(the overall score is not correct) I recently had a very disappointing experience with this apartment. I want to share my experience to warn potential tenants about the issues I encountered. Firstly, the management is extremely unresponsive and lacks proper communication. According to my lease agreement, they were supposed to notify me in writing at least 5 days before the advance notice deadline if there were any rent increases or lease changes. However, they failed to provide this crucial notice. As a result, I missed the 60-day move-out notification deadline. Due to this oversight, I was charged a hefty $1000 month-to-month fee on top of my regular rent for the following two months after the end of lease (totally over $5500). When I tried to explain the situation and requested a waiver or reduction of the charges, the management was uncooperative and showed no willingness to address their mistake. Throughout my stay, I faced several other issues, including slow maintenance response times and poor upkeep of common areas. There are lots of big roaches inside and outside of the room and lots of big mouses in the parking garage. Despite being a responsible tenant who always paid rent on time and followed the lease terms, I felt completely disregarded and taken advantage of by the management. I strongly advise anyone considering moving into this apartment to think twice. The lack of communication, hidden fees, and unresponsive management make it an extremely stressful and unpleasant place to live. There are plenty of other apartments in the area with better management and transparent policies. Save yourself the headache and look elsewhere.

We are not obligated to remind residents of the lease terms they have already signed and agreed upon. I have lived at 20 Lambourne for 3 months. It was a huge mistake. The fire alarms seem to be constantly going off; 5 times already with no known danger. My bikes were stolen by the folks who work here or by their subcontractors. I signed 18 documents to get in. Beware. Extending the lease to month to month requires a large increase in rent. Don’t be a penny short on your monthly rent or you will get a 5% penalty on the full monthly amount, not 5% of the $0.01 balance. If you work from home, you better like pets as many dogs bark all day while their owners are at work. The building is not secure as the garage is nearly always open near the loading dock. Deferred maintenance everywhere from the lamp at the front entrance to the exit signs in the hallway. Run, don’t walk, as fast as can from 20 Lambourne.

My review has more to do with the application process. We applied and paid a $300 holding deposit for an apartment. We decided less than 24 hrs after applying - did not sign a lease - that $200 per month for parking was ridiculous. Because our application was approved, we were informed our holding deposit was non-refundable. Future renters - be very aware of hidden fees.
I’ve tried three different times to tour this complex. Each time I schedule the tour over the phone with the leasing office, they confirm The tour. I drive out to the complex and have to street park each time because they only have two “future resident” spots that are always occupied. You can’t get into the building without calling the leasing office that won’t pick up. So I try texting the number I set up the tour with and they don’t respond for ten minutes. I finally get into the building and I’m told there are no units to view. Even though I confirmed with someone there would be a unit to tour. And this is all somehow my fault because “you should have received an email and read it” I’ve tried three times to tour and each time I’m told no units to view, but you can check out their fitness center, oh boy! Are the rooms that bad you don’t want us to see it? On the website you barely get any photos of the room either and there are no virtual tours of the units either. Poor management, and terrible customer service.
Hated every second here. Constant problems. They lied to me on move in day saying "you can move in at 3"- couldn't work because my U-Haul was due at 3. Come to find out my apt didn't even have carpet installed. My car was towed because their spot numbers were so faded I couldn't tell what was what. I have lived in a studio apart for over a year now and I have a roach problem. I see one- if not 2- a day and most recently centipedes as well :) The starwells and trash chutes have mice and roaches. They lost my move in papers for my original apt and tried deducting over $200 from my security deposit for damages that were noted. My roommate had to threaten attorney fees for them to get their story right. It is super convenient to uptown but not worth it at all whatsoever.
Unless you enjoy spending 20 days of the summer with 0 A/C and delayed responses from the maintenance team. They come in, "clean out" the A/C, then leave. 20 minutes later and it stops working again. Clearly there are severe problems with the A/C and nothing is being done about it. Or unless you enjoy spending $135 for parking a month and no reimbursement when the garage is being worked on for a month and a half and parking is a "free for all" so your spot is taken 24/7. My 7 year old cousin could take his skillset from playing SimTower and manage this place better than the people that work here.
Absolutely do not move here. We lived here for a little over a year. The college kids that live here during the school year are rude and disrespectful. They would always run up and down the hallways late at night and make messes in the elevator. The maintenance staff is useless. Our living room window would flood when it rained and they never came to fix it after many calls. We contacted the leasing office and they told us to “put some towels down” because they were fixing all the windows this year. It’s way overpriced for the amount of space you get. There are plenty of better places in Towson where you get more space with better prices. The parking garage is way to narrow and people speed up and down it and I even saw a few accidents while I was there. There are roaches that I saw frequently both in my apartment and in the hallways. The fire alarms were a nightmare going off far too frequently and late at night and early mornings. Needless to say don’t waste your time here.
I’ve had nothing but problems here. Many maintenance issues including three water leaks yet I’m responsible for the carpets condition at move out! Bug issues. Many half done repairs which require multiple re-dos and worst of it is when you reach out to UDR with questions or concerns they then stop responding to all emails and phone calls. Avoid UDR as a whole!!

Security is terrible. Despite two murders and multiple attempted break ins the stairway access doors on Dunvale are open and the loading dock doors are open all day. Complaining resulted in no changes. Maintenance in the building is slow. Leaks in the hallways were left with garbage cans to catch leaks for months. Broken doors to the stairwell were broken for months. What a depressing sight to come home to. Frozen and broken pipes are a constant issue. They expect tenants to keep all faucets running with all doors, including cupboard doors, open. There are children and pets that you do not want to have in the cupboards. The tenant also pays for water and utilities. Mice and bugs are in the halls, the trash areas and get into the apartments. The courtyard has large, black roachlike bugs that cover the ground. The trash area is overloaded on the weekend. You have to keep your trash in your apartment until Tuesday or leave it on the floor with the mice. Scary. The building smells. The hallways have a terrible odor and the flowery stuff the spray in the stairwells will choke you. In all the time I was there the filters on the forced air heat and air conditioners were not changed. I had respiratory problems the entire time I lived there. The garage doors and the elevators are constantly broken. UDR management company finds any way they can to create bogus charges. The apartment rental cost looks good but you will pay. I would never rent here or at any UDR managed building ever again. Security, infestation including bugs and mice were the biggest concerns. Do not rent here. There are other options all around.

We were all saddened by the crime committed in our community and cooperated with police during their investigation which led to an arrest. Unfortunately, we cannot control when or where a crime may occur. I’m sorry maintenance was slow and we appreciate your feedback as it helps us learn where we need to make improvements. It’s common practice in freezing temperatures to open cabinet doors and leave faucets on a slow drip to prevent leaks or pipes form busting in homes. Our community receives regular preventative pest control treatments; residents may submit a service ticket if you would like their home treated. Items that get a lot of use, such as the garage door or elevators, are going to go down from time to time. We do our best to address those situations as quickly as possible, but sometimes we are at the mercy of a contractor to make these repairs. We have multiple trash rooms and compactors for our residents to use and these areas are also treated regularly by our pest control contractors. We change filters in the apartments during our preventative maintenance inspections and as requested by the residents at no charge. This is the place many parents stick their kids for their first years of independent living and that college experience. You get quiet periods(few), while they try to study between binge drinking, puking in the elevator, passing out in the hallways, crashing their cars into the garage doors and pillars in the garage, people pissing off their balconies. The equipment in the building is old and fails often, if it doesn't fail, it doesn't perform well and/or is generally far from energy efficient. Expect to pay at least 30% more on utilities.
I give Lambourne zero stars. The rent is cheaper than other nearby units for a reason. The photos are very misleading. This complex has the worst management and is far from upscale. In fact, there was double homicide here this week. The news reports indicate that two individuals with a criminal history were murdered inside a 5th floor apartment. No one can seem to verify if both of them lived there - you would think the property manager would know who they leased the apartment to. The complex management company claims to have installed cameras in every hallway, which is false. If this was a secured building with surveillance we wouldn’t be wondering who committed these murders - it would be caught on tape.

Place is absolutely terrible. Wouldn't renew my lease if it was $500 a month. Garage doors are broken more often then not as well as the elevator. Supposed to be an upscale apartment. What a joke that is. Not to mention the gym was closed for 2 months of my lease. Surely am not getting my money's worth
Love it here. I feel very secure and the maintenance team is quick to help when you have an issue. Rent is kind of high, but you are within walking distance to everything (mall, bars, restaurants, gyms, etc.), which is great.
Overpriced! We have had several issues living here the past two years. The fire alarm goes off constantly! Serious safety hazard because no one even evacuates anymore because the alarms are so commonplace. Our roof began leaking after a rain storm! The one positive is that we are within walking distance of downtown Towson, if not for that fact we would be living somewhere else. Think hard before signing a lease here.

I am a young professional in my mid twenties, and I have lived at 20 Lambourne for a little over 2 years. I will break this into things I like about the apartment and things that could be improved: Things I like: Convenient location- I can walk to Fresh Market, local businesses, Towson mall, the movies, and restaurants. Also, it is right by 695 and 83 so I feel that I can get to where I need to go quickly. The actual space- My apartment is quiet. It is at the end of the hall, and the space is great. I have a one bedroom with loft. I love the high ceilings and the extra loft space is wonderful for when I have company. The gym- It is pretty basic yet convenient for working out Cleanliness- I was concerned when I was deciding to move in because I read the reviews stating there were rodents, but I have never had one in my apartment. Other amenities- It has a nice common room. I used this for a business meeting once. Also has a fairly decent grilling area that I used once. Things hat could be improved: Trash Rooms- People are constantly leaving bags of trash around the corners of the parking lot NOT IN THE TRASH ROOMS! Management has not been able to get a handle on the issue. Pool- The pool is nice, but each guest pass is $10/ day. Very steep. This has prevented me from using it when I want company to come with me. Business Center- I have never seen the printer work Parking- There have been mix ups with parking spaces being given away to other residents. This just becomes annoying. Also there are only 10 guest spaces for the whole building, so getting a place for guests to park can be pretty competitive. Overall, I have enjoyed living at 20 Lambourne with only the few complaints that I mentioned.
