Just across the Willamette River to the east of Downtown Portland, Hosford-Abernethy is a charming urban locale that is one of the city’s most popular neighborhoods. This historic neighborhood encompasses several microneighborhoods including Ladd’s Addition, one of Portland’s – and the nation’s – oldest residential areas. Hosford-Abernethy’s microneighborhoods contribute to the area’s strong sense of community. The neighborhood association is active and locals look forward to the street festivals and parades that are held each year.
Hosford-Abernethy is known for its beautiful early 20th-century architectural styles but there are modern apartments available for rent as well. I've lived here for 3 years and I can't wait to move out. At first with the old owners/management it was a good place to live with minor cons. It was super annoying that they forced you to pay for $18/ month trash services to just leave in the hallway. You can't opt out and half the days they forget to pick up trash. But ever since the owners/WonderDog Management took over, it has been awful. Emails, calls, and texts are never answered. We went through 5 front desk managers in 1 year, and each one was extremely incompetent. Maintenance Requests don't get addressed unless you find someone and talk to them in person on the rare occasion they are in person. There was a miscommunication with my window AC unit that they allowed 2 summers ago, but then last summer that said it violated the lease. The car garage breaks once a month. Last year there were also awful problems with vandalism. This place is just not worth the money.
When I first moved in I really like this place. Big windows, large ceilings, everything is pretty new. Great location. However, recently everyone is leaving because the property management company is so bad. We are currently on our 4th property manager in less than 18 months. The property claimed to be building a gym when I moved in almost 2 years ago. The gym is built, but we have no access to it for at least 5 months. There has been some major crime issues in the building, gun shots and vandalism, and our packages get stolen often. Trying to contact the management company leads no where, they literally don't respond at all to any communications. It's really too bad.
I signed a lease remotely, without seeing the apartment in person. Here are the things I wish I had known then: - The apartments are reached via a pretty gross carpeted interior hallway, with poor signage and lots of storage and apartment doors. Even after the carpets were cleaned major stains remained... a shabby introduction to the building. - Valet trash is sold as a benefit, but what it amounts to is a series of garbage cans out in the common hallways, every weekday night. You have to dodge cans in the hall on your way in and out, and smell everyone's garbage. - Units have no AC. I found this to be extremely uncomfortable in the summer months. I bought one large standing window AC unit for the main areas but the bedrooms were basically unlivable in June, July and August. Cheap construction! - The LEED status is real, but the building seems to have lost interest in sustainability measures: styrofoam cups in the lobby, seasonal scents pumped into common areas, toxic carpet cleaners, etc. Everyone seems to use window AC units. - The north side is loud, bounding Hawthorne St. - Cheap Cadet heaters in each room are tough to adjust and limit furniture placement. Oh, and that crappy product recently had a huge safety recall. - Some apartments have no overhead lights in bedrooms and living areas. Little fans instead. Cheap! - The standard refrigerator, freezer and ovens are tiny, apartment-size, so be prepared for that. - The finishes just felt really cheap to me. I liked the marmoleum in the bathrooms, but the faux wood vinyl flooring throughout the unit was less nice, and the granite countertops felt downright old school. All of the counters (bathrooms and kitchens) have granite tile, so there are grout seams that are hard to clean. The walls and ceiling have orange peel texture. The whole place feels really dated, even for a building built in 2009, and sort of shabby. - In the bathrooms the fan/light combo is on a motion sensor, so it goes on even when you don't need it, and regardless of whether you want it on. I tried to get that feature turned off and was told it wasn't possible. I found it really disruptive in the middle of the night, and wish there was at least an override switch. - There are huge gaps under the front unit doors leading to the hallways, so you can hear the conversations of everyone passing by. - Security has been a major issue. I had four different Amazon parcels stolen... and these were delivered inside the keyed lobby.

We’re so sorry to see you’ve been frustrated with 20 on Hawthorne. We never want that to happen, and we strive to provide a great place to live. We don’t have any record of a resident by this name, and we’d be grateful for the opportunity to meet with you to go over your concerns. We’re concerned to see that you’ve had this experience with our hallways and valet trash, and we always encourage residents to bring issues like this to our attention so we can work to resolve them. We do clean carpets twice a year, and complete spot treatments by request, or when an issue is brought to our attention. We also post notices to those who leave their trashcans out too long. Unfortunately, our community does not have air conditioned units, and we do not allow window A/Cs, however stand-up air conditioners are allowed. While we encourage residents to bring their own coffee cup or water bottle to our lobby, but we do offer insulated cups for prospective residents and guests who would not know to do so. We’re sorry to see that you’re unsatisfied with the fixtures in your home. We have not had any of our cadet heaters under recall, but each room does have its own heater for individual room temperature control. The community apartments were modeled after apartments in Europe, so the styles, appliances, and fixtures are different then what you would find in other communities. The fans do not have lights, but light switches correspond to outlets so that residents can use their own style of lamps. All of our appliances are energy efficient, higher-end European, which are traditionally smaller. We paint each of the homes when someone moves out, and have upgraded the paint colors to a light grey and white. There is an automatic fan and light in the bathrooms, and we do now have a switch we can install that can turn this off, or we can remove the light from the home if requested. We have not received any reports of cars stolen from our parking garage. We do strongly encourage residents make sure their cars are locked, all valuables are removed from their vehicles, and to lock up their bikes. We do have codes set for parcel carriers, but we also encourage residents to give delivery instructions to carriers, in particular Amazon, as they use many different drivers. Again, we would be happy to take this opportunity to meet, and go over your concerns in more detail. We do try and provide as much information as we can when prospective residents are leasing a home sight unseen, along with photos, and even short videos upon request. Applied online and received rent quote of $1355 for apt #308 to move in on 10/12/2015. Was approved, sent email to office regarding no pets, lease term, etc. Was told I would need to pay a half months rent of $677.50 as a deposit. I agreed. Next, I received my welcome letter and now rent was $1629. I emailed the office back to inquire on the discrepancy. (please note: no one answers at 20 on Hawthorne, you have to call Tupelo Alley apts to get a live person.) The girl who answered told me that the online system was wrong and that the rent was $1629. I explained what the other person had told me and she said, "as I said sir, the online system is wrong." Very rude and will not be living there. Have contacted VP to get application fee back. TOTAL BAIT AND SWITCH.
