the time frame. Another car was broken into the same night. They constantly leave the gate for the garage open at night. I regret renewing my lease.

I have been very disappointed. The review below is correct- there are not hardwoods or even laminate here. They over-promised to get the lease signed, and then they changed things. The website used to say free wi-fi in all public lounges- nope, only 2 out of 4. Two lobby TVs are just decor. The gym TVs are just for show. The whole building has one slow elevator. There are now 13 short term rentals in the bldg which exceed the cap put by the city council. For this much money, go elsewhere. Period.
Be careful of this place. Management is very condiscending towards perspective residents. Had more then one occasion dealing with Sheena that resulted in us not moving forward with signing our lease after being approved. She shouldn't be dealing with the general public on any level. For the price of these units, you deserve so much more then cheap vinyl flooring and cabinets that don't line up.
