Property Ratings at 1900 Arch
Shared ventilation systems means that if your neighbor smokes cigarettes (permitted in the lease) then your apartment, especially the bathroom will smell. Front desk workers on rotation and packages are frequently mishandled. Constant smell of dog pee in courtyard. Often dog poop and pee in common areas and on the roof deck. Heat was out for 11 days in January. AC out in September for 4 days. Fire alarms becoming more frequent and recently the alerts continued through 11:30 PM after it was 'resolved' Upon calling the night hotline they informed me they weren't aware of any alarms.
Management is terrible and it's not in the business of Tenant experience once they move in. Not interested in keeping happy tenants but turnover to fill the vacancy. Run like a corporation and feel like a prisoner from inside.
The management of this property ruins any upside these apartments have. Pros: - the location - they typically offer 1 month free on a 12 month lease (which you can find many other places) Cons: - everything else - mail and packages consistently get delivered to the wrong tenants - the elevators are constantly broken - the fire alarms go off AT LEAST 1x a month for no reason - the bathrooms have terrible ventilation systems which lead to mold Do not let the 1-month free special convince you to live here - it is not worth it. The property's management company (PMC) has the most negative reviews of any property manager in the city, and for good reason.
Lived here for more than 3 years. Awesome location. Trader Joe's and WholeFoods are walkable. Few blocks from many parks and great restaurants. People at the leasing office and front desk are all very friendly.
I’ve lived at 1900 Arch for less than a year, in that time, ive heard EVERYTHING my neighbor does, ive has packages lost, dealt with vomit in the lobby after a Saturday night, inconsiderate gym goers and bad management. We were drawn to moving to this apartment with the specials they were offering, and I wish I had just read the reviews. There is way better for the price in Philly. I can’t wait to move out!
This is a SMOKING building, vents are connected so smoke flows into your bedroom and bathroom. Elevators are slow. Unorganized package system. Security/"doorman" lets anybody in. Management does not care about residents or complaints- don't do anything to resolve issues. Built badly and cheaply- doors are uneven. Young residents. Parking employees are slow.
Lived there for one year. The apartments are good. The location is great. The gym is cool. The roof deck is ok. Too many dogs for my like (majority of people has one) - so every week there is pee in the common areas - sometimes for days - and at the building entrance (awful smell in the summer). The cleaning is very bad. The elevators are constantly down. The fire alarm is off very often. The concierges ignore you (except one lady). The unit maintenance is poor. The management is THE WORST (so bad that I cannot give more than one star to 1900). Nothing works in this building. Complaints or suggestions for improvements are completely ignored. Managment doesn't take responsibility for anything; among several episodes, a package of mine of $600 disappeared they did not take any responsibility for that (they know and told me that they shipped it back to the seller because the package was there for too long (but still within the limit day they wrote me); package could not be tracked because UPS/Fedex have no register from the pick up. Unbelievable!
I live in the newer phase II and it is fantastic! The noise level is low, even with Comcast construction a block away. I don't hear much of anything to be honest - not even buses. Management has finally gotten a handle on how to do their job well and communicate consistently. The overall building and gym are great. There aren't a lot of units available, so if you like what you see, you should act fast! I don't work for PMC Property Group, btw. Just figured I'd add a good review because a few of the negative ones were from many months ago, and the building has gotten much better and really is a great place to live. Close to restaurants in center city, Logan Square and Rittenhouse, but tucked away enough that there's not a lot of heavy traffic or city noise. Big windows let in lots of light and we even have our own elevator and mail room for the phase II section! I highly recommend this place because it's a great building, has a lot of amenities, lots of parking and close to everything!
1900 Arch is a mess. While open for over a year now - construction is never ending and the building shows no concern for the tenants through the work. One elevator is constantly down (today someone got stuck in another), there is absolutely no security (always random people all through the building), and no a/c in common lobby and hallways. Many times I have had to evacuate for fire alarms early morning - and of course always on a Saturday. Frustration can set in! Location is great - is centrally located in center city, and apartment layouts work well with washer/dryer. But for the rent you are paying you can find the same and more - in more secure buildings in center city. Do your homework and shop around!
Location. Luxury. Lifestyle. It's their motto here at 1900 Arch but is far from what is delivered. These apartments were thrown together so fast and they think by putting some big windows and a few nice, wouldn't even go as far as to say high end, fixtures they can call it a luxury apartment. It's been almost a year & I still have doors that were never painted that just have the factory coat of primer, towel racks that just fall off the wall, chips in the wood from where the contractors installed appliances, the paint on the walls just wipes off when you try to clean it, door frames aren't event attached to the walls, all the nail holes on the trim are visible and in one area of the apartment, they didn't even cut an angle in the baseboard when it joined at the corner so they fit. I made this entire list to management when I moved in....never addressed it. The walls in between the units are not sound proofed AT ALL. You can hear EVERYTHING going on in the unit next to yours and the bedrooms share a wall. I could actually hear the clicking of a video game controller. A few months after I moved in a leak from the ceiling began to come down the wall in my bathroom. It took a week for it to be acknowledged & they didn't come until a week later when I finally sent them the pictures of mold growing. They cut a giant hole in the ceiling stopped the leak & didn't finish closing the hole, re-dry walling, plastering and painting it for several more weeks. 40 days total to fix & it only finally got done because I withheld rent until they finished it. As for the community - it's a giant frat house. Many residents (or their guests) pulled the fire alarm & rigged it so they couldn't shut off at 3am on a weekday, leave their trash & bottles all over the building when they party, have been so loud & obnoxious that the nice rooftop terrace you see in the photos now has to close at 9pm everyday (before most 8 year olds go to bed) because neighboring buildings were complaining. You can no longer bring your dog up to the roof either because residents were letting their dogs go to the bathroom & not cleaning up. I could keep going & wish I was able to post the pictures of all of this. Do yourself a favor, Google PMC Property Group & look up reviews of all their buildings, you'll save yourself some grief and money. And don't be fooled by the initial aesthetics - it goes downhill quickly, I mean from right when when you walk in, the lobby doesn't even have air condition.
I was one of the first tenants who moved into this new apartment building. I let go of the little things that weren't ready when I first moved in because parts of it were still getting built since it was brand new. I absolutely loved the location, my unit, and the view. However, things took a U-turn very quickly. The management is HORRIBLE. It's almost like they don't care at all about the building facilities or the residents. It has only been one year since the building came up but it looks like it has already been used for five years. The gym is almost never cleaned - there is dust on every single equipment as well as the floor. Even worse, the HVAC system in the gym doesn't work so it's basically a sauna. This has been brought to management's attention by several residents and no one received an answer. The unit maintenance requests are answered after weeks, if they are answered at all. There are NO cameras in the building at all and the couple that were installed recently are not monitored. The concierge is rarely at his/her desk. I have actually seen one of the concierge employees on duty working out at the gym at 11 PM with a "Concierge will be back shortly" sign on his desk. And since the door is always unlocked, anyone can pretty much walk in and out of the building as they please whether they are residents or not. Additionally, the front courtyard is usually occupied by homeless people at night and the management has chosen to blind side this problem. If you go to the management with any complaints or suggestions for improvements, they completely ignore it. PMCProperty Group has really dropped the ball on this one. Living here is NOT worth your money at all. This is my sixth apartment in Philadelphia, and even the management at my college apartment was better than this!
The people who run and manage this apartment are really good people. I had a tragic event happen to me earlier this year. In the middle of this tragedy, the manager of the building took care of my dogs as we went to the emergency room. Beyond that, he made it a point to follow up with me and offered any assistance that he could. The people at the front desk are also fantastic. They have a great attitude and are always happy to greet everyone who passes the front desk. In many cases, they will open the front door for you or hit the elevator button to go up. The facilities at 1900 Arch are also phenomenal. The gym is always clean and organized and the front lobby is spotless. The cleaning staff is always on top of keeping the public spaces clean and mopped. That counts for a lot for me because it shows they have a great attention to detail. Overall, this is a great place and I would highly recommend it to anyone looking for a place.
