Property Ratings at 2020 Lawrence
Very expensive and rundown building that smells like urine & beer with constant crime. Elevators & call box regularly broken. Dangerous area. Property management terrible, unresponsive and rude to residents
Overall, this building has suffered by being in a part of town affected by many of the problems facing downtown Denver. However, these issues have been exacerbated by inadequate management. Below are some issues I believe every future resident should be aware of: 1. There is no hot water in the building before about 7 a.m. This is a huge problem if you shower before work. As other reviews of the building mention, on-site maintenance cannot do anything about the problem. 2. There have been various projects over the past year and a half that greatly inconvenience residents. I understand wanting to continue to maintain the building, which I appreciate, but some of the projects create undue and unnecessary inconvenience for the residents. One major upcoming project that I think all potential residents should be aware of is that from 9/13/21 to 7/8/22 they are upgrading the HVAC condensers on the roof, which will leave residents without heating/cooling for up to 20 days. The dates of the project even span some colder months (such as October and November) in which it is absolutely unacceptable to leave residents without heat. 3. The above mentioned project is probably the worst project to date. However, there have been other incidents where management has been insufficient. 4. Another example is requiring residents to move their cars from the garage for garage cleaning during All Star weekend. Again, I don’t mind the cleaning, but why did it have to happen during All Star weekend in which parking downtown was impossible to find? 5. Another example: The key fob system went down for about a week, and the garage doors were left open all the time, since none of the garage remotes would work. In an area like downtown Denver, this is unacceptable, and during that time, we experienced a homeless man doing drugs and sleeping in the stairwell, since he was able to enter due to the open doors. Again, I understand the difficultly of managing an aging building in downtown Denver; however, many of these issues for residents could have been mitigated with better building management. In a building where you are paying high rent, high car parking fees, etc. I would expect better management.
They have stopped caring for the tenants. New management doesn't seem to care at all. Sometimes they take days or weeks to respond to simple requests or even answer an email. It's really sad to see.
Berkshire management took over 2020 Lawrence and they are horrible and so are the people who work in property management for them especially the woman there on the weekends who has a nasty attitude and is so unhelpful if you even dare ask her a question or have a problem. We pay a lot of money to live here and there nice when your looking to sign up but after you move in they could care less about you or the maintance of your apartment or the building. The hot tub they show you on the tour and say is being fixed is actually not up to code and they wont make it up to code so no hot tub, no pool, the front door to get in the building has been broken it wont open with your door opener and there's no other way to get in you have to wait for someone to come out then everyone runs in so dangerous at night, with no security anyone runs into the building. Homeless people hang out in front of building on the sides and block the sidewalk and easily get into our building at night cause the door is always broken. So sad that you pay so much to live at 2020 and the management cares so little about you and if you ask a question to property managers that work there they are so nasty and unhelpful they need to find a new job cause customer service isn't it. I cant wait to move out.

r Thank you for providing feedback about the recent management change. Our team strives to create a comfortable living environment and we apologize if the recent change of management has not been satisfactory. Please contact the management office so we can address your specific concerns.
I have lived in 2020 for awhile now and at first was attracted their location and the decent looking building. But... anyway there is a club open until 4 am across the street that pounds music until 4-430 Thursday-Sunday. We have tried fans our own music but it's so loud it shakes our bed frame. Good luck sleeping through it, endless boom boom boom through the walls until it stops for sure at 445. After noice complaint after noice complaint (even from my neighbors) nothing changes. 2020 sent an email saying the problem would be solved and nothing. (Think it only pissed the club owners off cause it's been worse since the email) Also the homeless people are on another level outside and inside the building. Buy mace or a gun to carry with you for sure! I would spend your money on another apartment. I am trying to get out of our lease early. Whatever you do don't fall for what you see during the day time at this place.

We’re sorry to hear that you’re dissatisfied. We would like to turn that one star rating to a five star rating. Please contact our leasing office so we can discuss what we can do to improve your experience living here.
We've lived at 2020 for 7 months. Overall, it's been a great 7 months. For the most part, the staff has settled in. The Property Manager spot seems to be a challenge to keep filled but the leasing team and maintenance staff are exceptional. The units are well built with a great use of space. We have neighbors, I'm sure of it, though you'd never know it. I never, and I mean NEVER, hear them. We do not hang out on the rooftop much, but it's very pretty and kept up nicely. There's a hot tub that gets some use. It's more of a residential tub, so not a whole lot of space. The roof gets very crowded when there are fireworks at Coors Field or surrounding areas. Fortunately, we have a great view of the field (and the mountains), so we don't generally join the crowd. There's a little dog run on the roof, too. Looks nice, but we don't have a dog, so I have no real review. The gym is nice enough, albeit small. The equipment is fine for the casual exerciser. The lobby is a nice place to hang out and watch tv, read or socialize. There are two cable tvs, game systems, comfortable furniture, a great coffee machine, etc. Monthly, either in the lobby or on the rooftop, the staff puts together meet and greets for the neighbors to get together; happy hours, cooking classes, and game nights to name a few. There are many great restaurants within a few minutes walking. The greatest news is that in October, we will be getting a food market right down stairs AND an ice cream shop! This neighborhood is improving every day. I'm excited to see what's next. Of course there are issues; it is an apartment after all. Overall, it's been a good experience and I think we will likely renew when the time comes.
From the first meeting with the office staff and first look at the new construction of this apartment building, I continue to be increasingly impressed. From the leasing staff, the building itself, the location and amenities, no other apartment I viewed before signing a lease here compared. You definitely get the biggest bang for your buck. The leasing staff are the first people you see as you walk into the door, after being amazed by the interior design of the lobby. They are always smiling and stand to greet you, even if they are busy with others. They are willing to help with whatever you may need, and are open to suggestions and feedback, which have all been positive. The location is fantastic. Being between the corners of 20th and 21st on Lawrence, you are one block from Larimer and great bars and restaurants, and Larimer square is just a few blocks away. Everything you want and need is walkable - a big plus. I rented a one bedroom ("Diamond"), and for being just under 600 square it is well designed and feels a lot larger than the square footage actual is. The counter tops are granite, great appliances, beautiful wood cabinets, beautiful back splash in the kitchen, concrete ceilings and other touches that truly make the apartment one of a kind in the Denver area. I would without a doubt recommend these apartments to anyone that is looking to move into the area, or even atleast do yourself a favor and take a walk by, come into the lobby, and be floored.
Property Manager at 2020 Lawrence, Responded To This Review
This apartment building is very nice, but the staff and maintenance is terrible. I put in a maintenance request and after 4 times of calling me and saying they were going to do it, they sent me a "completed request" even though the request was still not complete. Emails to the leasing agents go unanswered for days. Wifi was not installed for weeks after I moved in and never seems to be working now that it is installed. There are no printers as were promised. The fitness room is lacking at best. The only thing that the staff seems to be good at is policing the residents and gossiping to select residents about other residents. The walls are paper thin and I can hear everything in the apartment above me. I was so excited to move in but I have been sorely disappointed.
