The unit is available as a fully furnished unit or unfurnished. Access This apartment is a fully separate unit with its own private entrance, offering you complete privacy and security. Location Take a short stroll to Chambers Bay to enjoy breathtaking views of the Narrows Bridge, Puget Sound, and the Olympic Mountains. This apartment is conveniently located for quick access to everything Tacoma and Gig Harbor have to offer outdoor activities, dining, shopping, and entertainment.Application Process Each person over the age of 18 who will be living in the apartment must submit a separate application and processing fee. Incomplete applications will not be processed, and false information will result in immediate disqualification. The processing of applications typically takes 1-3 days and includes direct contact with employers, current and previous landlords, personal references, law enforcement agencies, and credit reporting agencies. A consumer report will be used to process all applications. Reusable tenant screening report is not accepted. If an applicant is denied or faces any adverse action based on the consumer report, they have the right to request a copy of the report and dispute any inaccuracies. Deposit to Hold After approval, if the tenant will not be moving in within 24 hours, a non-refundable Deposit to Hold equal to one month's rent is required within 24 hours to hold the property until a mutually agreed-upon move-in date. The maximum time the property will be held is 14 days. Once the lease is signed, the Deposit to Hold will be applied as the security deposit. If the applicant does not provide the Deposit to Hold within 24 hours, the home will be offered to the next qualified applicant. Move-in Requirements Upon approval, move-in funds (security deposit, first month's rent, and any other fees) must be paid before occupancy. Tenant-paid utilities: electricity, water, sewer, trash services. A lease agreement must be signed by all parties. Qualification Standards Monthly income must be at least three times the rent. All income must be verifiable. Applicants must have positive references from all previous landlords for the past 5 years. No evictions or unpaid judgments from previous landlords. Credit score must be a minimum of 600. A background check will be conducted for all applicants over 18. Applicants must be non smokers. Occupancy is limited to 2 people per bedroom. Compensating Factors If an applicant fails to meet any of the above criteria, compensating factors, such as an additional security deposit or a co-signer, may be considered. In the case of multiple applicants, the most qualified applicant will be selected based on the criteria above.
