Sometimes, moving from one Manhattan neighborhood to another can seem like relocating to a new city. That was the case for Elegran agent Mick DiStasio’s clients, who went from a family apartment on the Upper West Side to a pied-a-terre at 200 Chambers St. in Tribeca. Built in 2005, the 27-story, glass-and-steel tower was designed by prolific New York City architect Costas Kondylis, who was also behind buildings like the Trump World Tower. DiStasio’s clients, whose adult children had moved out, wanted to experience the energy of downtown, according to the agent. “They wanted a little bit more life, rather than all the strollers on the Upper West,” says DiStasio, who acted as their buyers’ agent. The building’s location, on the edge of the Financial District and blocks from the Hudson River, was also a selling point. “It’s an insanely convenient building,” DiStasio notes. “It’s right between a couple of subways, Whole Foods is on the block, and you’re super close to the West Side Highway and the park there. You have all the conveniences of Tribeca, but you can get down to FiDi so easily.” The couple was also ready for a little bit of luxury after living in a building with few amenities. And 200 Chambers delivered, with door attendants to greet residents and help with groceries, an expansive fitness center and outdoor spaces overlooking downtown. The building is a bit away from what people consider “quintessential Tribeca,” which may give some buyers qualms, DiStasio notes. On the other hand, “you get this ultra-luxury product in an amazing, attractive neighborhood, but you’re not buying it for $2,500 to $3,000 a square foot.” Instead, it’s more like $1,900 to $2,250 per square foot.

Zoned in the shape of a trapezoid, Tribeca means “Triangle Below Canal Street,” and is known for its industrial warehouses that have been renovated as sophisticated lofts (and happen to be popular with many celebrities).
