Distinguished by its red brick and curved corner curtain wall facade, Carnegie Park is an emblematic Upper East Side residence designed by David Brody & Associates and outfitted by equally famed New York architect Robert A.M. Stern. Completed in 1986, the sizeable block wide building was converted from a rental complex into a 325-unit condo in 2014. With that, came its already well-entrenched and comprehensive program of amenity spaces, something seasoned Douglas Elliman agent Steven Cohen notes wasn’t as common in condo buildings at the time and certainly not in this part of town — the more subdued Carnegie Hill section of the Upper East Side — but much more so in rental buildings. Development company Related understood that the demand for this type of luxury could also be an incentive for potential homeowners well before it became the norm in new developments. “It’s not a new building but still one I consider to be modern,” Cohen says. “It has a crazy amount of above grade [not relegated to the basement] common areas which was unheard of when the building was converted ten years ago.” That said, 40-year-old units have also undergone major updates in the past few years. They benefit from oversized in-swing casement windows flooding well-thought-out layouts with ample amounts of natural light. “The half-acre residents-only park is what really differentiates this property,” Cohen notes. Incorporating an up-to-date play structure, well-manicured lawns and mature plantings — a context-responsive garden imagined by award-winning landscape architect Thomas Balsley — this private green space is accessed from the lobby, one external entrance and, perhaps most impressively, the ground-level three-lane, 50-foot-long indoor pool. An intermediary patio is furnished with plenty of well-maintained parasol-topped dining tables, deck chairs and built-in grills. There’s additional seating and lounging on the views-rich 32nd floor roof deck. A white-glove porter, concierge and 24/7 door attendant helmed lobby leads to a top-line fitness center, yoga room, children’s playroom and park-facing entertainment lounge, replete with a fully equipped kitchen for catered parties. With all of this situated on the ground floor, there’s enough room for a large basement-level laundry room and an even larger garage reserved for residents, who pay competitively priced monthly rates for their dedicated parking spots. An emphatically Robert A.M. Stern palette of slightly art deco yet classical finishes, including walnut-stained wood and stone-inlaid floors, carry through from the stylish lobby to most residences imbued with marble clad kitchens and bathrooms. However, given the building’s age, some studio to four-bedroom units reflect a varying degree of renovations, many carried out based on the specific tastes of previous owners and the changing interior trends of the past four decades. Many have, however, been revamped with of-the-moment kitchen cabinetry and appliances. Irregardless of this discrepancy, the building’s “solid bones” allow for favorable layouts with tons of closets. Main spaces like bedrooms and living rooms are programmed to either face the internal park or street and on higher levels, city views that extend as far as Central Park to the west and the Queens waterfront to the east. Most residences have in-unit washer/dryers but as mentioned before, homeowners can also utilize the sizeable basement-level facility. One unit Cohen sold in summer 2024, #414, sits within the complex’s glass wall curved facade corner. Even if on a lower level, the residence is suffused in natural light coming through oversized in-swing casement windows lining the rounded wall, which is positioned on not just a north, but also partial east and west, exposure. The 1,400 square feet two-bedroom residence sold for just under $1.5 million. A more standard one-bedroom but with slightly more space, unit #719, has ten-foot ceilings and was on the market for $1 million in mid-2024. While studios sell for $800,000, three-bedrooms can top out at $2.4 million. Four bedrooms — including four penthouses with over 3,000 square feet of space — range from $3.5 million to $5.5 million, depending on size and position in the complex. Cohen notes that even if residences are situated along 3rd Avenue, they remain quiet thanks to new double paned windows but also the fact that this part of the city is simply not as bustling as others. At the very top of the larger Upper East Side section of Manhattan, the Carnegie Hill neighborhood is a slightly more secluded pocket and yet still awash in quality eateries like Cohen’s recommended Korali Estiatorio, a hip yet quaint haunt serving contemporary takes on Greek classics. The upper part of Museum Mile is only a few blocks away with hidden gem Cooper Hewitt National Design Museum and the iconic Guggenheim Museum mounting a slew of thought-provoking exhibitions throughout the year. Staple New York bagel shops and pharmacies, stocking every essential, abound in the complex’s vicinity. Also nearby are several neighborhood watering holes like Barking Dog and large grocery stores such as cost-conscious Key Food and premium Westside Market. Central Park and running track encircled Jacqueline Kennedy Onassis Reservoir are four blocks west. Residents who commute to, say, Midtown or Flatiron can take the Q train at the recently completed 96 Street station two streets north.
