Property Ratings at 20 Exchange
I would give 0 stars if I could. Rose Associates has taken over management but I use that term loosely as they could not care less about the residents. 1. There was no communication of contacts or phone numbers for the new management. They make it very difficult to contact them. 2. Management has no answers to any questions about safety or the timeline for when the elevators will be fixed. The only thing they know for sure is that they are not giving concessions for buildings conditions that are getting increasingly dangerous and uninhabitable. Please avoid this building at all costs if you care about your safety. The only good thing is the doormen who are working around the clock to keep tenants happy.
What I thought used to be a great place to live has turned into a massive nightmare. Like many apartment management companies in NYC - FSR truly does not care about its tenants. Elevators in both the mid and high-rise banks have not been working since November of 2021. There are outages every. single. day. for MANY hours at a time, leaving residents residing on floors 16-54 to walk up and down the stairs to and from their apartments daily. For those who are pregnant, injured, or elderly, and for those with with baggage, pets, health issues, disabilities, etc. - this is NOT FEASIBLE. When emergency personnel need to access a high floor to respond to a tenant in distress - they will not be able to. Management has been extremely unhelpful - stringing residents along with vague emails and avoiding compensation to tenants at all costs. They hosted an in-building meeting for tenants to discuss the situation in which they came wildly unprepared, with no legal counsel, and were extremely combative of residents' concerns. For almost six months they've claimed they've been "working on a solution" - when in reality - they still do not have a concrete idea of what is causing these outages. Might be from Con Edison, might be from something else.... With no end in sight and with management violating every tenant's lease (as elevator service is a REQUIREMENT within each lease) - NEVER MOVE HERE, unless you want to feel like a prisoner in your own home, find other places to sleep when you can't access your apartment, or camp out in the lobby for hours on end. The way that management is treating its' residents is truly inhumane. Disgusting.
The elevators have been going down on and off for the last 5 months but all of them have been going down during peak hours every day during the last 3 weeks. This means that you have to walk up potentially 55 flights of stairs to get to your apartment
FIVE. STARS. I've just signed my lease to live at 20 X. I've lived in NYC the last 7 years and I've never been treated as wonderfully as I have by the leasing team at 20X. The entire process was a breeze. Every question I had (there were many) answered swiftly and positively. Many other buildings treated my questions as more of a nuisance than anything and at 20X they cared enough to answer every question, little or big, that I had. It took me 3 different attempts to find the right apartment for myself and they were so patient the entire process. Tours of other buildings were quick and felt more transactional, here the experience was a luxurious one. I can't wait to call 20X home. Thank you to the entire team but a sincere thank you to Fiza, Robert and Sienna and of course Yuliya for introducing me.
Leasing office breaks into my apartment multiple times after I declined their new offer for next 12 months. If you want to have unknown people walking around in your bedroom while you are still asleep in the last month of your lease, this apartment is a great choice. I asked, "Do you just break in like this?" The leasing office lady answered, "Oh yes we sent a PTE." But no calls no emails to notify me and my roommate anything, and I highly doubt the PTE existence because I can't find her PTE on BuildingLink. This is illegal to me. Bad lighting in the corridor, looks dark and gloomy all the time. Bad floor finish, the floor pops up in moist weather. Gloomy interior lighting and no lights is installed in your bedroom. Bad lighting in the gym, not bright at all. There is no chance to have enough sunlight if living 15th floor or lower. Cat fur in every washing machine. Mean as f concierge. Water used to be BROWN all day long. Windows are just difficult to open. I won't recommend and want you all to stay away this apartment. One star is too generous according to this crappy building with rude service(Yes they are called First Service).
Lived in my unit for over two years. Great hospitality from Management, friendly doormen, great prices for Manhattan, super pet friendly.
This is a safe neighborhood with all needs conveniently located i.e. gym, grocery store, subways, restaurants. The staff are friendly and professional. Maintenance comes within 24 hours. Building is clean and pest-free. Noise is limited. Units are affordable. There is on-site dry cleaning and package delivery. You can schedule all your needs via an app such as furniture delivery, maintenance requests and even a marketplace. I plan to live here during my entire time in New York because I love this building.
